Wanted to know the average market rate for COV for Bukit Panjang, 5I flat, 20yrs old. Condition quite poor. so need major renovation

*2 Toilet - total change, tiles, sanitary, pipes for the sanitary

*kitchen cabinet - hacked and build new ones

*hack two walls

* hack cornices which is yellowish

This flat is

# near market (10mins walk)

# near LRT station (5mins)

# blocked view front and back (north south facing)

# 8th floor

# corner, near lift

kindly urgently advise as we're not sure if their asking of 50K is too much for a run-down flat! thanks so much!

Hi,

It might seem a little bit high for Bukit Panjang vicinity unless it is within the proposed new MRT line. If i am not wrong, it should be around 30-40k.

You can try Ask property questions. There should be experienced people who can help you.

why don't you check the average transaction price for your area in the HDB website? That one includes the COV. So if your total is about the same, it should be reasonable. But probably can ask for less since as you mentioned it is poorly maintained.
