  3. Hi Starlight, No COV can happens... it happens for almost 10 years just before the last (recent) year property bloom in 2007. Recalling that from almost 1998-2007, almost all EM are selling at low/no COV in average, if i am not wrong. However property market got peaked from 2007 till 08 march due to good economy & less regulated en-bloc markets, this bloom the property markets & help sets many hdb sellers into unrealistic COV expectations but also helps release many good units that previously sellers are alway relunctant to sell due to negative sales (as they buy in peak 97') etc... Everything goes in a cycle and almost for sure, market situations like the above will happen again.... how long and whats the stretch of the cycle, noone really knows as it all depends on so many factors. Usually if you are staying as your primary residential unit, paying thru cpf and if you have a lot and a good monthly contribution, the above hardly affects you... Also don't get too worry and suspect the house you are considering sure got problems. No COV can be a steal as what a fellow from this site mention... Sometimes due to the impending global recession and the long over-due materialisation of property slump coupled with the fire sales at this moment... i think the near COV can happen and should be starting if the global econmy continues at its current pace ... Remember sellers are also worried and scared!!! if they really want to sell, they will & have done their sums... This may lead to some of them to consider the earlier mentioned factors & now are willing to quickly let go: by cutting their loss (or profit) selling at the current relatively high valuation. Remember its not COV that sets the sellers' profit etc . COV plus valuation = the total nett selling price & that works to the total profit/ loss after sellers less their outstanding mortages, interest and dues. My opinion is that big Hdb unit's Valuation will probably slowly slides down and even-out without COV in the near future if economy stagnanfied or run into prolong recession. Remember Hdb valuation is always slower in reflection of the real property market condition... (usually about 3-6 months). In a hdb property sales, the COV will likely first stablilize then falls (like in the possibly coming downturn). This may be attributed to the downwards rippling effects from the poor private sales and dipping private prices anv Huge supply completing in the near future... But overall EM may be just a little more resilient as the supply is limited but can be more affect by the private markets as its always consider either as a "substituition" or "alternatives". Ie. why you buy a condo or walk-up if in the next 6-12 months a 99yr lease 3 room private unit is calling at $500k from a bank sales? See the effects and the overall picture? I think you need to state/ consider your location, Floor level and expectations (like near schools, malls, mrt etc) These are factors that will decide its value relevant to you. Like you need a big unit (no of rooms) at a certain price? Like location? But most importantly, consider the reasons to your purpose of purpose; this unit or others. So you works towards achieving what you want and be happy about your achievement rather than what the market asks, & pay and worst of all in ignorance. I bought mine in Bishan Central with COV $5K!!! But a nerve wacking and stressful time over 6 mths....I might just not make it then... luckily I was blessed with both my good COV sales & low COV purchase so it works out well for me then. do your research well... visit the unit a few more times.. spend walking around at different times of the day and speak to neighbours if possible to find out more about its history etc.. this may helps. BUT ALSO ACT FAST!!! good unit usually may not wait! Understand that there are many reasons why sellers wants to sell!!! 1. Cash out while its price is still good now rather than if it falls further?... 2. downgrade? don need such a big unit any more as children moves out etc 3. Financial problems due to the current economy etc etc.. need cash flow... need to have lower monthly commitment etc... Be open. Accept that above various reasons may not always be negative to the seller. And also such real reason will always be a lingering negative influence to you in future. Just pratice your due diligence if necessary like move-in ritual, implenting Fengshui etc depending on what you believes... But on the contrary, always also take sellers (esp. agent's) words with a pinch of salt for their reason, as no-one usually would want to announce that they are worse off etc. Everyone wants faces. Just make sure such reason is not like a dire situation to why the sellers are selling being like murder or a haunted hosue etc. which is usually against your benefits to the new ownership. Also understand that property price WILL always goes up n down... Now you may buy high but you sell high as well... when you buy low... you also sell low etc in almost all cases... Plus Its not very possible and accurate to time property sales, very hard and stressful. many time scan go wrong. Lastly, in essence you must love your unit and its whole package considering what you want. Importantly is what you can afford and how it fits into your plans & overall financial, taking consideration even the reno and misc "hidden cost".... so its really time to think over your requirements now.... But also be prepare whatever we can do or plan... theres always Murphy Laws at work... Expect the unexpected as everything & anything can go wrong!!! kekeke Just be able to answer to yourself lor...   4. Hi 'Amberfish', I stayed on #4 for almost 8 years n of course now i have "engineered" n is moving on to a #10 EM. have not stay yet so my below comments are only restrictive to some extent. My 2 sided takes are such: Low Floor: u prob know n understand tt e fact sometimes a low flr unit may seems financially less costier is tt lower flrs units are usually harder to re-sell... not that its valuation is low... of course. But they tends to be comparatively lower than higher flr with the difference being its COV. In good times, COV will usually b way higher than Valuation for higher unit while in bad times, the price tends to linger closer to the valuation for most situation. 1 of the possible reason is that buyers tends to consider in general the higher unit first thus for lower units, the sellers has to/ tends to price themselves down in order to compete wit the other sellers of higher units... Take the above points as an additional consideration in the financial terms and remember they work both ways... when u are a buyer and also when u are the seller... the market forces is relative in goov or bad times. Also for low units, they tends to b darker or less windy esp blocked... You need to check and compare.. do your homework n accept well informed of its pros & cons. Remember some high units also kena block n are dark or "windless"... High Floor: Tends to be more costier and often ridiculously higher... Need to work your maths in this case. For good units, many buyers sure fight it out one... Many units, the higher u are, the more likely are subjected to east or west sun due to the many factors especially due to the block's configurations. This can be good or bad. It can be especially bad for some directly facing West as they can be so extremely warm in these units... imagine from Noon 12pm till 6pm, your unit may be pratically be baking to welcome you in the evening when u go home for your night rest... May not be a good experience in such instances. thereagain i have known some people who enjoy such setup... hahaha... Or in some cases, invent innovative ways to shield or reduce such problems... But buyers generally take the heat negatively.... So much for my 2 cents worth of thoughts.... evaluate the options carefully n consider in details... afterall its about your expectation n what you can accept and are looking for.... Byron

