Kitchen Top Laminate

Hi, i have rented my unit out and when the tenants moved out, I got a shock. The kitchen top laminate is damage either by prolong water on the top, or over zealous cleaning with green wool.

I have asked a carpenter and he said that the best way is to replace the whole top. I know that all the lamination is done in the factory. Do you think is there any way to do it easier?

If I have to replace it, I have 2 questions.

a. I know what ever material I select, there is pros and cons, from all the bros and gals here, what do you recommend and why?

b. Do you think the carpenters and solid top manufacturers are are able to provide on the kitchen top and nothing else?

just a friendly advice to people who are keen in renting out their unit...Dont rent to group of friends, rather rent to families. Group of friends only look after their own room and any common areas such toilets, kitchen, living and dining room, they do not care.
