Wat's your advice for taking hdb 30k grant for first timers?
I"m in a dilemma bcox i'm not sure if i'll be goign for a subsidised flat nxt tie round n if i do, i haf to pay this levy in cash

You can place a deposit of 1k. Look around the environemnt, settle ur loan. Within 14 days must exercise your option with not more then $5k.
Some ppl sign 2 forms one shot so immediate exercise of option.

yup most of the agent will collect gst as well coz they have to summit to their company... but there r some real good agent might absorb themself for u...or...maybe... heee... they dun declare lorand yes, its u, the buyer, to pay for that valuation report if u r taking HDB loan.
which means if i take private bank loan, valuation not paid by me eh.
Tks for the info. WEll tmr i viewing another unit at #20. cash the same but valued 35k lesser.
Keeping options open.
Lastly, COV is open cheque to seller name right. So would the declare the price of the house as value + cov or just valued price?
Agent com also open to his agency right?

May i ask what is this 5% for?

u may go to HDB infoweb to find out whatever u may want to noe...(me always do dat hee ) they will deduct 1st-all these FEES and dun forget also ur cpf insurance, b4 they come to ur balance in the cpf to be wash off completely .... 1 thing to remind u is dat u r advice to get ur HLE n noe how much u can loan 1st, coz u might need to top up the rest by cash if require....Yup haf my HLE alrdy. CPF ins....not too sure abt tt. Will read more.

which area? 20k cov is reasonable for ur description of the hse in recent market.... try go for 15k-18k, shd be able to get it... but as u mention its on the 23rd flr, think u must reali act fast if u reali like the FEEL of this hse.I think it's bukit batok west 5 blk 3**. Din rem exactly cox my friend jux stay beside the one i viewed onli hehe. Actually the agent said 20k was last offer n owner contemplating. If i can up alittle even 1k, i shld be able to secure it.
But i was thinking if wan to up, 1k reali so much diff to the owner or just the agent playing mind games with me? Sigh....dilemma.
Another qns abt first timer grant of 30k. For example if combine cpf is 50k, govt will give us 30k so total downpayment will be 80k, which includes payment of 10% dp and stamp duty/legal fees etc?

Tried and failed in so many balloting exercise by HDB. Eyeing a unit in open market now.
Flat is occupied for about 4yrs, well renovate and well kept with fale ceiling in the living room, feature wall to hide bomb shelter, built in cupboard in MBR, well kept, etc.
Dwstair got mini mart and some coffeeshop, opp the st more coffeeshop and abt 10mins or less walk to mrt.
It's on 23rd flr, 92sqm sitting on a N to S direction, view unblocked from all windows tt u can see outside and even opp block can't see the interior of the unit.
20k COV. Good buy?

Hi guys, thinking of buying this resale flat after many failed attempts at the balloting.
Some info.
Bukit Batok, 10mins or less to walk to mrt, coffeeshop opp the street and within the compound of a stone throw away got mini mart and small food centre.
Flat is occupied less then 4yrs, move in condition with built in cupboard, fale ceiling, feature wall to hide bomb shelter, etc. Falt sitting on N to S direction with totally unblocked view, even next block also can see the interior of this unit.
Area space 92qm. It's on 23rd level, asking for 20k cov.
Good buy?

wah....B20 ah....must respect wor..i drove relative's civic SIR before, very very perky from rest....no wonder he was smelling your smoke..
think even my old uncle can pull away impressively if he had the B20 too
yeah, singapore really not very fast-car-friendly.
not worth it also lah....get summon, get accident...bo hua lah....once in a while do a sprint to burn carbon stil ok ba...
anyway, last time when still undergrad, really got fascinated with evos and my buddy with wrx.....fast seems to be the utmost criteria in our rides next time when we buy our cars. Took quite a number of years after finishing studies to afford our first ride. Really wanted the evoX to fufill my *childhood-studenthood dream*,
but thanks to mrs reining me back, did not get it in the end. Still, when I saw the lightning blueblue EvoX at the SuperImportNights lately, there was that *boy* in me that wanna get out and hug it...hahaha
Think even my driving style also mellowed down liao. Last time, even with another uncle's heavy heavy VOLVO with a turbo, I also wanna *win* at start stop traffic.....be the first to take off the line.....and that time not so many evos and wrxs yet....still quite expensive..hehe
So there I was, satisfying my ego and the NEED FOR SPEED inside me...hehehe
Now, even though our first ride can probably beat the old turbocharged VOLVO flat, never really drive as hiong as last time liao.
Maybe age + the ride changed me...haha
since cannot go very fast in straight line, i started to appreciate the bends, the curves. The agility of the chassis along with the low CG. I driven no less than a dozen different rides from relatives, if you are prepared to give up a little straight line speed, the SOUL of the drive more than makes up for it. Think mrs would feel i KI SIAO liao...but i think people like Phantom would understand..hehe
cos i see the ferraris and aston martins parked at my office, i realised these people/colleagues
could afford a different colour evo/wrx/rx/gti for every day.....and i get humbled when i park my ride next to them.
So end up, now very friendly on the road compared to last time.hehehe
You see the photo should know we got ours from Garage R..hehe
MM don't bring in autos, so no choice look elsewhere lor....dun really feel comfortable with other PIs,
so just closed our deal with them

Anyway it's a nice place, general population is young couples and NEL line to PS is ard 30mins onli.
If u like ot play badminton, lots of open courts ard. 10mins drive from the Super IKEA/Courts and stuff, 5mins to kayu and seletar where they haf the famous buffalo wings and 5mins drive to hougang/kovan.
Not too bad =)
