  1. like some advice from the experts here. In my study room, i have 2xT5 and 1 downlight. They are all LED, and linked to the same power point, ie i only have one switch that powers all on.

    In the 6 months that i have stayed there, my 2 T5s have developed flickering problems and have been changed. one of the changed bulbs developed the same problem after less than 2 months.

    The downlight also had a problem that after turning on for an hour or so, will go off by itself. Yesterday, the replacement downlight, also developed the same problem again after less than 2 months of replacement.

    Can anyone tell me if this is likely to be a problem with the power point instead?


  2. Hi Jumbopanther, I am keen to know your thoughts on security. For example, should windows have locks on them? and grills? How does one mitigate against the risk of break-ins? many thanks for any insight you may have!! :bow:

    Mitigate? Be like 7-11. Hang a sign that says "House has less than $30 after dark." :D

    BTW, I think I lived in condo for too long already, so my sense of security is really poor (as you can probably tell). When we go for breakfast or grocery shoppings in the morning, I just close the auto-gate. Everything else is left opened! Hahaha


  3. Hi all, if you notice, I am sharing quite a bit on some good practices for our fellow forummers whom I know many are 'new' to construction or renovation. Since you all have spent precious $ for renovation to transform yr ideal Hse, just wish to help you all in one way or another, make yr $ well spent and get things value for $. ( contractors or ID may not like it though, haha).

  4. The LED T5, the 4ft ones which I bought from the lighting shop at Balastier, are super lousy quality!!! :furious:

    So far, of the 22, I had already replaced 11 of them. 6 were DOA and the remaining 6 spoilt after less than a month of usage. Most of them I hadn't even turn on for more than 10 times!!! :furious:

    Really pissed. Even though there is a 2 years warranty and the shop has been very patient and willing to exchange, but it is a waste of time and money for me to go down all the time to exchange. What is worse is that the new ones they replaced for me (supposedly better quality ones) came with different-sized head so I have to get the electrician to redo the connector :furious: :furious:

    The irony when I bought LED is that I DON'T WANT TO SPEND TIME CHANGING BULBS!!! Now every other day I have to unplug the whole T5 and bring it down to change. Really sian!!


  5. Oh okay, I will be extra careful in the selection of my water closet. I have learnt a lot from Joe of Adamas Bathroom, he helped me to select the water closet giving good advise on the size of s trap. He advise me not to use the wrong size as even with pan collar adjustment, the WC can choke when we use the wrong size and the plumber is not skillful enough during installation. sometimes, the WC just cannot handle too much paper and choke.

    Mine was choked full of stones, rocks and one big lump of hair :jawdrop: guess the previous owner must be suffering from hair loss :o


  6. Sorry have not visited this place for quite some time as moving house, still settling in. FYI their charge is by items, not per trip or lorry. So they will come down, mark down your big ticket items + no. of boxes and give you a quote. $80 extra to move piano. For my case, I was quoted $700+ inclusive of 150 boxes. Their boxes are also new BTW, not used like some other companies. Only complaint is the tape they gave me was not sticky :rolleyes:

    FYI same load I was quoted $900+ by Elite Movers.


  7. Make an effort to go to the roof and check (but please be extremely careful)and see what's up there.

    Check the wire screens that prevent birds or rodents coming into the house. If any parts are damaged or holes being enlarged, please get the contractor to replace immediately. Certainly, you do not wish to know birds chirping above the false ceiling or rats running around at the ceilin :dribble::dribble: g too.

  8. After much inspection by various parties, we concluded that the tower rack could have drilled into the drainpipe. The location is very near to where the pipe runs down.

    Good thing is that the aircon guy will redirect the pipe to run above the toilet false ceiling and out, directing the water to the 2nd floor roof gutters, hence avoiding hacking toilet tiles.

    Rotting parquet has been hacked away and will need some time for it to dry completely first before they relay the parquet. We will do another test after they have redirected the pipe first before laying back the parquet.

  9. Yes bro, yr description is clear and I can visualize. If the wall is dry, skirting is dry and parquet 1 foot away from wall rots, personally I don't think is the aircon drainpipe that leaks.

    Suggest this before major repair:

    1) remove rotten parquet ( ok to remove because need to change any way),

    2) run aircon, observe whether water seeps to the bare concrete where parquet is removed

    3) if not, off aircon, wash the toilet floor, see whether water from toilet seeps to the same area or not?

    Yes, that is what I plan to do. Reason why I suspect the aircon drainpipe is because

    1. Tiler flooded the toilet but no issue

    2. Parquet became wet after we turned on aircon for a few hours

    3. We observed the toilet floor and wall joint line grouting is wet where the drainpipe's location was.


  10. Hi Minerat, I just got to read your blog today and is really amazed by the stories you shared on moving on to your current house. Congrates! Also you have been very generous with information sharing and its helps as I will also be moving to a landed terrace that is already 46 years old. Alot of intensive work to be done to my new home. Already spent so much $$$ on the house and now got to work on a budget to do up the place :)

    Welcome! There are a few t-blogs on landed reno. You should read them, especially jumbopanther's. His is really full of information and knowledge.
