  9. Happy new year guys! Just realized I haven't posted the completed bathroom and kitchen yet. As opposed to the living and bedroom, we wanted the kitchen and toilet to be practical, but not utilitarian. And of course easy to maintain So here goes, our kitchen And our toilet, very neutral palette of beige. Our ID recommended the one wall feature tiles for the shower as opposed to the more traditional mosaic. Apparently our ID used this concept for landed projects a lot, as it gives a sophisticated look and also less grout lines to maintain than mosaic tiles. And just to remind you, this was how it was before. So yes, you can say we are very happy with how it turned out.

Really felt that the reno journey a worth it journey to go through Hi greenbowl, yes, if you scrolled a few replies back you can see the actual photos of my house and also the 3ds. I would say the actual house is 95% near to the 3D, especially the custom carpentry and also I gave my ID picture of the accessories and fittings I picked up so it can be superimposed in. Cheers

TIA Anyway been quite a while I post as I was busy last week.. So just wanted to show fellow RT-ers my completed space Foyer - Did a simple low shoe cabinet and a space to sit and change shoes, with the craft stone cladding that is used throughout the common areas of the house to give a sense of continuity Here is the living room, using the same craft stone cladding as the feature, and laminate feature wall. Simple glass sliding doors for the TV console in bronze and black glass. Both sides of feature wall cove lights are T5. My ID suggested that LED will save energy but will never be as bright as T5, so we opted for T5 for all the house as we like our house bright. Our favorite spot-dining area, the new position that changed from the previous area where we wanted it, near the kitchen. We entertain a lot, so the ID suggest that the dining can be an extension for sitting area when the living area is full and we do not want to open the family area for privacy The other side view of our dining area, you can see our double french sliding door - the only item we keep from the house. The previous house owner got the door from europe and is still sturdy and originally soundproofed the segregated area. We gave it a fresh coat of paint and nothing else is changed. If you noticed that there is no tiles grout line, it is because we carpet the whole house (except kitchen and toilets) so the feeling is soft on the feet. The foyer come with a big piece of rug that is smaller to carry so it is easy to wash (due to the high traffic area of foyer). All the carpets are 2inches thick, in beige to match the theme we selected. All the carpets are actually loose also, although it is wall to wall.

  15. The retro looking radio we collected - Since the last photo showed that one of the radio I purchased is on a glass surface, I would like to highlight about difference in glass.. When we first started out comparing prices, we notice some ID quote us different costing for glass top for our loose furniture (we custom make so it can fit on our purchased loose furniture to protect against spills etc), up to 1-2k (there is a lot of glass tops..). We thought there would not be much difference in quality since it is not panel, so we outsourced our glass tops to one of the cheapest quote we received (not using our ID) When the glass tops arrived (before my ID glass top is fitted in for the custom carpentry), everything looks good so far, all nice rounded edges and we love the quality and how it is able to follow the shape of our furniture nicely. But when my ID glass tops arrive, here is the difference and here is how it looks from afar - cannot see that there is glass on top of it at all. Turns out the vast cost difference is because the types of glass! Normal glass have the normal green tinge that comes with it, but the crystal white glass - is clear white without any tinge of green. This one is especially useful if we have spray painted glass, so the color will turns out differently under different type of the glass. That explains the cost difference.. And somehow the green tinge give the glass a bulkier look when it is left stand side by side with the crystal white - although it is actually same thickness..

