hi frosty, such a coincidence!!!! keke infact, this hse is really well kept and also the reno was pretty new. that explains why i can keep my reno to minimum....now est at ard 13k instead of 16k (after cut some unnecesary stuffs)...keke ooo...ya, it's on the 4th floor...and has #4 on the unit number also. yeap, some ppl will pantang on #4 lor,...but, it's true tat in fengshui's view,...#4 is infact a good number

hi hi, yes! i heard from agent that initial the owner was asking high COV and they wanna do *illegal* transaction,...but then, no buyer willing to do that....hahahhaa then, when i view that unit, they also wann atry their luck by asking that arrangement, however, the amount has reduced quite a alot. I also rejected and offer buy at value...keke guess they really desperate and finally gave in lor.

my unit facing the main road.... ya ya, 24hrs mart just next to my blk... there's also car wash service there...keke

thanks hello for helping me reply yeap, hello is right. the previous owner has gone thru divorce case and ordered by court to sell within 6mths,...and initially, the owner asked for quite high COV and nobody buys.....hahahah then when i went to view,....the valuation is expiring in few days time,..and their deadline of 6mths has overdued. so, they are kind of under *force sell* situation....keke

we will never know what is HDB's plan.....cos you see, they annouced not building anymore executives.....and now there's this 5room Loft upcoming. it's classified as 5room,....but area, space, layout, etc etc.....pricing also at executive level leh. as EM is really rare,...thus we never know whether HDb will be building such flat in the future....keke anyway, i will still go for EM or maybe EA even if i sell my this EM in-future,.....cos i really need a big area (eventually my in-laws will be staying with us lah).....

ya, from what my bro told me (he's a property agent). he says,.....EM price will sure be able to fetch high,...due to rarity of this. moreover, with the new 5room Loft now just introduced, it is infact advantage to us (EM owners). cos the selling price is so high from HDB, and it will sure be asking a minimum of 600k-700k when it's time to sell. and in terms of the layout, those EM are a better choice cos all bedrooms are on 2nd floor...etc etc

ya, infact,...when i was shopping ard and all valuation was quite high,......all above 400k! so, the moment i saw this current unit with the right price......i immiediately offer and signed OTP....hahaha guess now if i get the valuation, it will have appreciated much more liao. yeap, some paid quite alot COV! rich rich!

usually HDB will take abt 6mths-1yr time to react after the private property. so, i think if can hold for naother 1yr, things will be better (for buyers) but for sellers, hv to be realistics on the asking price then.
