How nice the DB box is so discreetly hidden making arrangement of furnitures a no brainer. Not mine tho. Whoever designed my 35sqm must be a HDB part time staff first time tasked to do apartment design. Haizzz dun talk about my stupid db box lah. Talk more gek sim somemore. And yes definitely I will have storage area for the bed platform of course. 2 or three drawers. The L-shape ledge flanking around my mattress is also storage area. existing tiles holding the tracks need to be removed? but we aren't allowed to do hacking, can only do overlay right? Nah, i'm passing on gas. Induction is much safer IMO. Looks cleaner and more modern too. Long time ago I remember cleaning the gas cooker is really very leh cheh, need to dig out all the bits and pieces euggh. For induction cooker, literally just take a wet cloth wipe can liao. No mess, no fuss.

Brilliant picture. Yea I also went to HDB Hub to see the showroom flats and when I closed that sliding door, it really felt super claustrophobic. I suppose HDB expect aircon to be installed there and the doors to be used to block aircon from escaping, which leads me to think, most likely the best place to put aircon is the bedroom area? One thing the picture doesn't show is a wardrobe at the side. Or maybe thats the white colour panel to the right of the bed in the picture? As Im using the HH Shelter as wardrobe, I'll use that free up wardrobe space to put my L-shape raised platform. Also, my mattress won't be on a bedframe. I'll just plop the mattress on the platform. Using HH Shelter as wardrobe I realize gives me quite abit of free space which I can make the bedroom feel roomier, but yea like you mentioned I have to think of ways to reduce the stale air in the shelter. And yes those were the rail tracks I were talking about. How would ID hide them if i'm removing the sliding door? They'll probably overlay it with a layer of tiles I suppose? Glad to see that there are kitchen with movable countertops. I'd choose that for my counters where possible, and with an additional dining cart, suddenly I have alot of counterspace that I didn't used to have lol. Somemore im going for induction, not gas cooker so I dun have to worry about where to put the bulky gas canister I guess. The problem I can forsee is if the wheels are sturdy enough to withstand constant moving. No point having a movable counter, but having the wheels break after 1 year lol.

Noted on the height gap. I had a friend who overlay his kitchen too and personally I didn't feel is too bad. At most i can use some sort of rug to disguise it. That said I'm concerned about the rail track between my bedroom and living room. HDB will add a wooden sliding partition which I intend to remove. There are ways for ID to nicely remove the ground rail tracks right?

Single here, will be getting my 2 room flat soon and living alone. I fancy buying a Japanese katana sword (not from authentic sword blacksmiths, blade is of course blunt in accordance to Singapore law.) to display in my bedroom as I really like the aesthetic. I'm usually not a very superstitious person but a weapon is still a weapon even though it is not authentic I guess? Would you advise someone to display weapons in the house especially the bedroom? Also if anyone knows if there is any temple that can help bless the sword to act as a deterrent against malignant spiritual forces as in 辟邪? As I said I'm not particularly superstitious, but I could use all the spiritual help if I can. Thanks in advance.

Kindda liked the Dark version of the kitchen lol Re-arranged the counters and fridge in the Kitchen. Does it look weird to have the Refridgerator right next to kitchen window? icic. also from this perspective it looks like u are using a single / super single mattress? Or is this platform suitable for a queen size? Oh ya one more thing about platform bed. I'm a ... ahem "Plus-Sized" person, and I just realized if I were to put drawers in my platform bed, Won't the below structure be too weak to support me if I sleep? LOL sekali I sleep halfway at night crash thru the platform ID put solid wood on the area where people sleep one right? If not, then can i request to pay more to put solid wood?

Curtains i'm looking for will hopefully also do some acoustic effect maybe? because I planning to set up a home theatre speaker system. Can also discuss on what sort of curtain best to trap aircon hehehe Thanks again!!! Btw: What is "Night Curtain"?? Black colour is it? $600 sounds like a reasonable price for the whole house.

As topic. I refer to downlights or led lamps used inside cove lighting. I find Orange Light to be very classy and elegant looking, yet find it stressful to the eyes if I have to use it constantly for day to day. For day to day purposes, I prefer cool white colour lights. And orange lights will be used for special occasions like entertaining friends for movie night etc. So, is there such a thing like a downlight that has the capability to display EITHER orange light or white light via a 2-way switch or something? If there is, how much is one such downlight expected to cost? Thanks!!

