it can include in the OTP, stated purchase with tenancy. When you purchase a unit with tenant. The tenant agreement will pass to the new owner. If the tenancy agreement is between old owner and tenant. Tenant still continue pay the rental to old owner while new owner pay the mthly installment and maintenance fee? When purchase with tenancy, the new owner not just take over the rental from tenant, he also took the furniture, everything except the tenant personal things.

I believe so but only when. They take away defer payment. Bank and developer come out a IAS (or ISA). Now the property is pulling the HDB price so high. By right.. then why she don't insist. By left.. she did agree on the $200 deposit. If according her "by right", she should not place your order. Issue invoice. Then now is what "by center" since order confirmed must pay more. Ask her what is Invoice. Issue invoice , not consider confirm order ar? which company she represent. Do a log book. Keep her SMS, email. -

No. She cannot ask for 2nd deposit. If she need more, she should told you during the time u going to place order. Not after. Look at ur PO T&C. worst to worst , look for CASE. -

buyer buy the HDB with cash + CPF, don't need valuation report? CPF don't need to know how much they need to pay the seller? If w/o valuation report, how the CPF know the selling price which is val price . which is COV? Example, if the unit selling price is 300k. 280k val + 20k cash If happen the buyer CPF has 300k. Can they use up all the 300k @ CPF for the purchase? it don't sound right.

if u are buyer, don't depend on 1 agent. Unless u have agent represent u. $420k for bedok reser. That's expensive. U can buy 1 @ Bedok area. BTW, some time is not the agent. The owner expectation is also another sucker. Come across a few example 1. 3.5rm flat asking for $350k. No valuation Done. Owner refused to do one unless u willingly to pay @ 350K. Test market. 2. 4rm flat Val 360K. Owner asking $415k. Seller agent say now HDB is that kind of price. 3. 4rm. Got offer @ 22k COV. Owner reject b'coz owner looking at 50K COV. Quite a number of seller is not serious on their selling. They basically testing market.

Senior Minister of State for National Development Grace Fu argued that prices of properties – especially HDB flats which are owned by 85 per cent of Singaporeans – should be a reflection of Singaporeans’ wealth, and hence it was ‘not such a bad idea for prices to move steadily over time’. Referring to a letter published in The Straits Times’ Forum page last Saturday, she noted that there are Singaporeans who bought their flats at the height of the property boom in 1996 and are waiting for prices to return to that level so that they will no longer be in ‘negative equity’ – with their flats worth less than the loans they took out. Ms Fu was replying to a question from Madam Ho Geok Choo (West Coast GRC), who asked if a cap should be imposed on rising HDB resale prices. Madam Ho raised concerns about whether or not HDB resale prices were being artificially propped up by inflated valuations. Responding, Ms Fu pointed out that HDB valuations were not made by the Government, but by independent valuers based on recent transacted prices. She said the HDB resale price index has fluctuated within a narrow range of between plus 1 per cent and minus 1 per cent in the last few quarters, suggesting that prices have stabilised. In fact, the cash over valuation or COV amounts have fallen – from a high of $22,000 in the fourth quarter of 2007 to below $5,000 in the second quarter of this year, said Ms Fu. The COV refers to the amount that a seller wants over and above the valuation of his flat. A lower COV means that the buyer has to fork out less in cash, as banks lend only up to a certain percentage of the valuation amount. Ms Fu noted that HDB flats remained affordable to Singaporeans, as first-time home buyers who purchase a resale flat in non-mature estates use on average about 25 per cent of their household income to service their loans. This is ‘well below’ the benchmark of 30 per cent the HDB uses to measure affordability, she noted. She also reminded Parliament of housing grants the Government gives to first-time home buyers who opt for resale flats. There is a CPF housing grant of $30,000, or $40,000 for those buying a flat near their parents. Those whose household income is less than $5,000 per month may get an additional grant of up to $40,000. The income ceiling for this was raised from $4,000 to $5,000 in February this year. 10 yrs not 5 1st owner stay 5 yrs, if sell. Only can sell to Citizen or PR Only on the 10th yrs, then can sell to foreigner. -

As what Pinklady and cannotsit told u, call Town Council. Note: Town Council mover only remove few items FOC (If not wrong is 5 items) after which. They will charge u $5 per item. Per Item , dining table - 1 item, dining chair - 1 item. So if has a dining set of 1 table + 4 chairs, that is 5 items. If u had more than 5 items. call HDB to ask. first, u need to get the approval to rent out the whole unit. Once u got the approval, then u can start advertise to rent out the unit. Once found tenant, sign rental agreement, sent for ESTAMP to legalize the rental agreement. Forget to mention 1 thing Check the tenant Doc ensure got proper and legal doc before sign any doc. Once you let those w/o proper and legal doc to stay in your HDB. Even is 1 day. Once police caught, U will be in trouble. Worst case, HDB took away the HDB unit which happen before. So.. don't play play.
