  1. Oh dear.. do let us know how it turns out. I had a big problem with termites in an old apt I was staying in at Pasir Panjang road. They were in the building structure itself. You could see discolouration on many patches on the walls, when the exterminator tracked them down they found not one but multiple nests burrowed deep in the walls eating up the woodwork.

  5. I sort of like Osram's warm white compared to Philips whose colour is a little too yellowish. They are both good, though.
  6. I posted this in another thread: I use these guys: Emetech Engineering Services, contact Mr. Edward, at 94515353. They used to service the AC units in my office building, and many of our guys got them to service at home. I just got them to service at my flat last weekend. They do a very very thorough job. They bring their own vacuum cleaner and clean up the place after work. They also use a damp cloth and clean any fingerprints etc from the wall. They used a high pressure hose to wash out the junk from the main compressor unit. He used a large tray held below the main compressor, connected to a big pipe during the wash so that the water doesn't fall into the downstairs windows. They also topped up the refrigerant, reinstalled all the insulation on the pipes connecting to the compressor, replaced a couple of faulty components etc. Very thorough. I'd recommend them.
  7. I have an 8-seater oval table which can be dismantled into a 6- or 4- seater. It comes with a glass top. We only use the 6- size so need to cut/resize the glass top, make it smaller to fit the new dimensions. Any recommended shop or carpenter who can resize glass top? Thx.
  8. Well the LG tech came home yesterday. I showed him the problem with the second TV - backlight bleed has been increasing in intensity and a new third patch has appeared now. I vented my frustrations and asked for a replacement, I am not going to settle for "repairs" on a brand new TV. The tech said he would process the request and have my TV replaced - third TV hopefully works good. That said, I wonder what sort of junk QC/QA they have at LG. Maybe none at all.
  9. So I went and got this "high end" LG 37" LCD TV (37LC7R). The set was delivered on Monday. Tuesday evening the stupid thing decides to go up in smoke, burning out a board. Called the store and they sent a 1-1 replacement which came yesterday. Now this second set has severe backlight bleeding. Unfortunately it doesn't appear when just powered on, you have to use it for an hour, and then you see two corners which are obviously bleeding bright light. You can see this clearly when there's no signal. Now got to call the store and demand another replacement, god knows what other problem that will have. Or else maybe I should ask them to sell me a Panasonic or sony. I called LG customer services today and they claim to have "never heard of this problem". Morons. So much for kimchi products quality, seems worse than those low end china made ones. Samsung is the only one I've had good experiences with. FYI the serial numbers of my sets are 707INYD***** and 707INKD*****. If you have an LG 37LC7 in this range, watch out.
  10. It's best to check with your lawyers, as they are the people most qualified to advise you. In one case, my friend got the sellers to sign and notarise a document with the terms and conditions for staying after the 2nd appt date. Whatever it is, you and the seller must have the agreement on paper which will protect you in a court, if it ever gets to that. After facing all kinds of **** from my seller's side, I prefer to be more cautious than regret later.
  11. Well, it's done now. After enough and more arguments between the lawyers they completed and handed over the keys to me. As for late completion penalties don't expect 40-50k or something like that. The typical rate is about $100/day which worked out to around 1k for me, which about covers my costs and gives me a little to spare. The penalties are supposed to increase if they exceed 21 days delay, and you could have a lawsuit after that. We were told that the seller's lawyers have done this before and there were several complaints against them earlier too. At the end it wasn't the seller who paid me, but their law firm! Looks like they have too much money and don't care about it. I'm going to avoid having to deal with this law firm in future. Very irresponsible. For those of you interested, the law firm is SM & ZMA - I'm not expanding the abbrev but you'll know if you ever get to deal with them.
  12. This drama has taken a new turn now. We were supposed to complete the transaction and 2nd appt yesterday. Near closing time, the seller's lawyers called our guys and said they can't complete the transaction! Yesterday was the 8 week deadline from 1st appt, so there's going to be penalties. My lawyers are slapping them with late completion penalty charges, giving them 21 days to complete / vacate the flat, and interest charged on a daily basis. If that doesn't work, there's going to be a lawsuit for breach of contract. I will provide more specifics after the saga is over. Don't want to blabber too much here for now. Cheers.
  13. Hmm.... so what would you advise? As you rightly say, the seller may very well have been screwing around with us through their lawyer. However, where would the line be drawn between unethical and outright lying? Some incidents we have faced fall in the latter camp.
  14. Hi all, I'm going to DIY paint one wall which is in the living room. However I am quite a novice at how to go about this. I am prepared to spend some time and effort, though. Can anyone tell me what tools I would need (roller vs brush), where and what brand paint to buy, how much paint for one wall approx 4.4m long, whether there are different types of paints which must be considered, and the process for painting the wall? The whole house has been painted about a year ago, if that matters. Much appreciate the advise, thanks.
  15. Well it looks like we're going to be on schedule. Our lawyers threatened to charge them a ton of money, and we wrote in to HDB. Those guys caved in. Thinking they're very clever, dated the letter 7th Sept but faxed it in only this week. Hope to complete this without any more hassle. I am told that there were already four such complaints against those morons. Now though it looks like we're going to be on time, I definitely do not want to leave the matter to rest. I want to lodge complaints against those lawyers wherever it will make a difference so that they don't keep screwing other people like they did to us. Apart from the law society and possibly HDB, where else could I lodge formal complaints?