Before I reply. Wait ar, Star Living and Living Star are 2 separate entities right? I thought you misspelt them lol. Paiseh I heard of Star Living, but never heard of Living Star. Where are they based at? 1) omg yes I visited Star Living Labrador MRT branch by accident actually, didn't even know there was such a big branch there, and I was like a kid in a candy store!!! HAHAHA!!!! Star Living reps if you are still around by the time I get my keys, I will shop your place until I drop!! I haven't buy from Vhive before, but I do like their designs, very angular, very my kind of style. Buy a few furnitures from them gamble abit. If really terok then drop them lor. Anyway the items i'm buying are just chairs and bookshelves, nothing too expensive or fancy. 2) Heard of Comfort Design and Castlery, but wow aren't they very atas? Upwards of at least 2.5K++ for a sofa right? Pls correct me if i'm wrong. Personally I've given up hope on L-shape 2 seater, and instead going for a 2 seater + ottoman leg-rest+storage. Modular somemore. 3) Yea that recessed wall is there for that stupid HDB DB box lor. Dunno which cockanaden thought its so genius to put a DB Box there lol. Apparently they wised up and shifted the DB Box elsewhere in later 2 room designs. Sigh...curse my luck suay kena this kind of stupid HDB designer. Luck so suay already kena a pathetic 35sqm, now still gotta find solutions how to arrange furniture to cater to this db box lol. I doubt IDs can do anything, since this is a non-movable DB box after all flanked with concrete somemore. Grrrr so kek sim. 4) My friend got from Howard and it didn't need any drilling at all. Literally just set it up and prop it in place. Will need to shop around more for the ones you mentioned thanks! That said, some Home-Fix items like super expensive (Eg: $300+ for a shaving mirror??) and some are affordable. Hopefully their pole system are affordable (tho I doubt it lol)

for curtain I think i'll ask ID help look lol. I dun have such lobang, and dunno where got nice curtain lol Ya agree the width between dining table and sink is very narrow due to the bicycle, but have to see how it goes. This one really is must check with ID on human dimensions and how it may feel. The reason why dining table is long because the other person on the kitchen side is too near to the fridge door thus maybe very tin teh to makan,so I lengthen the table for the person to move over. I tried swapping position put stove where the fridge is, and fridge all the way to the window side and I can significantly reduce the dining table length but looks weird leh, put fridge next to window loL~ Or I could shift table all the way to the main door side, but it in turns make the main door entryway too narrow? lol, sibeh challenging sia XD Whoever ID I engage is gonna headache at such a troublesome customer loL!!!

Hey don't worry about that! Please splash more cold water. I've never done renovation before, but you have, so you know exactly what are the ups and downs that can happen during renovation. I need someone who have the practical knowledge and experience to be brutally honest with me and help critique my design and only from here I can learn what is doable and what is not lor. And honestly the software is really not complicated. If you know how to play videogames, you can use Planner 5D. (with a bit of practice) I feel like maybe 1 to 2 months before I get key i'll then visit ID to chit chat. btw, I've made a new 3D design. Literally just take 5 mins click click click remove everything lol. This one is COMPLETELY STRIPPED OUT of all the extra furnitures, decorations. This is literally the look when my renovation is completed and everything is bare. In this design, I have listed out the things that I feel I will need ID's help with in implementing (eg: Curtains lah, cabinets lah, lightings lah etc.) I included TV and speakers because I will need ID's help to position my sound system and wiring in the false wall lol. Other things like sofa lah, desk lah I can source on my own no need ID. And this is my actual budget for $18K. In addition, I have highlighted all the sockets and switches that I think i'll need. Red are Plug Sockets, Blue are Switches to show ID exactly where I may want them. Waddaya'll think? Its actually quite plain right? Ya I guess so lol. But at least now I have something to visualize, better then "pointing in the air" when meeting with ID in the future XD Can't be helped. The makan area is something I really like and I would like to implement it as best as I can. If the L shape in the bedroom is not workable, then have to compromise by having a ledge storage at the far wall. Who tell me luck so suay tio only a 35sqm little coffin hole? Meh, if life gives you lemons, design the heck out of it! Yea that's where an ID can come in and give his practical ideas on whether it is feasible or not based on his experience. I'm not sure if I want to actually go meet ID yet because I haven't even gotten my keys and I suppose IDs won't bother with people who dun have keys yet I guess? Main door isn't an issue, its a bug in the prog I think. It opens correctly in the Android app, but opens differently in the PC lol Bamboo cart looks really nice, and at only $15.56 is really a steal! lol Nice recommendation indeed.

