Dats really a BS answer u gave, hope u dun go around spreading. Me & my wife both work in govt sector. We have failed in almost every ballot from bi-monthly all over spore, BTO etc from start till recently we gave up & bought a resale flat. Like another forummer mentioned earlier, its pure luck. -

mayb can trick bit..tell agent..i dun 1 pay u a single cent. maybe agent tear the OTP on ur behalf.. tis wat happen 2 my frd..but he wanted 2 buy the unit though. at least no harm trying. -
I b putting at the same area wher aneon is putting..cant decide whether 7 or 8 ft. mayb 7 ft to play safe. I tink hav to go dwn 2 the place to visually see..sure will PM u. I got a frd working in this industry but i tink he charge like quite exorbitant altho old frds..mayb his pool tables professional type. He quoted like $3k+ for 2nd hand pool tables. Im not a professional..juz play2 for fun..dun need such tables.

found the website..thanks..at 1st thot the 2in1 pool table cum table tennis is quite cool. but i would prefer a pool table cum dining table..afraid put all the hot food,wear & tear etc might cause damage to the surface. price quite reasonable but the slatebed models out of my budget..guess got 2 physically go down & take a look.

No rush la..oso dunno when i can reno, after paying the cov,delivery expenses..etc.. i find myself like veri poor,oso not like i got previous property..so can get the cov from 1 side to pay the other side. all paid thru my savings.. my pockets got to recover 1st,thinking of paying reno/furniture etc..like wanna faint.esp now economic uncertainty. not wise to fork out so much $$.. nw tinking of renting out the EM for few months.of coz lock up 1 room or something. partly oso my baby is too young, not sure whether changing environment will be good 4 her.

Hehe..havnt consider coz like still long like dat. For time being,after the previous owner shift out. My inlaws might shift to our place coz they are renovating their current flat.

went for my 2nd appt 2 days ago.. I thot will have a hard time with seller but i knoe i got upper hand.So will still insist on my rental rate. skali owner juz say ok..we will pay if we need to extend...phew..

Dats the exact advice my frd gave me, he also faced the same problem when the seller requested another month's extension. He told me to at least request rent to cover the CPF contribution monthly, might have to mark up bit coz i paid alot of CPF $$ upfront.

Ya..dats wat i wanna ask around. Not too sure whats the average rental rate of EM per month, but i feel like charging them a fixed 2 weeks rental of $1k. then pro rate the rental for every 1 day delay.

Yesterday went over seller's place for final inspection, I feel bad coz its hari raya and his place is a mess, half his stuff packed in boxes. Went there and sit on the floor. Went to look around. i tink need some reno work..like toilets, the 3 rooms, recess area,kitchen dunno 30k enuf or not. House like look in worser condition when i 1st viewed. Best part.seller and agent ask me whether they can extend another 2 weeks on top of the 1mth i already given them coz they are taking over the house later next month. I feel like stranggling them. I have gave them alot of time and been veri patient. -placed deposit,exercised OTP within a week. -agent put 45days after signing OTP then exercise. -agent took more than 45 days,i tink ard 48 days to exercise (after i keep reminding him to do so) -1st appt date i got was much later than i saw in the HDB website. -2nd appt is 2moro and will give them a mth grace so its 8/11/08 then he move out. -Nw he request to move out till 30/11/08. To "compensate" me, he say willing to pay my dec 08 utilities,conservancy fees.I tink doesnt amount to much. I feel like charging at least $1k rental on them.

ur main gate is juz a wooden door? I hope its secure enough..tink a strong kick can break apart the door.. I tink a grille will make it safer.

can share the address of the pool table outlet? i myself is tinking of gettin a pool table.. how much isit? A frd working in such industry was tellin me..to get a pool table made of slate..somethin like dat, coz over time dat table will warp.. a 2nd hand good 1 will cost like at least 3k..which is way above my budget.

Nice tip on the balcony, my future balcony oso very funny.Previous owner got do owning but never do any false ceiling, so can see the exposed awning.Maybe can do something like urs. The small space on top of balcony is quite useful i tink,same as mine, i tink can put stuff on it.

If got unit number better.. but then sometimes it depends..if cheap pple will still grab.. but the yishun house where 3 china girls were killed..tink thats the worst!

acherli..lock up 1 room oso illegal..but cases like tis,usu HDB close 1 eye & oso lockin 1 room,ur rental income will be lower too. My frd juz use the house to sleep and keep an eye on the tenant. Day till nite he wont be around...

U cannot rent out the whole unit,maybe a room or 2 provided you stay in the maisonette.or after 5 year stay. I tink its okleh..i got a frd who stayed in the maisonette,he rent out 2 2 rooms above and even the utility room to a "pei du" mama & her son. The utility room he rented out for $500..wah lau.tink he earned like $2k a mth & still can stay there. Im thinking of doing wat he doing too..hehe.

Ya..love the space in the recess area,still thinkin wat to do with it..but bad part no windows except at the rite side.recess area is so big i thinkin partitioning part of it to be a utility room & break open the original utility room. As people passing by the recess area can peep thru the window. Ya..i tink toilet 2 can do a separate shower area,mbr toilet be bit tight but still possible. when i went to see the actual house,i felt the mbr smaller than the other 2 common rooms..so funny.esp room 2..very big.

Eh..realise i nvr post my layout..hehe I dun like the bathroom layout oso,cannot put shower screen.. oso i prefer hav balcony in front of kitchen..can make into laundry room.hehe. but wat the heck..enjoy wat u have..hehe

wow..love ur kitchen & toilets.. in fact..dats wat im planning to do 4 mine...coz the present owner broke the utility room to expand the kitchen..but i wanna partition back the room. hacking the wall to make an island seems like a better choice.
