I go my keys yesterday.
My budget $25k. Managed to get a quote for $18k but would like to know from you guys what you think.
 
Here is a list of what I think would be suitable.
- Homogeneous Tiles living and dining. (Dark, Cement/Stone type. Will be going down to Soon Bee Huat to have a look)
- Vinyl for the rooms. (Not yet sure color scheme)
- Service yard, hack one side wall, and window up the service yard
- Run drainage to other side, for Sink + Washing Machine.
- Service Yard, one side top cupboard, another side bottom cupboard.
- Box up ugly drainage piping in service yard
- Kitchen counter, one side only (hack service yard wall side)
- Counter top with only partial bottom cupboards. Some space for sitting. (No top cupboard for kitchen)
- Sliding door for kitchen (slide outside, hanging)
- Living Room, suspended TV console, (maybe cheap feature wall)
- Half height wall between living room and dining area (around 1600mm)
- Hide the Bomb Shelter with cupboard
- All rooms suspended table at window (water resistant, as may end up using as place to put some plants)
- Hack wall between Master bedroom and common room.
- Build full height sliding door wardrobe between two rooms, accessible by both sides. In wardrobe only poles for hanging clothes no drawers. Slightly raised floor in wardrobe (vinyl as well if possible)
- Both Common Room doors change to Sliding suspended.
- Common Toilet, full height divider between Sink and Toilet Bowl + Shower. Door can close toilet bowl but allow access to Sink. *drawing attached
- Simple vanity for both toilet sinks.and some waterproof shelving above toilet bowl and at shower area for toilet and bathing stuff.
- Painting, possible to do gradient? Ombre? Dark floor color slowly fade into white ceiling color? *pictures attached
 
For most items if safe to use cement + tiles (eg. study table / tv console) I prefer over plywood as I always mop and use the spray to clean the house, scared rotten, if can use solid wood also ok.
 
Also, where is the best place to get:
Tiles + Vinyl (Soon Bee Huat good price?)
Sinks (Granite? Stainless Steel?)
Lights (LED, plain inconspicuous designs)
Fans (cheap and lasting with LED light if possible)
Water Heater (gas? or storage?)
AirCon (Daikin or Mitsubishi Heavy Industries?)
Fridge (Hitachi? or Samsung/LG?)
Washing Machine (with Dryer? -likely seldom use but may need to in a pinch)
Stove (La Germania Standing Cooker any good? Or stick with separate stove and oven?)
 
 
Alot of questions which likely should've been asked much earlier~ Haha!

Hello fellow Opeth fan, watershed was what got me into them lol!

I am a ID and renovation firm owner and I recently did a unit nearby too!
Thought I'd share a little.

Dont worry about using laminated plywood, unless you really soak it in water the laminate protects the plywood pretty well.

the gradient painting abit hard ah, gonna cost quite a bit to do so.
 

Tiles + Vinyl , I prefer to look at Hafary
Sinks Go SSC see see, best is get your contractor to get for you
Lights Walk around Balestier, or maybe even go over the causeway if you wanna save more
Fans - remember to look out for height limitations
Water Heater- gas is convenient, but storage still the best imo
AirCon -your preference
Fridge -again your preference
Washing Machine (with Dryer? -likely seldom use but may need to in a pinch)
Stove -stick with seperate

Thanks for the great insight Lupan! Would certainly love some help, I've not engaged an ID yet and since you're an ID yourself, would you give me a rough quote for my consideration? =P 

The gradient walls have been a concern as you mentioned, may need to engage professional painter or DIY it myself. Haha!

I'd love to, but pretty hard to quote based on just the information above haha
I can give you my costs for carpentry though, It'll be pretty easy for you as you have a clear idea in mind of what you want.
I do have to say that I feel your 18k is really tight, so I advise that you do routine check ups by yourself, don't settle for less ah!

I love the gradiant walls man, if you do DIY please share how you did it, maybe I'll train my painters hahaha.

Hi hex! You got $18k quotation??? Wah that's very cheap. But pls be careful. Cheap is not always the best. My mom chose a ID with v cheap price but ended up spending a lot more because of hidden charges. 

We are also doing renos for our BTO - my contractor helped us buy LED lights and KDK fans from JB, so much cheaper!! And heater too. We also go soon bed Huat but Hafary is nicer and sometimes got sale!  Your painting Super nice!