  17. Seller tells me they already got their keys some time back. Renovation should be done by now. Could it be they are involved in some funny business? But what? I'm at a loss to understand
  18. Update: I spoke to my lawyers and my agent. No news from seller's lawyers yet, and they refuse to talk to anyone except their client. It seems obvious that the seller's side or their lawyer is delaying the 2nd appt, and it's going to go past the 8-week period from 1st appt date. But why? HDB says after the 8-week cutoff they can be penalised. If they know all this then what possible motive do they have for delaying the sale? My lawyers are working on this and they will be sending out notices today or tomorrow. I have some doubts: Can the seller's side actually withdraw from the sale at this point? I'm clueless as to why they are delaying, knowing there's a penalty involved. Can anyone think of any possible motive?

  23. I'm buying a HDB flat. My first appt is over, 2nd appt coming up soon in a week. However the seller's lawyer (or seller?) seems to be very dubious and seems to be pulling a fast one over me and my lawyers. First I got a letter from HDB saying that till now the seller's lawyer has not sent HDB a written confirmation that they are acting on behalf of seller. My lawyers could not get any answer from them, so I got the seller's lawyer phone number, called them - they said "HDB is lying to you, bluffing you, we already sent them everything long back" Finally after daily calls from me (buyer) they (seller's lawyer) sent HDB the documents. He claimed they may have been lost in post the first time (hahahaha!) Now 2nd appt confirmed, but my lawyer says they have not received some documents from seller's lawyer, including mode of payment etc, and they have sent 4 letters and called them 20 times over the past 10 days, but no response from seller's lawyer. Today was the due date, if we didn't receive the documents, my bank can't release funds on time because it takes 7 days for them. Still no news. I called the seller's lawyer today and they said "we sent them all the docs 3 days back, I think your lawyer is bluffing you" Now it looks like 2nd appt won't happen on the due date (which is exactly 8 weeks from 1st appt date - those fellows sure took their time). Is there any way I can sue these fellows? Claim compensation for delayed appt? Even if it costs me I want to take this up and fight it, for all the headache and delay they caused me. Is there any bar association or organisation I can lodge a complaint against that lawyer? How? What are my options now? Thanks a ton!

  25. Actually some of their other models are made in Malaysia too, including the LC7R - at least the HN sales guy told me, but the LCD panels are Korean. Ultimately there is a lot of luck involved. I've had MIJ Sony stuff die on me more often than I'd like. I've got a cheap $90 LG stereo (China/Indonesia dunno..) for the last 5+ years.