  6. Hi Angel & Jessie, Thanks for e encouragement. Nice or not? not sure yet cos i took a bold steps for a "Fusion Concept" ie modern contemp mixed oriental. Also another potential error is the use of glass black to coodinate with the Rattan Texture Grain... I m still not 100% sure on its results yet... seems ok adding to my movern contemp look but there again it may still go wrong lei.... Reno process is slow... cos i sack my last main con... now coordinating all myself... almos 1 work after another step by step... week by weeks... kekeke Last sat, have the 2 #2 showerscreen up plus 2 sliding door in the kitchen up.... also laminate at #2 almost all up except for 1 room.... looks great... Today the electrician is completing most work...then tomorrow the stairs steps in parquet will b up.... I shoulv b able to grind n polish my marble next week....also have the Wrought Iron Stairs Grills n mayb gate up..... Thats all for now folks.. so anyone's house warming coming up... kekekekeke

  9. hey gals... My colour is cream, camel biege and white with lots of glossy black elements like glass n high gloss laminate... kekekeke.... my last was dark wood with cream... dark wood for parquet flooring for all rooms, doors, door frame and even skirting....

  11. Hi my previous both toilet has Acrylic panels (Clear) with white aluminim frame for like 7-8 years. Great n cheap i suppose as compare to glass if u can accept plastic panels. They are durable but also tends to get scratches easily.... especially from cleaning etc... also tends to warps a little after some years.. Overall i should still say an economical n functional shower screen but i still define it as a "class" lower than glass panel. consider n compare the prices as i am not surprises nowsaday the price difference may be not too great.

I have Hall: 12 x 18W (3 alternate switches) dinning: 4 x 28W (i think) + 1 set of Chantelleria Walkway btw Hall & dinning: 2 sets of 3 Halogen lights Entrance: 1 set of 2 Halogen Lights Stairswell: 1 set of 2 Tangsten lights Lanterns Reno not completed yet so I cant comment on the lighting effects yet. cheers

What i manage to find out is a company in KL doing it and they have no intention to cross the causeway to install for anyone. Btw the price is really scary...
