  1. My current house built-in oven is SMEG, cost me 1k plus. Very good for baking & grilling if you're those serious in baking. I used to run part-time baking lesson at home so need a good oven.

    Very reliable brand, used more than >8yrs and still very power.

    how about EF brand?

    i just came across a multi function oven by this oven. offer price $710. 57 Litres. Model: EFO 8570 TN SS

    anyway, what to look out for in choosing ovens? i'm a noob in this this.

    this oven got 8 functions like top/bottom heating, half and full grill, grill with fan, bottom heating with fan, defrost, tangential cooling fan, LED electronic........

    is this good?


  2. If you are getting the oven for aesthetic reasons or light cooking like once a year before CNY a static (or convection, or electric) oven is suitable for cost reasons. A static oven is sufficient to cook up a wide selection of yummy recipes.

    If you are serious about doing some cooking every week or every month, a mult-function (not turbo-fan : do not buy this. It that does not have top and bottom elements) would be better to give yourself more cooking options.

    The difference should be between $80-100.

    The Indesit 51.BIX is a good buy. In is made by Ariston Albacina factory. Go for it.

    In order not to have frequent breakdowns on your oven, turn on all the heating elements once a month to highest power setting for 20 minutes at least if you did not do any cooking that month. This will evacuate any moisture in the element. It moisture sets in the elements, you will see a completed power trip on you ELCB when you turn on the oven. Time to call the technician.

  3. Hi all, i just got Toshiba System 3 Inverter from All Best IMM today @ $2,488 from a Mr Lim. Using totaline Class 0 insulation & 23 refrigrant, using 16mm pipe size for horizontal draining. Installation warranty of 60months, Servicing vouchers of $120, 2 times installation (1 for piping before painting another is after painting they will install the aircon up). He somemore wrote price guarantee wor, will match or refund deposit if I able to purchase at a lower price from other place before my installation.

    Initially my husband and me looking for mit inverter system 3 @ $2,799 with a master bedroom free upgrade to higher BTU. Than my husband shook at him asking him Toshiba or Mit better. He than recommend Toshiba as Toshiba motor and assemble all in Japan and Mit motor is from japan but assemble in Thailand (I find it no diff la, but my husband think "made in jpn" better). He said Mit advertise alot, so cost is all added into our cost, whereas Toshiba don't lor, so can see the price diff. !!

    What is your specs for your Toshiba $2,488? How many BTU?

    2 x 12k BTU, 1 x 9k BTU

    the gal recommended Mit Starmex Sys 3

    Invertor - $2950 (+GST, + install), plus free service voucher

    Non-Inv - $2430 (+GST, + install), i think also got service voucher

    I ask for Toshiba, she say about same price......

    Is it a good deal?


  5. Just called them, the 'Japanese Inverter' promo is over, say their SA too busy no time to update website. But say the Panasonic promo is still on.

    So asked him how much for a sys4 inverter for 4 bedrooms, almost fall off my chair.

    If yours is a new HDB flat, should have the power point liao, maybe that's why they say exclude power point. Do you have A/C ledge, check there should have a big switch for A/C. Or check the electrical drawing diagram from HDB, should state there also.

  6. Maybe they are more into commercial and industrial building projects. I remember they ever do aircon installation for my workplace last time. Seems like they are quite 'low key" for residential projects looking at the number of retail outlets they have. :sport-smiley-004:

    they also got do residential ones......

    my contractor told me to ask them for prices, and he's very confident that their prices are lower than outside and workmanship is superior coz they are really specialised in this biz.

    And my contractor is not even anything from them. i buy directly from them.

    that's why i'm very surprised no one used them.....

    instead, many of us go to those small IMM shops lah, Gain city lah........

    GC is known to be idiots in their service

    U summarize very correctly..........allow me to expand abit......

    I feel only 3 types of people should buy new/ resale flat in today property market. The 3 types are:

    1.) Those enbloc people....no matter how high new/resale flat are they can still buy...... cos they got deep pockets after the enbloc money comes in.......

    2.) Those people who already owned a first flat. Sell that first flat and sell high too. So buy high price new/resale flat also not much pain........of cos u sell high, u will expect to buy high too.......

    3.) Those rich people or those very high income people..........where $100,000 to 1 million are just shillings to them.......

    If you dont belong to the above 3 categories and wish to buy a new/ resale flat.....allow me to advice alittle further.......go stay wif your parents....it cannot, rent a place to stay in............wait for the property game to cool down then go in........buying such expensive new/ resale flat in today property market will put you in financial stress..........