Hi oceaneleven, only plastering (minor) to touch up some of the uneven walls, and they did some cleaning on the wall surface as my flat is a resale so need to clean a bit for the wallpaper to stick better.. Regarding cost comparison, if no re-plastering for the walls painted, of course paint is cheaper.. but we like to repaint every CNY, so actually for us wallpaper is a good choice because it can hold on at least 5 years before we need to do any touch ups or re painting If head to head comparison, one wall roughly 700-800 (4-5m long) for wallpaper, but for painting it's about 2500 for whole house..   17. This post dedicated to OceanEleven.. Haha Selection of wallpaper All of our wallpaper is sourced by our ID , all from Goodrich. The type of the wallpaper is vinyl on vinyl backing, mixture of standard roll and industrial roll. The difference of standard and industrial is only on the size - where for the a big piece of wall it need 3-4 standard rolls, you only need 1-2 rolls for industrial rolls. The less usage of rolls means less joining lines - the more experienced the installer and the better the wallpaper glue solution is, the less you can see the lines. But of course it depends on the type of wallpaper you chose also. Many times the wallpaper in small size looks good, but in actual when there is a joining line, it looks very obvious -> graphic not nice. At times like this, although as homeowners we wanted different choice of materials and make our house as unique as possible, I think we have to consult the ID if they had used the wallpaper previously and how the effect looks like. In fact this is one of the lesson I learn along the way. Initially I did not want to believe the ID that wallpaper, when know how to select, the effect is nice. I thought of using only one wall of wallpaper and the rest of the room in paint, just like my friend's house - of course that is before I know how the paint effect at his house looks nice because he plasters the whole house. Here is some of the wallpapers close ups that I selected - I initially wanted patterned wallpaper, but then my ID showed me wallpapers that look solid color from afar, but actually has texture and different shading in it, and quoting my ID 'to bounce the light around the house and make it look luxe in understated way'. Totally sold me in that phrase hahaha. Wallpaper I used in my walk in wardrobe w/study Wallpaper in the feature bedframe of my master bedroom - will show more pics later Close ups of the wallpaper in the feature bedframe - using the same one in my study room as well. I tried to dig out the wallpaper codes but cannot make head and tail which one is which one. Only remembered that only one is from China,and the rest are Japan and Europe/US.

So part of the study table is actually used as a 'bed side opening' with power point plugs for charging of his gadgets. the wardrobe is actually behind the study table, where part of the wardrobe used as bookcase - to maximize space. And the study table in L-shape Here is how it looks from the sitting area of the study table And our favorite room - the master bedroom. We actually opt out of the bed frame when purchasing, and we make use of the walls to design a headboard -> this design is a great way where we save money and get design point in the room , we have a headboard made by partitioning part of the wall to create a cavity with lighting, so we can have best of both world, good looking bed feature at a fraction of cost of what I initially wanted (laminated walls with leather cushion padding. Who knows half wall of custom made cushion can cost that much?) Walk in wardrobe with another study - the doors of the wardrobe are partially in selected gloss laminate and partially in bronze mirror. It enlarge the space because the room tend to be longish
  19. So here it is guys.. The 3d that the ID provided me with. Our main living area - notice how the ID actually superimposed the painting we bought into the living area. It gave us exact view on how the unit will really look like with some of the accessories we bought prior to the renovation.This is the family room, where it is a secondary living room that we segregate from the main one with a double french sliding doorKitchen - we opted for all white gloss laminate and countertop in caesarstone brand quartz . Our backsplash is also in the sametone and brand of quartz, and the finished effect is really nice - although caesarstone is of course the most expensive rangeof quartz, so we had to prepare ourselves for the budget. In opposed to locally produced where you can get about $140/ft run (or was it cheaper? cannot remember)the caesarstone can get up to $250-300/ft run. Double the price, double the thickness but it really speaks the quality and finishes.Thankfully our kitchen is not too long There are some mixed reviews on the glossy white laminate, so we ask for the expert opinion.In our ID opinion, the mixed reviews are normally due to the selection of laminates. As there are many different manufacturer the thing to look out for is the thickness of the laminate. Also some laminate from certain companies may fare better than the other.I will share next time further on the material. Through this reno journey we also learn a lot of different materials and how they fare, technical issues and also how to maximize our space and merge in our design idea. And the study room
  20. Thanks newadventure! It is indeed a lovely space.. and we really love the end result. For ours is a major renovation - wiring, hacking, plumbing, new carpet flooring... and of course major carpentry and whole house of wallpaper. Most of our wall surfaces are wallpaper - so we eliminate the need of plastering the whole house and frankly I feel the overall effect is much nicer even using only solid color wallpaper than paint.. but of course with good installer Will PM you for the pricing

Doing the homework early on means we can take things slow and also not too stressed with the deadlines. We also purchased this clock, which round up the house very nicely.
