Hi Clement08, Have you found an ID yet? Have you sourced for the furnishings and lightings etc needed for your new house? The construction(carpark entrance) near the coffeeshop, i saw afew days ago they were breaking it.... i realised that they are doing alot of such re-work... Waste of time and effort. Don't they have good architects/engineers present to monitor the work being assigned?

Hi Clement08, Wow looks like you know quite abit on Fengshui! Yesterday i saw the link from the 2nd floor of the MRT station near the lift.... almost ready.. will hack the wall soon. They are also building 2 shelters from the current bus stop to the shopping centre.. That's really good news for most of us... For us fm the MRT station can cut through fm 2nd floor to the shopping centre and then find the lift home (when it is raining).

Hi Clement08, I also take bus n MRT but as a pedestrian must still be careful but i don't see much chance of me using the path from the current way to reach our blk from the MRT once i shift there. I recce the progress building juz once a wk, sometimes after work. I think the water feature will be at the structure being made now against the pillar of yr blk (the one facing the Bengawan Solo). I can still remember how the old Clementi water feature was.... took up too much space and juz before it got demolished, there were too many Indonesians and Filipinos around that area. Are you into fengshui?

Hi Clement08, I went to take a look last evening at the 4th storey flat... they have made a room in the living room!! so their living room is smaller. Too bad they didn't raise the rooftop higher. The lights are for guideing vehicles (i believe) but that entrance is only for commercial cars. Hmm looks like it will be quite confusing like that time when the bus interchange shifted... the cars that want to go to our blks, went to the bus interchange! This time from the MRT station, the taxi stop will be pushed somewhere at the beginning of Cityvibe and you can see the road paving the way for commercial cars to go into the basement just after that and then the bus stop is just beside that... hmm really looks like there will be traffic congestion.... and then the buses will turn left after traffic light to go into the interchange while the commercial cars can drive through the basement and come out the other side near the coffeeshop. I hope my analysis is correct (it is based on the 3D scale up model of the development) did you take pictures of those? It was displayed during the Estate renewal exhibition and when we went to select our flats at HDB. Don't know if security system will be installed to stop cars frm entering after certain hours. You know each time i go to reccee the place i always find something new - like either a bridge link or certain entrance, shelter etc..

Hi Clement08, Budget $40K - seems very modest.... The 4th storey flat roof completed? Hmm i wonder if they can make storage space there.... seems like to good place to store stuff. I'm guessing that lights will be installed at the intersection of the tiles near the coffee shop. The carpark entrance at the main road for commercial folks also seem like lights will be installed along the wall.

Hi, I didn't know that HDB offered a 40yr old flat under the SERS scheme. Usually new flats are built for them and some remaining flats built earlier elsewhere are also offered sometimes. Anyway if selling this flat and buying another - should not have any issue with profit as long as MOP has been met (for this case it is 10 yrs already) - so no issues and profit should go to the surviving owner. Need only payback HDB the 30K discount if buying a brand new flat Can i know where is the flat located? (just curious)

Hi Clement08, The 3rm flat layout beside my future flat is not nice. The 3rm flat at the other corner is like condo design with the rooms at one corner. Do you have a rough idea of how much you want to spend on reno alone? I hope my budget of $30K is enough when my time comes with prices increasing.... hv to get afew furniture n electronic stuff as well... wish i could strike TOTO or 4D...hahah BTW they have laid some wonderful tiles at the coffee shop near the POSB ATM. I guess they will hv some lights as well coz i saw some gaps in the middle of certain tiles with some wires and the tiles are interlaced. Looks really good.

Hi Clement08, Do you know anybody who has selected 3rm? Any idea what will be built when blk 445 and town council blk gets demolised? I still can't figure out why these 2 blks must go.. the space isn't that big.

Hi Clement08, Need to find a good contractor who is skilled and can take instructions or suggestion cheaper alternatives when necessary. Perhaps i can see your reno and evaluate the work. Looks like quite alot of the folks in our blk and others have chosen 441A. I think once you guys shift over to the new blk... our blk will be deserted and quiet.

