Haha I think I also got influenced by all the "bad experience" stories I read here....so far she has been very efficient, that's the reason I engaged her instead of another agent. But I dunno if she will change attitude once I paid her in full... Today she also called me to remind me about my appt tomorrow and what to bring...she emphasised that we need to pay her tomorrow cos it is already agreed upon haiz. So seems like no way of backing out of paying her tomorrow unless want to create a lot of unpleasantness. She also assured us that she will oversee the things until the end...hopefully it is not all talk and no action ba.

Yes invoice is already issued. We signed a letter of commision during the time we signed our OTP. That letter of commision does not have any date stated on it about when we have to pay. The invoice only has the date of when it was issued but not the deadline as well. But it did state that an interest charge of 2% per mth will be imposed on overdue account. But problem is not she kept insisting we should pay her by 1st appt and if we don't, she will probably start to show attitude and don't help us anyway...

Hmm I just looked at the agreement that she asked us to sign, there is no deadline stated there for paying the money...she did issue us an invoice though... I tried to explain to her that I am uncomfortable paying her by 1st appt but she kept insisting that we have already agreed on it and shouldn't go back against our own words...so I think now even if we come to the conclusion that we pay her by 2nd appt, things still won't go well cos she will not feel happy with this arrangement...

My agent called and insisted that I should pay her by 1st appt. She claimed that this is standard procedure for all buyers, all payments to buyer's agent should be settled by 1st appointment. Plus she has also issued us an invoice to state that we will pay her by 1st appt. I tried to get her to agree to us paying her by completion but she refused... So how now?

Yea he did mention that to us also... I am thinking if can use tile which is 2.60...then can save quite significantly haha...maybe the kitchen tiles we will use cheaper ones... At first we don't even want to hack out the kitchen floor but then it doesn't really match with the concept we have in mind sigh...

Yea, my hubby and I were talking about the tiles just now. Any big difference between 2.60psf tiles and 3.00psf tiles? Cos Henry quoted me based on 2.60 tiles while Patrick quoted me based on 3.00 tiles. I just received the finalised quotation from Patrick, now has increased to around 26k if we want to do everything we plan to T_T

Hmm ic...but how would we know how much grant we are getting? I mean me and my hubby are estimating we will get around 45k (living near parents + additional housing grant) but the grant is subject to approval rite? Cos we are only submitting our payslips and other documents during the first appt for the additional housing grant...or are we supposed to submit these documents before the first appt?

yea lor but that time i remember my agent did ask me to pay her by 1st appt then i agreed verbally, cos I blur blur and dunno when we are supposed to pay all this kinda fees...so if i pay her on 2nd appt wun be wrong rite? 1st appt need to pay for lawyer's fees rite? and stamp duties and watnots...but those can be deducted from cpf. What about the balance of the house payment if our loan + grant is not enough to cover the price of the house?

So far we have already approached 2 IDs and 2 contractors. Due to time constraint and both of us getting busier and busier with our jobs, I think we won't be looking for more. Actually still got another 2 contractors, namely Mr Yeak and Ah Soon, but both were too busy to take up our project so we are unable to consider them The IDs are: Lynn from Ideal House - latest quotation is 25k Ben from Summit Design - latest quotation is 27k The contractors: Henry from ID Note - latest quotation is around 20k Patrick from Ho Bee - latest quotation is around 23k, still waiting for the finalised one. We have met up with all of them, all are pretty nice people but think we might not be able to select the IDs cos their quote is a bit on the high side, which is understandable given what they will do. So now considering between Henry and Patrick...will need to wait for the final quotation from Ho Bee before we can decide. So far we have bought two items for our new house: a Getha mattress costing 2.4k and a platform bedframe from S&C Furniture in AMK for 900. Which exceeded our budget of 2k combined for both T_T First appointment is this coming friday, pretty excited about it What do we need to pay during the first appointment? Can we pay our agent during the second appointment?

Got keep but with hubby...now it's packed up cos it has been collecting dust when we left it outside. But when we get into our new house, I will definitely hang it out
