Question about SOBF - NO WARRANTY FROM HDB

Hi all, I’m new here so pardon me if this is posted in the wrong thread. Basically, I have selected a SOB flat that is marked as a repurchased flat. This does not come with a HDB warranty, meaning to say that whatever defects I find will not be covered by HDB.

Has anyone here selected a unit like this and what is the extent of damage in terms of defects, as well as the cost to rectify it through your ID/contractor? 

I don’t think many people have gone through a similar situation so I would APPRECIATE any help here, thank you.
