  1. yup, i,m using them now for my reno. good, i must say. efficient and prompt in their work. so far, i'm enjoying working with this contractor. who's the person you have spoken to?
  2. if my contractor is charging me $1000-$1100 for a laminated platform on balcony, 12.5 ft x 6 ft. is it expensive?
  3. how about EF brand? i just came across a multi function oven by this oven. offer price $710. 57 Litres. Model: EFO 8570 TN SS anyway, what to look out for in choosing ovens? i'm a noob in this this. this oven got 8 functions like top/bottom heating, half and full grill, grill with fan, bottom heating with fan, defrost, tangential cooling fan, LED electronic........ is this good?

  7. i just called Hong Tar yesterday to ask for price 2 x 12k BTU, 1 x 9k BTU the gal recommended Mit Starmex Sys 3 Invertor - $2950 (+GST, + install), plus free service voucher Non-Inv - $2430 (+GST, + install), i think also got service voucher I ask for Toshiba, she say about same price...... Is it a good deal?

  9. they also got do residential ones...... my contractor told me to ask them for prices, and he's very confident that their prices are lower than outside and workmanship is superior coz they are really specialised in this biz. And my contractor is not even anything from them. i buy directly from them. that's why i'm very surprised no one used them..... instead, many of us go to those small IMM shops lah, Gain city lah........ GC is known to be idiots in their service

  11. How come no one here buy from Natural Cool? I thought Natural Cool is the largest and is a listed company, so their service and prices should be competitive?
  12. there are still cheap resale flats around.... just to look harder, than just depend on agents' hearsays....... agents of course will tell you COVs all v high, coz its their bloody commission that they are after...... the truth is COVs are never so high...... only a few flats that appear in newspapers that really sold for high COVs........ the rest of flats in the market are affordable. so dun get conned by agents.... First Rule of flat hunting flat hunters have to hunt more than before and NEVER depend on agents...... they will only recommend you those high prices and high COVs.......
  13. i bought 5 room at Toa Payoh 6/7 yrs old, directly above MRT (not even 5 mins walk. not even need to walk actually), high floor with nice reno. COV 25k. so whether that Bt Merak flat expensive or not, u say leh?
  14. u still can get good deals. trust me.... i had been there and done that. i bought my resale 5 room in Sept/Oct 07, 120sqm, 6/7 years old, in toa payoh. directly above MRT. all sheltered all the way, with all amenities around. COV only 25k. with nice decor and reno somemore. BUT u need alot of patience and got to do alot of legwork. i found this gem only after 4 months of seeing many units. i almost wanted to give up after 1-2 months. but i persisted and believed that i will find one that suit my requirements and $$. of course i met alot of agents who bluff say tat market so hot now, cannot find cheap price anymore, COV must be at least 80k-100k in toa payoh, blah blah blah...... i told them to fly kite. of course i also sold my own flat in July 07. 3 room flat in toa payoh also, central area, directly above MRT. COV $45k. and my 3 room flat ain't new. already 36 yrs old. i got to play hard ball here as a seller and buyer. my point here is u are still able to find good deals. those 80k-100k COV are all bull ****. of course i see alot of nice units in toa payoh, and many sellers are asking for 60k-100k COV. some are lucky to find suckers who are willing to pay. but i'm not one of those suckers. anyway, i found my 5 room by myself. i got own agent to help look for me, but he just couldnt find one that suit my requirement. too bad for him. i found it myself and this saved my commission payable to agent. another point is DUN depend on agents alone. you got to find some flats yourself. scan the papers and call up. and do some legwork, walk around to see units. and talk to agents to learn some information and tips from them. i spend 4 months doing this, before getting this flat.
  15. go to IKEA to buy the cleaners/conditioners/cream. not exp. i think $19+ for 2 bottles with sponges. if want exp ones, buy from barang barang, which i think its not necessary. another way is to buy those car seats conditioners types. its basically the same product. leather is leather. if the product can clean/conditions car leather seats, it can also clean/condition home sofa seats.
  16. any one knows how to take care of laminated flooring? and what's the typical life span of laminated floors? how do i tell if the laminates are going to spoil?
  17. what did the seller agent say? i'm sure he's more kan cheong than you coz of his commission and he may kena complained by you or seller. basically u got the upper hand, and u can state yr terms to the seller. and basic rule: dun be nice to seller or agent. u must stand on yr terms very firm. if agent is willing to help, then give him some leeway. if the agent is those 'heck care' attitude, then give him the hardest time of his life you can bring an agent friend to help you to nego. the biggest compensation that u can ask for is to pay for the price difference between this flat and the next flat u have to buy. this one, u can just choose another flat, price can be alot higher and the difference will be paid by this seller example; this flat u supposed to buy at 400k. then u got to look for another flat and u came across one at 450k. the 50k will have to paid by this seller. of course, the new flat got to be the same size of this flat la.... dun be so nasty to purposely buy bigger size flat. another compensation is the rental that u can charge the seller for having without a flat, while you are hunting for another flat (follow market rate) if the seller is really not happy, then tell her to complain to the agent company abt this agent lah. this will make the agent very kan cheong. then at the same time u tell the agent to solve this to your favour, so that he wont kena complain. u got to play psychology to both sides
  18. if u do nothing wrong to cause the seller to back out, then u can ask for alot of $$ from seller....... rental fees that you are without a flat (the period from now until you find another suitable flat) the price difference between this flat and another flat that you could be buying your deposit your bank penalties/admin fees basically, u have the control over this.... so u can say whatever u want and ask for whatever you want.
  19. did i see wrong? its 97k???? this contractor is really a CON man........ i saw the kitchen cabinet quote....... its really stupid to hire this guy.... obviously he out to slit throats..
  20. isn't better to do a recess area than a kerb? recess area as the area is indented, a lower level than the rest of the surrounding area. if do a recess area, than if got water on the outside area, can be easily flow into the recess area to be cleared it looks neater also, compared to kerbs.
