  1. Can understand the feeling so we are changing our ideas along the way. Actually it is a good way to challenge our creativity using as little resources as possible :) now I sound like a SME. This is the mantra at work lah LOL

I guess its the initial stages.. where we tend to fit our expectations (and requirements) to our budget. After my own experience in looking for contractors, I think it should be fitting expectations to market prices instead.

I believe in market equilibrium. If the market is averaging that kind of price, I doubt any one is able to offer any lower without eating too much into their margins. It's just the way they repackage their individual items to fit that final margin the industry is at.

    Choosing tiles tomorrow! :D

  2. Happy new year to you too! :)

Our track lights are from i-lite at jalan besar area. Not sure if I'd recommend you that shop since I followed my ID's recommendation and didn't research on where else to get lights from. Each LED light is about $80.

No particular reason for the half height tiling. I chose to have the subway tiles at half height because I've always wanted that look. Somehow feels less "heavy". Same reason why we didn't want top hung cabinets. Having said that, full height looks nice from some pictures I've seen, so you could do that too if you want :)

We don't have a built-in dish drainer. I'm just going to get a tabletop one. We're a small family and don't cook as much, so we don't see a need for a built-in dish drainer. Saw a few nice tabletop ones from Howards Storage World :)

No worries about questions! I benefitted much from trawling renotalk, so I should give back too! :D

Thanks for your quick reply! I suppose the price does not include the track itself? 80/pc is pretty pricey. :(

I see. Fabulous looking kitchen. I think you did achieve the look you want. Will also look at Howard too. :)

  3. Love your bright and airy kitchen! I'm intending to do something like that without top cabinets too.

May I know where did you get your kitchen track lights? How much did it cost you?

Also any reasons why you tiled up only to half height for your kitchen wall? Lastly, where do you put your dish drainer? Normally people will have it at the top of the sink area,

Pardon my long list of questions, happy new year to you and your family!

  4. Was agonising over heaters last night, because I prefer using instant heater (lesser pipes) but I really want a rain shower... I don't like storage tanks because they take quite awhile to heat up which is a pain because I wake up late every morning - no time to wait for hot water! Then there's citygas heaters but I don't like to see so many pipes running up the wall... :bleah: I'm very 'ti-ki', I know. haha

And after some intensive googling, I found a great solution!

Alpha Smart 18 instant heater that comes with a rainshower set. :dribble: Realised my spa place uses this heater too, so I know it's good, lol! Have been using them all the while but didn't look at the brand. Note to self to get this when buying toilet stuff this weekend! :)

Wonder if you found a good place to buy this? Wanna buy this for my main bathroom too!

  5. Kitchen Cabinet

I used Kompacplus's Kompac panel of Alaska Maple as my Kitchen top with lavender as the colour for glass backing.

The thicker frosted glass behind sink looks good, can support more load from suction hooks.

The only disappointment is the length of bottom kitchen drawer which is 480mm and not 500mm, thus I am unable to buy from IKEA for the accessories divider, only can get from BLUM - Orga-Line of the 450mm length.

Beautiful kitchen top. I'm probably going to use kompactop as well. May I know how much did the company charge you the top plus labor? A contractor is charging me $110 per feet to be middle man. :(

Also I see that the layer below the actual top is black in color? Is that the default color?

  6. A contractor quoted me kitchen cabinet at $220 per feet. I thought that's pretty expensive. Comes with standard soft closing and ABS trimming. Does not include solid top.

Am I being overcharged for this?

Turns out that its for both top AND bottom. Phew. ;) $110 per feet then.

so which ID did you contract and i think you will be using Ah huat for the cabinet carpenter..right ? It happened that ekenji is my colleague..:)

I'm at the final stage of confirming my contractor. Will reveal once everything is settled. :) I didn't engage Ah Huat actually. Oh, what a coincidence! His workmanship and price is pretty ok actually. But I didn't have the chemistry and had other considerations, so we decided to drop him.

  7. This floor plan is exact the same as mine in pasir ris st 71.... Bought my unit 10 year back and did not perform any major renovation due to move in condition... Will be thinking of major renovation since i do not want to move/upgrade to a bigger unit( does not make economical sense ).Will be looking how you renovated your house. By the way, you can use the online 3D tool to create your house design.. http://floorplanner.com/...

It is FOC and you can visualize..

Share the design i been working on... Just trying to get use to using it.. It also allow for 3D visualization

Hi Chian, wow really similar layout. I aim to complete my reno by end-Apr. Yup, I have that floorplanner account too.

  8. Do a search for 轨道灯.

I thought of getting from taobao too. But after factoring agent and shipping costs, it will be only slighty cheaper than in singapore, but more expensive than JB.

    Hi, thanks for that.

Oh that sucks. Was thinking of getting most of track lights and taps/toilet accessories from taobao. Wonder if there are any spreadsheets around to calculate the final price? There's quite a mathematical formula to it and I'm afraid I might get it wrong and get shocked by the final price. Furthermore 65daigou requires a full listed payment before they order the stuff. Not very secure.

  9. check out their care and maintenance section. Seems like a rather vunerable material.

"Liquid spills including friuts, vegetables, food colourings and curries, should be wiped up and cleaned with a mild detergent and water immediately after detection"

"Protective trivets and heat pads should always be used underneath cookware such as skillets, saucepans, pots or dishes when removing hot items directly from any heat source (oven cooktop or microwave) and placing onto the KOMPACPANEL. Prolonged or sudden extreme tempeature changes can permanently damage the material"

I think normal solid top also requires the same type of care. Immediate cleanup of coloured spills and no prolong heat. So I guess it's pretty much the same. That said, being a new product the risk is still there.

  10. Apparently the cost is the same as the normal Samsung countertop. Unlikely to be real wood because of its natural permeability. Reckon it's some chemically strengthened material with wood life appearance.

The risk is that's a new product in the market and not many knows its durability. Need to be careful with water and heat.

Shoots I think I posted in the wrong section..
