  1. ya same unit. ya only able by one agent see which agent really want to help u. at the first place is ERA sms me saying this unit VTO. later on Propnex sms the same unit ask me to view, i reply propnex that too late i just viewing the unit which she find for me. then happen is the ERA not free to reach to bring me view the flat she call me saying the seller agent will meet us to bring us there. when reach so far ok then we call ERA agent to offer the selling which is $10k ERA say cannot la less then half offer. then we no choice call the propnex agent ask her whether able to offer for us since she never bring us to view. she say okok i offer for you. she had offer the seller $10k which the seller say will close by $15k then i and my husband say let wait bah happen last week sat it appear $15k neg see how different is it... i just see and wait lor....

I got view a 3room flat at west two week ago. 2agent help me to get flat the blk which we want end up 2agent giving us the different price. agent from ERA she say seller want 25k cov agent from propnex she say seller want 20k cov neg. is 5k different plus neg. since that blk is what we want but after viewing. we offer 10k cov to ERA agent. she told me cannot la... how to offer less than half COV. then we decide to call propnex agent asking her whether help us to offer. This propnex agent really help us. she call up seller agent and offer. At least this agent is helping us to offer. when she call & telling us the selling want more need 15k to close. then i say ok we consider. few days ago i saw the adv appear 15k COV. happen ERA agent asking us whether want to close at 18k since the seller actually want to close at 25k. see the different. i view the flat till i tire already. now still viewing....
  3. All i can say is be very patient..i have been searching for a unit for nearly 2 years...from being engaged to now wife going to give birth. Now owners are willing to lower their cash portion. Only recently found a unit which met our criteria. A rare corner EM on the top floor,unblock,renovated,huge sqm ard 160,near amenities & near simei & tamp mrt...cov ard 25k,val 450..val bit exceed our budget but tinkin of the free nanny care (since inlaw stay 5mins walk away),free meals etc we agreed. Owner wanted 95k when we 1st enquired...really wonder how i managed to slash it to 25k & agent commision 0.5%.Think can slash lower la but seller was very nice. Now i feel property market swaying towards the buyers as no more en blocs to disturb us.covs are dropping, but valuation increase quite a bit. a few units agents which we viewed before..called or sms me to tell me so & so dropping their cov, so ask me to make an offer. These agents are those which snubbed me wen i offered them higher few months back..surprised the unit still on market..now my turn to snub them back.. Oh that good for the agent commission is 0.5%.
  4. Can intro your agent to me cause i looking for Low COV too but not really trust some of the agent words.
