  5. dont give specific inv advice here, ok? no value-added. unless you will update whoever acts on your advice everytime you change your investment views. dont invest unless you know what u doing. think of lifestyle/family first, then investment. rather have flexibility of letting wife stay at home to watch kids for a few years. than to plough everything into investments. because inv are for long term, may need to sell at loss when need money/cpf for lifestyle changes.

  7. ya. like what applefreak said. make sure you can pay downpayments and fees involved. HDB should have done a financial plan for you before the first appt. In general, everyone should NOT let HDB wipe everything into HDB loan. the difference is just 0.1% only. In return, you have a buffer for future plans. like wife quit for 5 yrs to take care of kids. husband got take 2-3 yr masters or degree. can use to pay for life upgrading, etc. no need to worry abt hdb instalments. Furthermore, can use CPF for downpayment for 2nd flat. without selling 1st flat or use cash. More flexible. park money inside Aviva's Big-e (2.75%) or maybank CPF FD (2.6%) means no costs for financial flexibility.

  9. dont know abt trf. But if it is just for loan purposes, you and hb can guarantee their bank loan, without being owners. To be fair, make sure they will the flat to the mortgagee (guarantors). dont know can guarantee their HDB loan or not. most likely cannot use your CPF if not your flat. ASk HDB and CPF.

  11. Yes. get correct info from HDB Branch office in your town. For my block, beneficiary exec flats owners paying $1725 for LUP. In general, Govt also capped LUP at $3k. Can pay by instalments over 5 or 10 yrs, cash or/and CPF.
  12. Just went to Muar in JB on Saturday. More for road trip and local food. But my wife managed to get a dining table light and the stairway lights at a good price. Wife said pay SGD 500 less than if buy in Singapore. I think the selection is comparable to those lighting shops along Geylang/Changi Rd. Of course, the downside is difficulty to return if spoilt. But I guess >60% discount is worth the bet. Those on budget, can check out Muar for lighting products. Get model no./ pictures/ prices in SG, then check it out in Muar. I think worth it. If cannot get anything, I think the hawkers food also worth the trip. Muar is abt 3 hr drive up north. Good hawker food includes Mee Bandung/Soto Ayam/Wantan Mee. I like Soto Ayam. I think can fight with Bedok Int's Inspirasi stall. Google "wikipedia Muar'

I think different IUP & LUP have different fees depends on the beneficiaries. for example, my LUP at my EM block is free for EM owners, but the 2nd EM + odd floors EA owners need to pay because LUP benefits these owners only. For proposed IUP/LUP, just go to HDB Branch to ask for fees payable or the brochures prepared prior to the voting. Or just call/email them. No need to guess.

  16. is it the same as shop roller shutters? Can have transparent shutter so natural light still can come in. your $2.8k quotation is for steel or aluminium shutters? do you think HDB got any restriction on roller shutter since it affects the facade of the block? i think i will check with my HDB estate officer on that, even though seen some EM putting it up. let me check out the roller shutter cost from one mfg. Will post here my quoted price. not so soon though. thanks.
  17. so banks dont even bother to check employee. If CPF and IRAS docs OK, mean OK already. Dont even look at originals. Tell us which bank you deal with? Is it Maybank? never encounter failed loan disbursement after letter of offer is out. usually failed loan disbursements after LO is for self-employed borrowers. Their income usually volatile and 'dodgy'. Employed with regular CPF contribution history better credit with banks.
  18. the banks know the financial committments (car loans, cc, od, mortgage) from the credit bureau. cannot hide. no stress. if there is any problems, bank would have asked for docs BEFORE letter of offer is out. just wait for the news from credit dept and take action from there, if needed. worse come worse, just get another bank loan and delay HDB and Private completion date. Just ask seller's seller to delay completion date. quite common practice. HDB also can delay completion date. I guess your seller would have a bridging loan, so the deal wont fail because of the delay.
  19. thanks. Yuntlh. =>2.8K, expensive. way above my budget. you know how much a manual one cost? mmm...i am wondering if the roller shutter is the same type that shops used to lock up. the ones that you can pull down. look like the same materials and mechanism to me. maybe it is cheaper.
  20. the income documents should be submitted together with the intial application form. If you get the letter of offer, that means credit check has been done and approved. Unless there is non-disclosure of important info in the intital application, there should not be any problems.
