  1. Hi 3cube, May I ask is your company a design and build? Also wanted to ask if a soil test done for an interterrace to do rear extensions and perhaps to reposition a pillar at car porch front middle to the side, what will the process be like? Are the soil test done the same for varying types of housing?

  3. Yes thanks for the advice. We are also starting to realise that predicted timeliness from contractor can be volatile. We are mostly considering these options as we have the deadline to move in dec 2022. So I think latest construction to start by after cny 2022? Is that safe enough
  4. Ya up to line x2. But ya don't know if it's feasible. And if it is possible, whether there is alot of costs savings. Ah yes, I'm not sure about how excavator machine will reach the back. Is building a stairways up to the attic level considered increasing gfa? And would making the attic accessible and usable as a bedroom be a cheaper alternative versus extending to the rear for extra bedrooms? And if there is water tank at the attic, is moving the position down to first floor recommended for easier future maintenance? How can one check if we can go without water tank?
  5. Oh ya I don't mean footing done on level 2. I mean footing done on the soil, would the costs for the amount of footing needed change if the amount of extension is purely only Level 3, up to where level 2's extent.
  6. Thanks once again for the info Wanted to check- if footing can be done, would it change/reduce construction costs by alot if extend only level 3 to where Level 2 is originally? Is that even possible? Or main bulk of construction costs is in the footing and amount of footing needed and costs involved is same for extending level 2 and 3 versus just extend level 3?
  7. Hmm if just extend level 3 to create same 2 additional bedroom layout like on level 2, plus a common bathroom on level 3--- would.still need piling? And if piling needed, cost wise, would it be advisable to extend level 2 plus 3 till 2/3 metre boundary
  8. Thansk, sounds like so much to consider. If the level 3 extension is into an open roof terrace at attic level - any cons to that ? If classified as a reconstruction, will a bomb shelter definitely need to be built?or able to ask for exemption?
  9. Also if not doing extensions, for full interior major renovation for a landed, is it still advisable to go look for a builder type main con? Or any contractor is fine
  10. Thanks for the advice. Any advantsge of a class I versus class II builder licence ? From what I read its just the max size of project that the builder can undertake.
  11. I bought the plans from Bca. Not sure but I think should be unless the place is so old that there is no plans
  12. Wondering when looking for main con, should look for those with builder licence or those regular contractors , if for A&A versus only for full interior renovation? And is there a need to go for those with builder licence 1 versus 2?
  13. Attached side elevation plan - essentially want to create 2 more common bedroom and toilet. Is it possible to extend 2nd and third floor as an A&A ? Plus full interior renovation. Does it still look like a 800-900k estimate? Was hoping 500-600k Also current roof tiles as per the plan states is clay tiles. If not leaking, can keep as much of original or advisable to change to different type? A contractor came to see and mentioned something about the existing roof should change so that water doesn't retain in gutters And if change to new roofing what type is better ?
  14. Oh no. That is way too much. I'll wait for builder to get back on pricing. I'm also concerned about having additional costs mid way of construction.

May i check the likely costs for A&A if extend to rear level 2,3 of 3 storey inter terrace resulting in increase gfa from 269.4 sqm to 400 sqm, with pillar in car porch area moved to the side as well and full interior renovation including electrical, toilets, also retile car.porch and backyard? Looking to use big tiles in living room abd level 2 and 3 using vinyl tiles

  18. Thanks for all the advice. May I ask when would 3 phase 63A not be enough? if want to future proof for lift installation in the future, how much should the electrical be upgraded to? Or is it possible to upgrade it next time instead when installing a lift
  19. Thanks for the advice. Yes we will be doing full interior reno so changing flooring. But will switching the pipes and all, due to change in layout of toilets, is it fairly commonly done ? Does it incur a lot more construction costs if we are already hacking and doing A&A?

Yes Airwell has its positives , but the current layout on first floor is living room , few steps up and dining area with the Airwell on the right and such that the Airwell dips a few steps down. A common toilet opens into the Airwell and then a granny room. after the dining room on left, is the stairways and then the kitchen behind we would love an open concept kitchen but seems current original layout won’t allow so. Contractor suggested switching the layout over. But that would involve moving position of toilet. Wondering if such switch if layout , whereby toilet pipes etc will be involved, is it fairly commonly done or it would make the interior reno very complicated and very much higher cost involved ?
