Hi Always Happy, During our time the exhibition showed the flat's internal layout to be like upon entry you see hall and the rooms will be all in one side but unfortunately that layout design was only for the point blk. the slab blk's internal layout is not like that. HDB always will put a disclaimer that the layout/design may change without prior notice.
  3. Hi Dirkenberg, The lifts will be on the ground floor but for those who drive and park or shop can go to 6th floor and transfer to your flat. I'm not very sure but i guess it will be written off.. the compensation amount is just to put a 'value' to your current flat which actually has no value since it will be demolished. HDB will never pay you any balance for such example. My case is similar like my future flat is cheaper and the current flat's price is higher but i haven't fully paid up yet. Ultimately it depends on how much you have paid via CPF for this current flat which will be transferred to your future flat. I hope i'm correct lah.... in the meantime just focus on how you intend to 'shape' your future flat.
  4. Hi Dirkenberg, I think by the time we get our flats would be probably after June 2011. This is the slowest ever construction for enbloc i think. The fastest was Strathmore Ave. Shopping centre will most likely be around June 2011 as well i think. I was wondering where the letterbox for Blk 441B will be. Do you know where? Imagine this in future: - it was raining and you took MRT back home and from the link at 2nd floor you come into the shopping centre but i think there is no lift directly from the shopping centre to your flat. Take the lift from commercial and come to 6th floor and look for residential lift to reach yr flat. I'm guessing this based on my observation fm carpark. I am also paying my loan for this flat. Based on the compensation amt given and your outstanding loan - assuming your compensation is $230K and yr purchase price for this current flat is $200K andyou are still servicing your balance loan amount of $10K - the compensation will be used to discharge your loan amt of $10K. Whatever you have paid so far will be used to pay for the new SERS flat. Since it is not fully paid HDB will not give you advance of $10K to do reno. It is only for those whose flat is fully paid.
  5. Hi Dirkenberg, Last sat someone threw their sofa and one of it was placed on the staircase blocking the entry/exit!!! Well actually blk 436 has been badly littered the past few years either by residents shifting or foreigners shifting in/out. Only blk 438 has been quite'clean'". Initially i thought we only have 3 mths to shift after getting the keys to the new flat but i last week's ST article mentioned that we have 4 mths!! That should give us enough time to source/renovate/shift (hopefully). BTW do you think the other floors of the Mall will be ready by March 2011?
  6. Hi Always Happy, Well i noticed that since the last Enbloc at Commonwealth the flat prices are very expensive or as good as prices of resale flats at mature area. Hopefully the compensation is high also. Can't wait to see the 3D mock up model of the new flats. Those in my area who have chosen the flats facing the MRT track towards Jurong East will have their views blocked by the future flats!!! I thought the government would not be doing any Enbloc since it is very costly and involves alot of work for them and not to mention inconvenience for 'mature' residents who will retire or intend to retire soon.
  7. Hi Always Happy, Glad that finally your wish has come true. Hmm from the map in HDB's website where the replacement site map shows my current blks... looks like not all the area i.e. blk 436, 437, 438 and the temp bus interchange will be used to build the new flats. Your replacement site is very good unlike the Clementi Avenue 1.

  10. I can't think of any other site to be enbloced at Clementi. Initially i thought the Clementi ave 4 would be an EC site but DBSS came out. So i'm not sure if our blks will be a future site for EC or private condo. I would be nice to have EC here. I also just can't figure out what will be built/done to blk 445 and the town council when it is demolished.
  11. Hi Clement08. Ausbee, JDS, Looks like from this forum i'm the only one who havent got the keys. Well that's because my flat is still under construction!!! Well i prefer not to get the keys too early as i wana move in only when most of them hv moved in (otherwise too noisy, dusty etc).... The Clementi Mall is quite a decent size i guess - if you were to compare West Mall's basement, think ours is bigger. At least i think the NTUC has a bigger walkway than the one at Central. 1st day i was there and wow so many ppl were there.. overheard quite a few ppl saying "Condo rite".. hahha. Hmm not sure if McDonalds will be 24 hrs.. i can forsee students hanging out there.. the Subway is really a sorry small space!!! at least the outlet at Cityvibe is so much bigger. I wonder if they will let go the Cityvibe outlet in future. I also read that Empress cinema will be demolised to make way for a 10 cinema hall and Entertainment centre by 2012.... Guess we will hv almost everything within walking distance... Good luck on yr reno

The Clementi Mall will be opening on 13th Jan 2011!!!... that's really super fast. can wait to explore the basement where most of the shops will be. i wonder how people can access the basement? from the glass lift near the bus stop at main road? If you guys hv any news pls share
  13. Hi Ausbee, Unit 07 has many windows unlike unit 03. Initially i thought many windows the advantange is the good view and ventilation but also poses a problem to put things as the rooms are small. I could see from the staircase near unit 07 - can see Marina Bay Sands and other important buildings! Wow you are sooo lucky. Even from the 40th floor the noise is not loud except for motorbikes!! Well hope your reno goes smoothly. Last week as i was juz gg down the lift one contractor asked me if i wana do showflat and can give cheaper than usual.. i juz smiled and took his card.

Hi All, I went to recce the place on thur, fri and discovered quite a lot. i like the way the blk number is displayed on the ground floor... like a boutique hotel. the views fm the 40th floor are great!!! it was raining on thur when i went and the wind was super cold. yday i went again and walk around the 4th floor which is near the glass lift of the shopping. I also went to the carpark and sneaked up to 8th floor of Blk 441B. from the carpark at Blk 441A - really interesting.. the carpark lots are as huge as the ones now at our blk. there was a commotion when i reached the 7th floor flat renovation - the contractor shouted and i saw alot of ppl running out.. obviously he scolded ppl to get out !! the place will be making a big buzz soon with ppl moving in.... in today's paper it was reported abt the SERS flat at Bendemeer... so lucky to get the flats so much earlier than Clementi although it was announced after our estate. Queenstown even more earlier than us which was also annonced much much later than Bendemeeer. Not sure if you folks are aware about this - check this out. www.theclementimall.com

Well my blk is still under construction. so will get my keys only next year. U guys must be very excited and how's the preparation - reno, quotes, ideas, furniture etc... pls share and i would love to meet up to get a look into your flat if you dun mind.