Hi Clement08, I can't reply to your post here using the previous quote or reply to your PM. It says strings doesn't match or something like that. Anyway i've had the same idea to relocate the bedroom and living room for the past few yrs also for the futre flat. Hope the walls can be hacked. Do you know if IKEA kitchen cabinets are good? I've not seen any forumer who has commented or used that. I juz wana know if the quality and installation is good/practical/long lasting.

Hi Clement08, If NTUC is coming to our mall - yahoo!.. that will be good news. Haha .. yes letter boxes should be on the ground floor, if not poor postman... I have received yr floorplan.. thanks... the living rm is really big and overall a good even layout.

Hi Clement08, Exactly where to find such a super good location, the next planned development similar to Clementi will be in Yishun as announced last yr or before....but it is not confirmed yet as HDB is concentrating in BTOs... that's why so far never hear of SERS anywhere yet after Commonwealth in Yr 2008 (i think). Did you hear who will be the anchor tenant for the new mall? NTUC or Sheng Siong....When they announced SERS for our place, it was mentioned that the mall will be the size of Westmall in Bt Batok... but i think ours look smaller in size. BTW do you have any idea where they will put the letter boxes? Yr blk seems pretty straight forward but for my blk it is bit complicated with the shopping below. Well if you happen to talk to those china workers pls ask them if not it's ok.

I go to work earlier than you so not possible to recce the place. BTW you know that 4 storey flat you go to view, there's one house on 4th flr renovating the whole house. I ceiling of the flat has been removed and it exposes the super high triangle roof..... i wonder if storage space can be made. i have not found any existing neighbours who will be my new neighbour in future. Most of the young couples here do not have a friendly outlook. Only those elderly folks are friendly. Hi Hdbfan, Too bad u have to go to work early. I recce the place and report to u lah. I din know 4th flr flat got ceiling removed, tonite go back if early go and see look see look. Usually, I go to the 3th floor only. Clementi got young couples meh? My place can only mid-age or elderly folks around. Hi Clement08, Well some young couples are perhaps in their early 30s with infants staying in our blk. Your know one of the flat in blk 441A, i think 36th flr (4rm facing the NTUC side) - got lights.. think must be contractors using the flat for something. I told one of my colleague and now the quite a few of my colleagues all know about my new house and are envious. they also hv told their friends about it and think i will be very rich in future when i sell. I'm really wondering how all those buses will be berthed in the small space at the new bus interchange. Are you gona buy alot of new furniture? btw can you PM yr floorplan to me, i hv a hobby to collect all kinds of hdb floorplans

Hi Clement08, Yes, my side will get keys in 2nd Qtr, 2011.... heard fm one neighbour auntie who will get keys in Oct 2010 that she doesn't want to move in early. I told her to ask for postponement. Oh the fence has been opened! Hmm must go and check out.... let me know if you want to as well. Do you mind if i come and see your flat when you get the keys? I'm just wondering how they will do crowd control if it is opened, the public will also walk around and in terms of safety how?

Hi Clement08, I do not have any ID yet.. am waiting to see the work on my colleague's kitchen cabinet. He bought a resale flat and has a filipino ID who gave this carpenter's contact. I may just use a contractor but it is still too early for me to decide. Just saw that at the other end of the new bus interchange (where the coffee shop, bridal shop is)... they have removed the boarding... and can see quite clearly the inside... and the front part of the interchange they are making the sloping road for retail parking. I hope the link at the 2nd floor to the MRT station will be fully covered so that rainwater won't come in.

Oh so HDB really do their sums before releasing the key to owners. Guess most owners should have enough compensation amount to cover the price of the future flat if paid up in full. Are you sourcing around of IDs already?

