Did you manage to get anyone which can do it below 30K on yr requirement ? Frankly i dont think it is possible.. My situation is similar and floor area is also around 105sqm in pasir ris. Getting 40K is almost impossible too considering all the hacking, re-tiling, wardrobe, re-wiring..