    Above is just my personal opinion.............do correct me if i am wrong :)

    there are still cheap resale flats around.... just to look harder, than just depend on agents' hearsays.......

    agents of course will tell you COVs all v high, coz its their bloody commission that they are after......

    the truth is COVs are never so high...... only a few flats that appear in newspapers that really sold for high COVs........

    the rest of flats in the market are affordable.

    so dun get conned by agents.... First Rule of flat hunting

    flat hunters have to hunt more than before and NEVER depend on agents...... they will only recommend you those high prices and high COVs.......


  8. Asking on behalf of a family member, she is thinking of buying a 25+ years old walk-up 3room HDB near Bt Merah for 50K COV. Very basic renovation and the renovation is more than 10 years old. Directly facing a road and can be quite noisy as well. Not yet upgraded but rumour is that there may be a lift addition, just don't know when.

    Is this a good buy?

    I thought 35-40K COV is about the maximum she should pay.

    The average COV in 4Q '07 for Bt Merah 3 room is 27K only.

    i bought 5 room at Toa Payoh 6/7 yrs old, directly above MRT (not even 5 mins walk. not even need to walk actually), high floor with nice reno. COV 25k.

    so whether that Bt Merak flat expensive or not, u say leh?


  9. Hi all, quite new to the forum. But getting so depressed coz we can't get reasonably priced houses. Balloting always see ourselves having 4 digit queue nos. Resale is asking for sky high nos.

    My fiance and I are looking for houses near Boon Keng. If Yishun 3 room is asking for 35k, I don't dare to think about BK. I am looking for a friend's agent, while she was fact filing me, she told me that now, regardless reno or no reno, the min asking price is 30k. After that must reno, pay agent's commission... :P

    It's so ironic. On one hand you wish your pay to go higher and higher. But if so we are hitting the 8k ceiling. I think we only have abt 1 yr to go before we hit. So depressed!:P If it's really true that 2008 will see prices increased by 10%, what are we supposed to do! :P

    u still can get good deals. trust me.... i had been there and done that.

    i bought my resale 5 room in Sept/Oct 07, 120sqm, 6/7 years old, in toa payoh. directly above MRT. all sheltered all the way, with all amenities around. COV only 25k.

    with nice decor and reno somemore.

    BUT u need alot of patience and got to do alot of legwork. i found this gem only after 4 months of seeing many units.

    i almost wanted to give up after 1-2 months. but i persisted and believed that i will find one that suit my requirements and $$.

    of course i met alot of agents who bluff say tat market so hot now, cannot find cheap price anymore, COV must be at least 80k-100k in toa payoh, blah blah blah...... i told them to fly kite.

    of course i also sold my own flat in July 07. 3 room flat in toa payoh also, central area, directly above MRT. COV $45k. and my 3 room flat ain't new. already 36 yrs old.

    i got to play hard ball here as a seller and buyer.

    my point here is u are still able to find good deals. those 80k-100k COV are all bull ****.

    of course i see alot of nice units in toa payoh, and many sellers are asking for 60k-100k COV. some are lucky to find suckers who are willing to pay. but i'm not one of those suckers.

    anyway, i found my 5 room by myself. i got own agent to help look for me, but he just couldnt find one that suit my requirement. too bad for him. i found it myself and this saved my commission payable to agent.

    another point is DUN depend on agents alone. you got to find some flats yourself. scan the papers and call up. and do some legwork, walk around to see units. and talk to agents to learn some information and tips from them.

    i spend 4 months doing this, before getting this flat.

    Yup was told to clean with damp cloth w/o any detergent and to apply leather conditioner every 3mths. Not sure of which / what to buy too. :(

    go to IKEA to buy the cleaners/conditioners/cream.

    not exp. i think $19+ for 2 bottles with sponges.

    if want exp ones, buy from barang barang, which i think its not necessary.

    another way is to buy those car seats conditioners types. its basically the same product. leather is leather.

    if the product can clean/conditions car leather seats, it can also clean/condition home sofa seats.


  11. I don't have a housing agent, it's the seller's agent I'm dealing with coz i just flip the papers, saw his ad, went for viewing then bought the flat the next day. Now the seller's daughter is claiming that the agent sold the flat at a low price so she's not happy. I don't think I did anything wrong to cause the seller to back out. Can they back out based on the fact that they thought the selling price was too low?

