Need advice on new house

I worked really hard all my life in order to get myself through school and save up for the future. I am now planning to buy a new house anywhere near North York. Looking at the prices and being single, I think it would be better to look at new condos for sale.
A little bit about myself, I am 30 years old, currently living in a rented house. I have a very good credit score and credit history. 
I would ideally like to go for 2BR or 2BR+den. Not all of my down payment money is available to me at the same time, and even if it was, it would not amount to 20% down payment for most places, which will help me avoid insurance fees, etc
As I am a first time home buyer, I would like to know What hidden + legal fees should I prepare for?
Any other advice you can give to someone as naive as me.