Noted thanks mmoh. I think I ever went to Furniture Mall, but the place looks very upmarket and atas and way over my budget for furnitures. (Eg: $5k+ for a sofa) Sungei Kadut I went before but tats because I went to Gain City showroom HQ to look see look see. Anyway...phew MAJOR OVERHAUL omg! After your last advice to try and follow closely to the "proposed HDB design", I really found a lot of discrepancies to correct omg. Thank goodness for your advice, so at least I'm now mentally prepared. Lost abit of my initial design look, especially around the kitchen but still manage to somehow do it lol! Attached is the image of the proposed HDB design for my 35sqm Type 1 flat. Waddya'll think? False ceiling is more for me to hide my future home theatre speaker cables and I do like having downlights. Cove lighting is something I always wanted but of course its probably only used if I'm entertaining frens gathering. My mouth literally dropped when u mentioned about HDB proposed design!! Wow I never knew it is actually of any use other then HDB using it as some promo material lol!! But really thanks for mentioning this. Better I do my amendments now then knowing this much too late when I sit down with ID to show my design. Thanks!! I dun fancy myself a heavy cooker, but I do see myself cooking simple daily meals and playing with recipes and baking over the weekend for leisure. That's why to cater for this I added the L shape counter next to stove. It will be movable and slide into kitchen counter when not in use as u can see in my sample attached image. I'll either go for Pole System or Stainless Steel racks that are made for clothes hanging. I ever saw such a thing at Howards last time at Millenia Walk but sadly they have closed down tho. Hi 2roomer, thanks for your comments! Time and effort? I guess my long hours of playing "The Sims" finally paid off lol. Using this program is like trying to play a real life version of it LOL!! Sorry for the late reply. Spent whole day at IMM drooling at all the lovely furnitures there lol. Personally, I think the shops that appeal most to me style and budget wise are Vhive and Star Living. I love their simple non flowery yet budget friendly price. Another shop ya'LL might wanna take note is "Ki-mono", a Japanese styled furniture making small cute Furniture at reasonable prices. (Eg: Not $2.7k for a Small Sofa lol) Here is where I found this Planner 5D app most useful. I can literally whip out my smartphone, enter the exact measurement of the furniture and I can immediately see if it fits into my apartment. Seriously u guys, Planner 5D is super super useful. Was also surprised that Courts now sell a 2 seater L Shape sofa which is kinda rare to find as all L shape sofa I see so far are 3 seaters which unfortunately is too wide for me. 1) Noted, will check it out thanks! 2) Nice idea with the counter on top of bicycle, but is afraid it may narrow the passageway too much. Nevertheless I will add it and see see how it goes. 3) Sorry what recess wall are u referring to? If u are referring to the corner between the HH Shelter and Living Room, I'm already using it as my study area in the 3D design. 4) Also dun have any specific choices in mind honestly. I do see IKEA have such a pole system in their Tampines branch and looked kinda nice tho. But I'm open to any choices provided they dun cost an arm and leg lol! Roll up blinds would be another alternative to my current sideway curtain. I feel at least the roll up blinds won't attract dust at the bottom tho. Yea i'll need carpentry done and so far the below are the carpentry I need based on my design: 1) Kitchen cabinets and counters and that dining area. 2) False ceiling / cove lighting in the living room and bedroom area. 3) Bed Platform with drawers and that L-Shaped storage ledge in my bedroom ============================================== My budget is $18k. Here's how I do my budgeting: I divide my apartment into 4 main areas: Kitchen + Toilet + Bedroom + Living Room Each area I allocate it $4k and if an area doesn't need $4K, the money will use to "tiap" the other areas that may need more. In addition to the $4k for each area, i also allocate additional $2k for any extra overheads. Thus $4k * 4 + $2k = $18k I understand $18K seems a little low maybe?, but the way I see it: 1) I have basically done up my own design legwork to show to ID, and only need him to see which one is feasible and doable. 2) Only my Kitchen, and Bedroom will take the bulk of it since there are customized carpentry involved. 