yes that is not my time, as those transacted sales you need to minus off 3mths. so those pp bot the ems during jun- sept la the valuation is not high in jurong but the cash is high wo...those renovated type can ask for 50k and still hav pp pay for it..i saw one nex to swimmin pool de veri near mrt normal renovation only asking for 50k and sold within a week wo.... And my agent tell me tat time..i am so use to stayin in north east better to stick back same area so in the end..get the em at hougang

Yes, i love baking and cooking too!! am veri excited as am getting a new kitchen!! as my current place i nvr redo the kitchen..so my new place i will hav a NEW kitchen! Veri excited.. but also headache at the same time as having tight budget to get the hob, hood and oven..cant buy too cheapo one too as am a heavy user.. Ya..its far as in the 1st place we cant find any hougang Ems within our budget for the Covs so tot Jurong side will hav lower COV as my hub workin place is there and the ems there are generally bigger esp the living room..

Ya ya am thinking of tat too!! Than i can post my New Year goodies pics up and i simply love to bake!! I was intially looking at West side too but cant find any and all are pretty old and askin for veri high COV..but i actually like the layout of your EM. so am lucky tat in the end get my current EM! all fated bah..

Shift the wall in so that the balcony will be smaller and there will be a wall between the living and the balcony and thus having a bigger kitchen.. anyway..we are still in the midst of this...also duno how as alot of hacking= $$$$ lost..

Thanks for the info! I will read thru it . My id actually propose to hack the wall but build another wall between the living and the balcony up to cover up the balcony so the whole kitchen is shift in so where the pipe is will be where the kitchen cabinet starts.. well we are still thinkin.. kind of real headache lay..sigh..

hi SGbuzz, jus checking with you, you mention fengshui not gd rite if the main door can see the kitchen? as the id tat i met propose to hack away the wall between the kitchen and the study room and also the wall for the kitchen to the balcony so from the main door will be able to see all the way to kitchen...my layout is the opposite of yours, the current owner actually already shift the door from facing the staircase to face the study room instead so now headache you are removing the roof of yours and i am buliding a roof heeee
