  1. Interesting space planning; can't wait to see the works get started!

    Ya, some interesting space planning & re-config! [For example, any particular reason to have the dining area at the outer hall & the living/TV area in the inner?]

    Any way, can't wait to see the transformation! :thumbs up:

    Wished I had done more for mine.. i only tore down my storerm (in between my living hall & kitchen) & re-erected it into the originally quite big kitchen to make space for a dining area in the living hall..

    PS. Saw in a recent issue of SqRm (mayb 2-3 issues ago; sorry cant recall exactly) how one ID hse re-config a 3-rm flat. Really 改头换面! Very nice! U may wish to chk it out too..

  3. Just went to inspect the soon-to-be-mine unit before the 2nd HDB appointment tomorrow, and I realised that the laminated flooring may need to redo, or change to tiles. When the unit is empty without furniture, a lot of flaws are revealed. Haiz.... looks like the reno will burn a big big hole in my wallet. :dunno:

    Shall take some pics of the current state and post here after I take over the unit. Hopefully someone could help comment. :sport-smiley-018:

  4. yea, avoid best tech, gain city depends on your luck it seems.

    i heard coolserve not bad, maybe u can ask around, i got mine via the ID so they can liase among themselves easier tho.

    I oso got mine thru ID so all he coordinated, but still must 自己看住 n make sure u get involved in all the stages of planning the trunking route n installation.. (Can read my experience in z3phy's blog too..) But like bro edd said; can b heng suay one de.. So gd luck bro! :)

    Hee chinser, for a moment, i thot u r my frd wife.. They also juz bought a plc at Toa Payoh, engaged a free lance ID and family contractor.. Called her n realised theirs is 5 room and nearer to Lorong 8

  7. Vanessa: apparently if its non load bearing no calculations need to be done. its just a simple para stating its non-load bearing and ok to hack. Plus of course that horribly expensive PE chop.

    Totally get u, the uncertainty and delay.. pats. but its over now right? When are u resubmitting? I think approval takes abt 2-3days and if possible hound your tech officer to mark as urgent . we console ourselves that money spent is for peace of mind?

    Been a hectic time of late and totally neglecting this space. Thx for waiting for me jus4fun and Beng haha ..

    Loads to update but i'll start with the negatives haha get it off my chest abit .

    1. HDB wall hacking approval.

    Was one of the suay kiddos that need a PE approval for hacking the wall (design changed somewhat after FS consultation) ... what i realised is very few PEs want biz from HDB owners like myself. =( After endless cold calling based on HDB 's PE list i get either 1) not interested response . 2) sky high quote or 3) really delayed response. Was quite depressed. My contractor's go to PE was more interested in landed prop so the quote was sth to the effect of 900. =S

    All that just to do certification for non-load bearing wall. GOSH....... BUT i got lucky, managed to find one in the end for 400 and the approval came soon after. *phew* . Though i keep feeling my house isnt sturdy enuf with the wall down.. hiak

    What I gathered from the HDB Technical officer is that, pre-fab units (such as mine) and those on the lower floors have a higher probability of needing PE approval. So good luck to those whose ID doesnt have a contact its not the pleasent of searches.

    2. Neighbour complaints.

    So now with the wall down, I was pretty happy, till.......... i got complaints from my neighbours abt noise and dust level. They said some pretty nasty things, and was quite guilt tripping. I guess its terrible for the ah ma next door to endure the noise *mental note to bring some goodies*, so now im much less enthused abt the renovations. I know its stupid, but i think their comments cut quite badly. *hiaz*

    How do u guys deal with neighbours during reno? I haboured high hopes of being chummy with them.. but now i think thats dashed.

    Hopefully now that the majority of the noisy works is over and the fact my contractor is sweeping their corridor daily, it should lessen the bad will.

  9. Hmm... what's the typical lifespan of air con units ah? Anyone knows? I think the existing air con units in my upcoming house are at least 6 yrs old. If they are near to the end of their lifespan then I might as well change.

    Oh oh, also want to ask owners who have ceiling fan with lights. Does the light give u the "flickering sensation" when u on the fan with the light??

    my personal experience.. not at all! :)

  11. Hahaha... the size of a hotel deluxe room? If only I had the extra cash to make it really look like one.

    Started my sourcing of ID/contractor on last Sunday at Tradehub21, and i only have one conclusion: NOT CHEAP! :(

    Need some comments from you guys here:

    (1) Would you mind reusing the built in wardrobe left behind by previous owner (especially when the unit has been tenanted out 2-3 times)??

    (2) If the air con units left behind by previous owner are working fine, but very yellowish in color, would you mind keeping them?

    So envious (jealous) of ur 84-sqm 3-rm.. compared to most of our 74-sqm.. or even smaller for some.. 好好利用 the space ba! :yamseng:

    (1) I would probably re-use the wardrobe if it's still in gd condition. However, if the laminate/colour does not commensurate with the overall theme/color of ur rm, u may consider re-laminating it instead without having to hack & rebuild to save cost.. compare the costs la..

    (2) I'm not so sure about re-using air-con & piping though, becos it is something with a life-span. And once u settle down, to change and re-pipe may be very messy..

    [PS. can we change the air-con units (even to another brand/make) without touching the piping? asking jus in case i wish to chg my air-con some yrs down the road..]

  12. What is the measurement for ur store rm? The cost sounds reasonable...

    Std HDB storerm of a 30-yr old flat.. abt 1400mm x 1800mm (exterior walls).. I hacked the original n re-built it into the original kitchen area to make space for a dining area in the living hall..


  13. Ok finally, worked out something about the layout..

    Anyone can share with me approx. cost of building a storage partition ???

    I did a storeroom w full hollow block (constructed 2 walls) c/w acrylic+acrylic PD door at $1,100. Excluding the door, it's between $650 & $680 (based on 3 quotes received)
