  1. Current Private Property Index is at the 1996/1997 level. Very high. My HDB bought before March 2010. So, I can sell and buy pte again. Not advisable to buy Pte now. Some of the current pte seller are just recovering from the previous losses now. At that time. govt implement anti speculation measures,tighten credits.. 97 asian finiancial crisis. Thats when they allow HDB owner to buy pte. But that still did not stir up the buying sentiments, cos of the external factors. Just my 2 cents, unless you are buying to stay. Otherwise, wait for the next lehman sister, Sars 2. China Crisis.

    Em... wonder why I advise you not to buy, when I am trying to sell mine ....Haiz

    Before 5 March 2010

    (includes owners owning their resale flat as at this date) 2½ years from effective date of resale if the owner takes a loan from HDB

    1 year from the effective date of resale if:

    i. the owner has not taken a loan from HDB; or

    ii. he has taken a loan from the bank/financial institution to finance the purchase

    5 March 2010 - 29 August 2010 3 years from effective date of resale, regardless of the type of loan taken by the owners or loan status

    On or after 30 August 2010 5 years from effective date of resale, regardless of the type of loan taken by the owners or loan status


  3. Before we question the rational of each policy. We had to look at the reasons for such implementation at that time. Demand/supply, lifestyle, etc. If such needs no longer exists then we had to revised them. If you were to scutinized the property rules. There are so MANY rules that had been in place. If there is a need to add some rules, perhaps we need to remove some too. I am not in favour of the numerous rules, cos our lifestyle change over the years. So, how can we be penalized for this changes when we are trying to change our environment to suit our lifestyle.


  4. I am thinking it has to do with my kitchen bathroom toilet bowl too....when I flush the toilet bowl, the vibration and noise is loudest compared to other water points in my hse....tonight i shall try fiddle with the pump like you say, se if it works, pray it works

    Could be air lock in the pipe cause by some sediments acumulated and trap.

    Due to this blockage, water cannot flow smoothly thus some air is trap.

    Need to resolve this ASAP, otherwise in the long run, your pipe at the joint will leak

    due to constant vibration. Worse of all if it is conceal :(

  6. Thanks for all your inputs and I welcome more. As a first time buyer I am still new to all this.

    For me I have taken a HDB Loan.

    Tenancy of seller is of the whole unit and not just one room.

    Agent happens to be a friend of the seller and so he is not being very transparent with me. I somehow feel he is more on the seller's side.

    I think what I would do now is

    i) Push 2nd Appt Date to end Jan 2011. (This from what I know has to be done in writting with both signatures of seller and buyers). This is subject to if the seller is agreeable with postponing the 2nd Appt.

    ii) IF the 2nd Appt is postponed to end Jan 2011 and the seller still has not vacated his tenants from the premises- I will Inform the HDB officer that I will be claiming interest from the seller for everyday that the seller's tenant overstays.

    If the seller is not agreeable on the postponing of the 2nd Appt then I guess I will just have to start claiming interest from the first schedule date of the 2nd Appt.

    I guess the HDB officer should be able to settle these claims?

    I intend to do it in this sequence...How?

    Actually, your agent should co ordinate this matter and call HDB officer of the final outcome.

    HDB may request an official letter of intent with both seller & buyer agreement before proceeding.

    Best is to call the HDB officer, who may refer this to the HDB lawyer.

    My case is around $90/day for $350k flat.


  7. Get you agent to talk to seller to delay the completion date.

    If seller still wanna keep completion date, then seller must pay late completion interest.

    How to do ?

    If on HDB loan, ask the HDB officer,

    If on bank loan, ask your lawyer.

    You lawyer will work out with the seller lawyer on the interest amount. If seller agree,

    interest will be deducted from the seller sales proceeds, which means buyer pay less for the house. I remember my lawyer told me, its like around $90/day for the value of my house.

    This is the legal way.

    I REFER to the letter from Ms Cheryl Tan, “Tweak HDB resale flat rules to prevent abuse” (Dec 11).

    Ms Tan suggested that HDB follow private practice, and deduct late completion interest from the sales proceeds if there is a delay on the part of the seller in the sales completion, before it is disbursed to the seller.

    For private property transactions, any deduction will depend on the terms and conditions of the contract, and with the seller not disputing the contractual right of the buyer. We wish to clarify that, similarly, for HDB transactions, if there is no dispute from the seller, the interest can also be deducted from the sales proceeds. Hence, the practices are the same for both HDB and private property transactions

    Just did a calculation from 1% to 5% interest increase with curve, a bit hyperbolic, but still considered straight with tangent of abt 30 deg (agar agar).

    To see the difference, test 2 cases, variable of loan amount, and interest for both must be constant.

    Only varies the tenure (loan term)

    Eg. A loan 200k for 5 years,

    1% $3,419

    2% $3,505 2.52%

    3% $3,593 5.09%

    4% $3,683 7.72%

    5% $3,774 10.38%

    Eg. B loan 200k for 20 years,

    1% $920

    2% $1,012 10.00%

    3% $1,109 20.54%

    4% $1,212 31.74%

    5% $1,319 43.37%


  10. My experience with lighting.com is very different from the rest of the forumers. I tried to make a booking for 7 pieces of wall lights today and gave the sales rep the model number and asked if they have the stock before I make a trip down to collect and make payment. Quite shockingly, the sales rep said that they don't have 7 pieces of wall lights and they also refused to make a reservation of the wall lights for me.

    When I asked why? His reply was lighting.com can get the lights from their supplier and bring it to the shop but it is not their policy to reserve lights for customers. I told the sales rep that I can give him my credit card number as a form of payment first and he can make the booking. However, he is inflexible and refused to budge, saying that he would not reserve the lights for me. BTW, I did not bargain with him and I have been very specific with what I wanted that Lighting.com carry.

    Any advice?

    Shop for only for showroom. Stock at the warehouse need to be semi assemble before delivery.

    Assembly is done by China guys in the warehouse. Cos lights comes in different configuration. If you them to install, they also subcon to contractors, not done by the shop.

    Surely, you have a way at this, right ?


  11. Prob for most pple on buying spree nv even realise whats their housing budget and not to mention their limit on raising interest rate. Take a dip on PM latest interview with reuters, more measure if prices cont to raise after this wait and see period.

    Most banks in Singapore tied up with the Fed rates which is currently at 0.25%. Already rock bottom.

    Also cannot go up, otherwise why quantitative easing 2, if not manage properly, will flood Asia including Singapore with equidity. Property bubble... stock rally.. etc.


  12. When you buy a house for own use make sure you can take interest hikes, the current rates are obviously not going to be here forever. At the very least make sure you can take it when it's 3-3.5% which is nearer to historical norms.

    Just to add on, If interest rate up by 2%, monthly installment up by few times this rate.

    The longer the tenure, the monthly installment up % is even higher.

    Am considering Electrolux right now but will like to hear more advice. thanks.

    Eurpoean brands. .... but check the drum, now Europeans also cutting cost, and that they use galvanised steel drum, stainless steel better.
