  1. The Ki Residences At Brookvale Condo is located at the idyllic Sunset Way just off Clementi Road. It is a 999-year leasehold condo development occupying the former site of Brookvale Park condominium that was sold en-bloc to Hoi Hup Sunway Clementi Pte Ltd, a joint venture between well-known housing developers Hoi Hup Realty and the Sunway Group. Key Attributes of Ki Residences At Brookvale Condo The following are the key attributes that makes Ki Residences At Brookvale Condo an attractive investment. In land scarce Singapore, a 999-year leasehold property will negate the fear of lease decay and declining property values. Such land is rare as they will only come from existing stocks held privately (e.g. from en-bloc or collective sale) as the government will no longer be offering land with more than 99-year leases. With a plot ratio of 1.6, it will yield a total gross floor area (GFA) of 656,494 sqft, inclusive of the 10% bonus area for balcony. There will be ten 12-storey blocks comprising approximately 660 units of 1 to 5-bedroom units (see Floor Plans). To improve accessibility, the developer will construct a new road eastward (see map) that cuts through a forested area to connect directly to Clementi Road. Currently, there is only one access road leading in/out of the Sunset Way estate. The new route will reduce the travelling distance from the condo to the main road from 1.5km to 500m. This will also reduce the walking time by two-third to just 6 minutes. Moreover, the end of this new access road will be very close to the bus-stops along Clementi Road, thus providing convenient access to public transportation. And in the future, there may potentially be a new MRT station as the Cross Island Line (CRL) is likely to pass through the area. Phase 1 of the CRL will be from Changi Aviation Park to Bright Hill. Subsequent Phases will see it extend to Jurong while passing through areas like Bukit Timah and Clementi. Ki Residences At Brookvale Site Layout Due to the nature of the nature of the Ki Residences At Brookvale site, which is elongated, all the blocks are laid out side-by-side to each other. In other words, none will face each other and this maximises airflow and ventilation. In addition, the blocks are either north or south-facing and hence, residents will avoid either the morning or afternoon. As the blocks do not face each other, residents will also have more privacy, especially those on the lower floors as there is no fear of people peering down at them. Another impressive feature about the development is the huge amount of space allocated to landscaping and facilities. Usually, such luxury is only afforded to high-end condos and this is something potential buyers will surely appreciate. Entrance/Drop-off Point: For visitors, the grand entrance and drop-off point with the karesansui-inspired water feature will surely impress them. These overlook a calming rock pool that will put your mind at ease, while the hydro-therapy pool allows residents to relax aching joints or let the falling water gently caressed their bodies. Meanwhile, the steam room allows residents to relieve their stress or to burn off calories for a healthy lifestyle. As with the overall design concept, the hydro-therapy pool is surrounded by lush greenery and thoughtful landscaping for a more intimate experience, as well as providing more privacy. Children Play Area/Party Room: The Ki Residences At Brookvale condo is designed with families with children of different ages in mind. Besides the water features and kids pool, there is also a play area with spring riders, climbing mounds, boulder walls and a trampoline. In addition, a kids room for hosting parties is beside the playground, which is a nice feature to have. Ki Residences At Brookvale - Homes Designed For Everyone The Ki Residences at Brookvale features two apartment types to cater to different profiles of buyers, namely the Signature Series and Luxury Collection. Its dedication to nature extends into the homes too, with each unit fitted with Juliet balconies that invite the outdoors in. The north-south orientation of all the blocks without any of them facing each other also means residents can take in the breeze and enjoy cross-ventilation in their homes while avoiding the morning or afternoon sun.
