  1. thanks guys for all the great sharing. as i prefer to have maximum opening, we have decided to go for a double later sliding gate.

    i'm actually surprise that object sensors are not included by default considering is 2022 :)

    for sure i need the side gate integrated into the main gate as mine is an inter-terrace and wont have enough space for dedicated side gate. will take note of how the wiring runs, i initially assumed this was easy-peasy to have remote lock/unlock. my plan was to have keypad at one of the sidewall.


  2. i'm not familiar with the topic, but one thing i can attest to is completion timeframe challenge. you must bug, hound, track and spend time to monitor closely. 

    i feel in times like this, the loudest home owner gets the most attention. 

    before you sign, just make it clear to the contractor that you are going to be a PITA and if he cannot tahan u hounding him, he better not take your business, set the correction expectation and make him come out with a detailed workplan down to day first before you even sign anything.


  3. quick update... Piling has completed... estimated was 14m but actual did about 23m, not sure why the variance is so great, but anyway LL also, it is what it is, not something you can nego.

    Pro tip: dont be swayed by quotes that offer you low cost in vibration monitoring, ecc, setting out etc as these are ONE time cost. focus on the piling per meter run cost, cause this is one variable that has a multiplier effect!

    Eg: my extra depth per pile is now ~9m, i have total 58 piles, each pile is $78/m run, total is ~ SGD40K b4 GST!

    I'm not saying this will happen, but imagine your PE has kickback from a specific piling contractor, he and the piling contractor can easily work together to under quote your initial pile depth.

    The initially TCO can still look low and they make back from the extra pile depth easily, so when you ask for quotes for comparison, dont just look at the final estimated cost from the various vendors but also the per meter run cost cause this will come back and bite.

    anyone has any recommendation on what material and who to contact when it comes to creating a wooden panel effect on roof eaves and car porch roof?

    Prefer not to be real wood as it will be subjected to elements.

    My builder as quoted me Aluminum wood looking ones but the cost is astronomical and i would argue even higher than real wood itself.

    the best offering that looks most realistic, low cost and light is actually this from a MY company: https://mazeconcept.com.my/car-porch/ but i cant seem to find an equivalent in SG

     


  5. forgot to share something quite useful, the sequence of submission can be very confusing and as an owner i cant seem to find a single location that summarizes the entire process in a clear enough fashion.

    i thought this was extremely well summarized by my Ar Jonathan: 

    A) URA
    1) Provisional Permission (PP) - Obtained
    2) Written Permission (WP) - Pending Approval

    B) BCA
    1) ST01 - Demolition Submission - Can be submitted with item A1 approved. 

    2) Permit To Commence Demolition Works - This application to be submitted after item B1 approved to commence demolition works

    3) ST02 - Foundation & Superstructure Submission - Can be submitted with item A1 approved. 

    4) BP01 - Architectural Building Plan Submission - Can only be submitted after item A2 is approved. 

    5) Permit To Commence Foundation and Superstructure works - To be applied after Item B3 and B4 is approved, only then the building and structural works can commence.
