  1. Hi split84, Was skeptical at first to install Dai###, as I always thought Mitsu??!!! Was the best. But due to advice given that the former had cool faster, I installed a system 4 for my EM. 4 for the rooms, 3 at upper dck and 1 below. No ac for my living and dining area as no partition an to me makes no economic sense since no partition.

  4. Hi Jessie, I am new here and I have just bought my EM at Hougang. From what I sensed after viewing and negotiating the COVs for a few units of EMs. The ultimate factor for COV is the location of the unit. As I was previously looking at suitable units at Serangoon Central, Serangoon Ave 2, Hougang St 21 (Kovan) and Hougang Ave 8 and 10, I would say that EMs at Serangoon area tends to have better success rate of getting good COVs and the condition of the EMs (5 yrs renovation etc) plays a small part. The COVs between Hougang St 21 vs Hougang Ave 8 & 10 also has significant difference. For better and accurate gauge of the current market price, you may wish to access the HDB Infoweb and do a search of your property under the Resale Price link.
  5. Personally, COV is something that we must feel good to part with, since the valuation report already more or less factor in the overall value of the conditions. Sad to say, valuation is done primarily on using the comparative method, comparing transacted prices of the same area, and a very nicely done up flat may only have 10k to 20k increase over a same floor neighbor. That is why COV may differ for such situations. Sellers who new and who had put in a lot of effort and cash on their renovations will naturally want higher cash to cover this aspect before they are willing to part with their property. Buyer who pay high cash will most probably be comfortable to the price, as hat they see will be what they get, or even better with some minor touch up. The higher cash they pay may equate to lesser money on Reno and shorter time to move-in or lease out. In terms of accessibility and convenience, I think your property should be good. I presume 6th floor is considered a mid floor in your case. For a COV of 45k, it really depends on how comfortable to cough out this amount and the overall factors to consider. The COV as quoted in this thread can only give a gauge of the range. There are earlier posts that mentioned after deducting the rental paid by the sellers who asked for extensions, the COV decreases. Good luck. In the end, we have to make the judgmental call.
  6. Maybe just that we meet realistic seller who are motivated to sell. FYI, mine is low floor, I.e. 4th. The original condition needs an overhaul as the seller who happened to be the second owner, last did their Reno in 1997. So u can imagine the condition. When I first saw the condition, like the broken and missing window panels etc, my wife and I were quite put off. the utility room downstairs was hacked to become a second living hall. So, the overall condition was like..... Lucky the sellers were aware of the condition and situation and initially their 35k COV was reduced to 25k. My ID had hacked away the wall dividing the balcony and kitchen and the kitchen will be open concept. As for the utility room, instead of building concrete walls, built in cabinets on both sides will make up for the walls. Currently, the electricians are carving out the square holes for the lights. Keeping my fingers crossed that everything will be good.
  7. Nowadays, all the EMs asking for sky rocket COV. Been to a quite a few EMs before I commit to the one I bought. My focus was initially at Serangoon central and Kovan. The owners asking for at least 100k. That was in mar to may period. Must say those with such cov are really well renovated. Nearly committed to one at Blk 237 kovan. Cov 190k. In may this year. Gave up the idea after much consideration. There was one at Blk 423 Serangoon central done deal at 110k. Gave up as I have offered 100k. Max budget for me then. in Apr. After much thinking, gave up and commit to my current unit. With all the recent news on EMs being limited edition. No regrets for me. Imagine if I had waited. Difficult to get EM. Now. Difficult to bridge sellers and buyers expectations and budgets. So your decision to commit is wise. Some more Bishan.
  8. Hi spikedoll, yap. The 400+ series. Bought it based on low COV and able to perform major overhaul to suit my wife's style and taste contrary to forking out at least 100k for EMs in Serangoon central area and the kovan, Hougang st 21 area. Just inspected the place. WIP still satisfactory. Should be able to complete within two months as promised by ID. Wish u luck for your renovations too.
  9. Hi spikedoll, mine according to valuation report TOP in 1992. As such, should be 20 years old ba. Located Hougang Ave 10 opposite the Punggol Park. All my transactions, I.e. Buy/sell completed recently nia, between Aug and Sep this year. Was told my EM is one of the youngest batch in Hougang. It is a Gen 2. What I learn to identify through the knowledge pass on by the forum here. Now, going on major overhaul. Will post pics when successfully executed. I committed a hefty sum on overhaul. Using ID. Open concept kitchen with tampered glass to create the Din Tai Feng effect, island hood, bar counter using black galaxy etc. Keeping My fingers crossed. To me, the completed must be at least 95% similar to the 3D pics. Pics can look impressive. But the outcome to me more important. As 3D was before the actual, some minor adjustments had to be made. Nonetheless, wait and see the results in early Dec loh. So far progress not mad. Slightly ahead of schedule. ID committed to complete in 2 months time. As such, concurrent works on several assignments ongoing. Btw, I sheltered the balcony to create concealed storage space and for washing machine near to the rubbish chute. The utility room which was hacked by the previous owner will be restored through the use of built in cabinets instead of normal building materials. See how it goes for now. So far so good. Shall wait and see. Will keep you posted on the Paid a lot. Don't want headache.
  10. Me and my wife nearly committed to cov of 190k sometime in Apr 2012 at your block. Haha. Maybe then, I will hold record temporarily. I must say your block and it's surroundings are hot now. That's way there a a few units for sale recently.

  12. Hi Exman, thanks a lot. Think I am lucky with the timing plus the current hot focus on EM not long after I completed my transactions. Now my unit undergoing complete makeover. Hopefully everything goes well for my current renovations. It's a hefty sum to commit.
