I've been Em Hunting for the past two months... getting a bit tired. My observations COV can range from 30K to 100K average about 50K throughout. Really depends on Level (High or Low) and proximity to MRT Plus Reno. But i cannot understand sellers whose units are falling apart asking for 80K. Have come across many such units. Then there are agents who are clearly Sellers agents but get their colleagues to represent you as Buyers agent so u have to pay commission ( since now Sellers agent cannot represent both) Have come across some who don't collect from Buyer. So make sure when you call you make it clear that your a direct buyer or die die must buy and agent difficult to deal with give 0.5 % comm.This Anyway now a days all listings on property guru so buying direct is not difficult and the source of units are the same. There seems to be a bit of a stalemate between Sellers & Buyers currently. I just missed one because I could not decide, now regret cós Now back to square one. The Moral of the story id 'If you like it and can afford it then buy otherwise you'll be in the same boat as me.

Decisions Decisions Decisions.... Amazing viewing 50 units . I guess its really about the 'feel' on the verge of biting the bullet and hope for the best.

Wow This sure is a Long Thread... Need some advice on COV seen a unit which i kinda like in Hougang but the COV is $65K. Stairs done flooring Homo / Parquet okay roof for balcony done, False ceiling done. Have seen over 10 EMs and this seems to be the one, only thing is the COV is it too high? bearing in mind need to do three toilets / full overhaul of kitchen. Your input would be much appreciated.