3) I opted for OCS so my flooring and some stuffs is already done by HDB. 4) When i take a look at my design, i realize alot of furnishings are accented by furnitures and other stuffs that can be bought outside. I will do up another 3D design where i'll strip off anything I think can buy outside and show only what I want the ID to do. (Eg: fake ceiling, carpentry, lighting etc) That said, is $18k too low for the design i'm envisioning? If really die die wanna stretch i can still stretch to maybe $20k, but no way will i pay more then that. I wonder if some IDs lurking here has already written me off ?? lol ====================== Ya I seen those bicycle wall racks before. I think even the HDB showroom have them, but i'm not a fan of carrying the thing up and down everytime I wann go ride. Very heavy wo. I also have a e-scooter which I will also park there nicely (didn't add it because this 3D program dun have any escooter lol) I like that look where the dining table is just next to the bicycle, i dunno how to explain. I just like the look lol~ lol looks like i've just replied a wall of text. sorry about that lol Sadly so far other then you and 1 very nice guy who PM me his contractor contact, no ID has approached to PM me. Ok made the necessary amendments. I won't be installing PD door given how lack of space I have altho you're right it will be a lot easier to clean. I kindda like the empty space next to the fridge where I put my bicycle. For my curtain, I may buy those that roll up instead of those that slide sideways as you see in the updated design. Customise my table to accommodate the DB box? I would certainly love to do it because a L table is much better, no idea how tho. Also, i'm trying to avoid as much customized stuffs as possible because I know these will really add to the cost of the renovations. I dunno how mine will be like, so I just put a protruding style like what the floor plan shows. The DB box in my design is 80cm x 30cm which I hope is enuff as a size estimate since floorplan never say how big it is. (Sometimes, really want to laugh at HDB if they understand about design or not. Put a stupid cabinet right in the area where people need the space, especially for a space starved 2 room flat. Haiz...what to do? Meh. Enuff of my rants, rant also no use lol. Gotta think how to get around the problem lor. And thats where ID will come in to help me think of solutions ba lol. Thanks for your reply mmoh!! 1 & 2) Ah ok noted. By system 2, you mean 2 aircon units right? After what you have advised, I'm now thinking of putting a curtain to block the passageway between Toilet+Living Room+Bedroom against Kitchen+HHshelter area. Not sure if curtain can effectively block aircon from escaping tho lol! I find it kindda excessive to turn on 2 aircons just to be able to cool the area. I'll add in a curtain in my next design revision to see how it looks. *Edit* I kindda like how the curtain looks and i just realized it can also act as a barrier to prevent oily fumes reaching into my living / bedroom when i'm cooking in the kitchen. Only hope it can actually work as a partition to prevent aircon escaping. In addition, i checked the below Reddit link of someone asking the exact same thing, and it seems majority people think it can block, although a stronger material like "plastic sheet" will probably work better. What are the dimensions of this DB cabinet that you have? I'll need to add that in a newer revision. I think maybe the table will just jut out abit more I guess or I could just buy or custom make a shorter table. I wonder if I can remove that DB cabinet. Probably not since it is a DB after all. Yes the household shelter will be my walk-in wardrobe because of my extremely limited area in my bedroom. I really like the L-platform area in my bedroom, I thought it looked kindda zen-ish lol Noted on the stale air you mentioned. I'm doing this because I have a friend who also did this and after living for 3 years, he seems ok with it. He leaves his shelter door open tho. I'll probably leave mine open abit too. He got his idea from American households where he notice their wardrobes are usually closer to their Main Door rather then Singapore style always put in Bedroom. but yea, that said, theirs aren't Household shelters lol! That said, i may put some sort of air purifier/ventilator device inside to reduce the stale air? if such a thing exist lol. Excellent insights and I really appreciate your inputs!!! Thanks!!

Yes I agree with you, but somewhat. As a 2 roomer myself, space is definitely at a premium, and as such, furnitures must have dual function or more to be useful. However, I don't agree with having TOO MUCH space saving furniture such as concealed bed because it will maybe give an impression that you are trying too hard to save space if that makes sense? Also, such concealed beds are hardly cheap, and also because it has movable joints, I can foresee 5-10 years down the road, who knows the spring might one day give way? You never know. Personally for me, I would not go for a ceiling fan because I prefer a more open roof, which I think will contribute for a more space saving feel. If i need to cool down, i'd get a standing fan which i can place anywhere and can still do the job of cooling. So yea, some furnitures such as a Ottoman with storage is OK, but others like a Concealed bed that needs to hide in a wall are abit too much IMO. Just my 2 cents.- 10 replies

My 2 room is about to be completed this year, and i've started using this Android App called Planner 5D which I find it very useful to let me visualize on how i want my apartment to be designed.