Huh really, you received letter but didnt say when the keys will be given? That's strange... then perhaps you can call HDB to find out the meaning of that letter or check MyHDB page.... last i checked they've updated photo of progress of building as at 30 May 2010.... not bad HDB is getting pro-active. I try to go up the 4 storey building at least once a week but you... looks like you are more enthusiastic than me!! Last month, when Singtel was having a roadshow, i signed up for the latest broadband promotion and the girl who served me mentioned that her dad is working in our development as a Safety Officer.. she asked if it is a condo!!!! i told her i wish her dad could take me inside to take a peek!! hhahah well as they say.. goods things must wait out to enjoy.

Afew months back i heard keys for point blk may be gotten soon but was just wondering not possible becoz the place is still hoarded up and so how can people walk through safely and whether the lifts are working etc... Each time i pass by the place, i'm tempted to sneak in to go recce and peek!!! Yeah if OpenNet could be installed before the keys are given it would make homes look nicer. I don't quite like the color of wall claddings. Wish it was all the same color or make it colourful to match the colourful glass panel walls in the semi circular part of the building. Even the Queenstown enbloc folks have gotten their keys earlier than us although our blks were announced for enbloc earlier by at least 9 mths before them and we started construction in Oct 2006. Queenstown seem to have more blocks also. Ghim Moh's enbloc flats are also rising high super fast and wall tiles, window frames are up as well. Pity those in the 4 storey blk behind our new blks.. their flats are so near and noisy and dusty now..... if you go up their 4th storey and see the back of our new building, the distance is very very near.. duno wat will the space be used for.. At least folks at blks opposite Jurong Point aren't this near! In today's paper, MM Lee Kuan Yew went to see the enbloc flats at Whampoa... so lucky... not sure if any big shots will come see our development when ready as it is suppose to be an ICON! hahah

Hi Clement08, I've been out of action fm here for awhile and the progress of the shopping still seem slow...newspaper article once mentioned that the shopping centre has to be handed over to the purchaser by Aug 2010. I realise there are some new additions like from the front of the mrt station - there is some form of shelter which is not from the scale up model, a staircase leading to the 2nd floor of the (i presume) the Town Council and the 8th floor roof garden it actually on the 7th floor only. Do you know any other 'inside' news abt the development?

Hello all maisonette owners, I remember a few posts ago in this forum, one forumer mentioned abt a maisonette which has bedrooms downstairs instead of upstairs in Queenstown. Well i was curious and fascinated by it. So i went to recce and found out that it is actually in Blk 147, Mei Ling Street. It's the blk directly behind the blk facing the main rd & mrt! At first i could not locate it, then slowly i caught sight of some windows and there seem to be no corridor to walk towards it, so i began to scroll up n down and realised that the entrance is actually via the flat only. Tht whole blk is only 4 storeys high and kind of U shape. The 2nd flr's bedroom are facing the car park with a gap in between the blk and carpark. I didnt get to see the interior of the flats (of course). Was just wondering if it is actually better than the usual ones whereby the bedrooms are upstairs. Some thoughts crossed my mind - I mean would it be easier for old folks to go down to sleep?, disturb sleep if someone jumps in the hall above etc? What do u ppl think? -
Hi Clement08, Ya sliding windows. since yday there's a flat - guess 10th floor they hv fixed windows already. think it is the mock up flat (MF) where they will put flooring, doors. can see it when walking towards the road fm blk 437. the basement 1 - can see some progress also. The old mcdonalds bldg also done up very fast. saw the rendering at another website. looks nice

Hi Clement08, Do u have any idea what they wil be doing to the land where our current blks are once it is demolished? Especially the blk 445 & town council - dont see why these 2 blks must be enbloc. The land there is not very big but hope they will not build other high rise flats in future. I wonder how those people staying in the condo will walk to the MRT in future when we vacate the flats and it's time for demolision how they will have to detour to reach the MRT. Btw our future flat's windows will be casement and not sliding rite? I wonder why the point blk they're building now is at certain side 24 and other side only 22 storeys... seem to take more than 2 wks for 1 floor of juz 4 flats!