    Then why in the first place the owner agree to sell? Anyone have this kind of experience here? Thanks jusnel and waileong for your help.

    what did the seller agent say? i'm sure he's more kan cheong than you coz of his commission and he may kena complained by you or seller.

    basically u got the upper hand, and u can state yr terms to the seller. and basic rule: dun be nice to seller or agent.

    u must stand on yr terms very firm. if agent is willing to help, then give him some leeway. if the agent is those 'heck care' attitude, then give him the hardest time of his life

    you can bring an agent friend to help you to nego.

    the biggest compensation that u can ask for is to pay for the price difference between this flat and the next flat u have to buy. this one, u can just choose another flat, price can be alot higher and the difference will be paid by this seller

    example; this flat u supposed to buy at 400k. then u got to look for another flat and u came across one at 450k. the 50k will have to paid by this seller.

    of course, the new flat got to be the same size of this flat la.... dun be so nasty to purposely buy bigger size flat.

    another compensation is the rental that u can charge the seller for having without a flat, while you are hunting for another flat (follow market rate)

    if the seller is really not happy, then tell her to complain to the agent company abt this agent lah. this will make the agent very kan cheong. then at the same time u tell the agent to solve this to your favour, so that he wont kena complain.

    u got to play psychology to both sides


  12. Hi all, my seller now backing out. OTP signed, deposit paid, bank loan approved waiting for 1st appt on 4/2/08. Now that idiot wants to back out. Anyone here knows what's our rights as a buyer? Thanks.

    if u do nothing wrong to cause the seller to back out, then u can ask for alot of $$ from seller.......

    rental fees that you are without a flat (the period from now until you find another suitable flat)

    the price difference between this flat and another flat that you could be buying

    your deposit

    your bank penalties/admin fees

    basically, u have the control over this.... so u can say whatever u want and ask for whatever you want.


  13. Thanks. The procrastination was mainly because I was sick and we were almost so sure we were going to sign up with the 1st contractor until we saw his quote *faint*

    Yes, I'm actually scanning all the quotes so everyone can take a look for reference.

    In the end we signed up with Design 25 but the contractor (like all contractors) can be a bit problematic at times.

    Felt it was very expensive. Even after we told him we didn't need 60 lighting point (we stay in HDB, it's ridiculous), to change a few other things like reduce telephone points, SCV points etc. When the quote came back to us he only deducted 3K off and the things we told him to remove was still in the quote.

    We concluded at such an early stage he couldn't understand instructions, how can we trust him with our home.

    did i see wrong? its 97k????

    this contractor is really a CON man........

    i saw the kitchen cabinet quote....... its really stupid to hire this guy.... obviously he out to slit throats..


  14. i bought the 8 ft one. cost $1450 ard tis price if i remember correctly. but normally most ppl buy 7ft for homes. cost $1250. u can go to tis website for more details. www.poolworld.org

    here's a clearer pic of the kerb...

    anyway u can do the kerb depending on ur dog size. but try to do drainage and fix a belee(dunno the spelling). those tap for WC. so tat beside ur dog can do her business there, it can oso serve as a washing area for her. can't see the belee fr the pic. but its fix beside the cabinet.

    isn't better to do a recess area than a kerb? recess area as the area is indented, a lower level than the rest of the surrounding area.

    if do a recess area, than if got water on the outside area, can be easily flow into the recess area to be cleared

    it looks neater also, compared to kerbs.


  15. its a square kerb for my doggy to do her business. the kerb comes with drainage and tap so tat i can clean. normally jus lay newspaper on the kerb for her poopoo. coz last time i lay newpaper at the common toilet so when guest came to our hse, we need to clear away or ask them to use the master toilet instead. so end up oni left 1 toilet to use. the common one becomes her personal toilet. so we make a kerb as a toilet for her. if ur dog not veri big can oso bathe her there. oso can treat as a washing area.

  17. I have noticed that there are many home owners who are also pet lovers. So I decided to post this to share with all of you out there.

    For those of you who have been following my reno T-blog, I'd mentioned that I am using Doors' Plus to supply and install the doors in my new home, which I will be moving into TOMORROW (!).

    The boss of Doors' Plus is a young chap, who's always happy and smiley. Such a joy working with him. Anyway, he was at my place last week supervising some works, and we chatted about how he started his business yada yada .... And I asked if business has been brisk (it has) and he told me that he will soon be making Pet Doors. What are Pet doors?! I don't own a pet but I knew what he was saying. A bedroom door with a flip opening at the bottom for your pets to go to the loo! DIY.
