  1. Hi fellow renotalkers.....i'm looking for a nice decorative (maybe victorian styling) letterbox to be placed on my house gate (outdoor). I've seen some plain metal & plastic ones but i'm hoping to get those we usually see in movies of american homes. many thanks in advance.

    Floor Tiles

    hi, my reno is still ongoing........after almost 8 wks anyway, i did supply my own tiles (cos didnt like those at his supplier) and my contractor would only deduct $2.50 psf from his price.....
  3. hi darryl, i had a similar problem when i lived in my previous condo. in my case, the leaked wall was within my premise although it doesn't mean the leak was my responsibility. however, since it's an encased pipe, i had no choice but to hack part of the wall (within my unit). before hacking, my contractor drilled trial holes to try to determine the approximate location of the leak. once that's determined, localised hacking was done to repair the leak. luckily for me, the estate was due for repainting, hence, i wasn't held liable to made good the damaged done to the exterior painting. incidentally, my ex-colleague who's residing in a 10yrs old estate has also encountered leakage from water pipes encased within his unit's toilet wall recently. so it seems, sure problems will be part and parcel of condo living as opposed to hdb where all pipeworks are exposed.
  4. from what i know, hdb flat would allow overlay once (not exceeding 50mm thickness). however, personally i would prefer to hack and relay. generally cost for hacking and disposal is about $1 to $1.5 psf. hence, the additional cost to hack would be quite minimal.
  5. i've been quoted by my reno contractor at $220 to $250 per fan coil including using new trunking and tubing.

    i'm presently renovating my place........typically the prices i got are as follows: 1. hacking incl disposal - $1 psf 2. supply & lay homo floor tiles incl skirting - $5 psf (retail price limit on tiles $3 psf max.)
  8. sometimes i do see care4 or ntuc advertised those sub $100 ceiling fans (cash & carry)....are these any good?
  9. yea just ask your condo cleaners....my previous condo cleaners were more than happy to take it and to resell it to the karung guni man......
  10. yes...i happened to chance into IFC yesterday......was surprised at the many outlets there. unfortunately, i didnt find anything to my fancy....noticed there are many other "factory" outlets for furnitures there....looks like it's gonna take afew weekend visits to check all of them out......
  11. yes i agree that using the pvc edge is better........however, my contractor refused to give me the pvc edge citing that it will come off after sometime....... ....what crap.....

  13. i finally found mine at Bathessential along balestier rd end (near upp thomson rd). nice styling and reasonably priced. Spacio also have some good priced hydrobath systems. worth a visit too.
  14. here's my take (i may be wrong).....technically yes, after the 99yrs lease is up, the land will have to be returned to the landlord aka govt. however, base on current trend, usually the property will bought over by a developer via en-bloc sale, the developer will then apply to the landlord to renew the lease (or top-up) back to 99yrs for a fee.

  18. well i'm using Light & Space for all my walls....my contractor didnt say anything about having to charge extra....hence, i presumed his pricing has already considered.....
  19. yaa....sad to say my contractor is also taking his own sweet time with my works.....(it's been 7weeks) and only wet works are almost completed. everyday only 1 to 2 workers showed up.....i got so fed up that i scolded him and tell him to put in writing a reasonable completion handover date, otherwise I will consider imposing a LD clause. however, i am thinking how am i suppose to call on the warranty (1yr) should the need arise since the final payment will be made upon completion and satisfactory handover. there's no retention sum or banker's guarantee like in other commercial contracts. so how to enforce our warranty rights?
  20. hi melancholic, may i have your false ceiling contractor's contact? i got an existing false ceiling with 14 holes (existing spotlights) which i needed patched and reopen to fit new spotlight fixtures. i realised spotlight fixtures these day are much smaller than the old type (about 5yrs old). many thanks!
  21. if i may ask, what would be a reasonable price for laminate flooring including removal & disposal of old laminate & installation? i may consider replacing my room laminate floor after the reno as everything else will be new save the floor.....
  22. my contractor quoted $650 for a build-in bath tub (excl tub).....i found that too expensive...hence i when for a stand-alone hydra-bath $1.6k.....
