Mine's fixed at 1.58% for first year and 1.98% at 2nd year.. I think there's a lock-in but can't remember if it's a 1 year lock-in or 2 year lock-in. For me I feel more "steady" with a fixed interest rate.

Cool! Hope to see lots of pictures from your reno!

Was thinking of getting jaskel's contractor to do it, but she said that the spray paint would not adhere to cement only to tiles, so I was wondering if other spray paint can. I will go check with Faith Coat. Thanks!

Hi, Has anyone used the Honeycomb shades before? I'm really keen on it as it's the only one I've found that can open top down/bottom up. But I'm pretty concerned about how to maintain and keep it clean. Is vacuuming sufficient to keep it clean? It's going to face the common corridor with windows open, so it will be pretty dusty. Anyone who used that before, please share your experience with it. Thanks.

Common Corridor Windows: Grilles Outside, Windows Inside?
curryqueen replied to curryqueen's topic in RENOVATION WORKS
I wish I could use those windows.. But because mind is a common corridor unit, I can't push the windows open to casement. I'm rather interested in their insect screens though. Wonder if they can do the same thing for windows. -
I'm thinking of doing the exact same thing for my kitchen! Great minds think alike! Would like to check with you though.. for spray painting of kitchen floor, did Faith Coat say that the paint would adhere to the cement portion of your kitchen (where the kitchen basin formerly was)?

Common Corridor Windows: Grilles Outside, Windows Inside?
curryqueen replied to curryqueen's topic in RENOVATION WORKS
Thanks, all! I was thinking of doing bifold windows at the common corridor so that more "wind" can enter the rooms. But if the grilles are to be placed inside of the window and not outside, I won't be able to do it, coz there won't be space to open the bifold without hitting the grilles. For those of you who have sliding and louvered windows in your flat, can I know which type of windows along for more "hong"? Sliding will block 1 part of the window when opened, but will louvered allow for better wind movement when it is fully opened? Am very tempted to go back to my original plan of sealing up the common corridor windows.. no need to worry abt what type of windows, what type of grilles, insect screen...<sigh> -
Gladys, when you cut and paste "www.ewins.group.com" you get a page error lah.

Has anyone done their common corridor windows with their window grilles outside and their windows inside and not the other way around? I had always thought that the window grilles should protect the windows (besides protecting the flat, of course), but most common corridor flats do it the other way around; i.e. windows outside, grilles inside. Having the grilles outside also gives me more window options besides sliding and louvered. Is there are reason for why people do it the other way around?

The website you given is wrong for the sliding doors. It should be http://www.ewins-group.com/furndoor.htm

Hi, I will get my place only in middle of the year, but was wondering if it is feasible to do the laminate flooring last after all the paint work and reno is over? Reason is that I know what colors I want for my walls, but I still can't decide on the color of the floor yet. Was thinking of seeing how the place looks with the flat painted first before deciding. Since laminate flring is only sticking the laminate over current flr tiles and won't require hacking, I am hoping that it shouldn't be any problem. Am I missing anything?

First Inspection By Hdb?
curryqueen replied to curryqueen's topic in Housing Rules, Policies and Procedures
Yah... he didn't come late after seller's agent called. TO wanted to come at 2pm and that would have made him late. But because of the call, he came within the scheduled time. I went there because I wanted to ask the TO about the toilet ceiling and piping got anything wrong. The pipe in the common toilet (I think it's the sewerage pipe, but not sure), got blue stuff that looked as if it was leaking out, but no smell. Toilet ceiling plaster coming off (?), so not sure if upstairs toilet water membrane got issue or not... Err, who do I ask if I can't ask the TO? My contractor after the flat is mine? Or during second inspection? Do I have to be there during the second inspection? -
First Inspection By Hdb?
curryqueen replied to curryqueen's topic in Housing Rules, Policies and Procedures
The Tech Officer (TO) was supposed to come btw 10am - 1pm. I waited until from 10-11.30am still no show. Seller's agent and seller's dad was there waiting with me coz seller couldn't take leave. Seller's dad then left coz had to cook lunch. 11.30am couldn't wait anymore and left for work. According to my agent, the seller's side waited until 12pm then called town council to ask when TO coming. TO said 2pm!! Seller's agent made a huge fuss and the TO came at 1245 and left in 15 min. Cannot believe it!They think we so free to sit and wait for them?! Any way, I went down to take some measurements of the place so I didn't waste my time. Sigh -
Yah..CoV is crazy right now. When I first started searching, I refused to pay any CoV (willing buyer, willing seller, right?). Then realized that's it's impossible around my area. 3rm flat original condition with a hole in the toilet ceiling asking CoV was $30K.And it was sold with a $32K CoV! 4rm corner low flr, toilet just done up but the rest original condition was asking for $70K CoV and it was also sold! So this unit, because of it's history, is the first unit I saw that was willing to even consider a CoV below mkt rate. Coupled with the new valuation (that saved me 5K cash), not that bad. At least I won't cough blood over the price. But I still trying to get used to the fact that I am actually paying more than a 1/4 million $$ for a HDB flat!!

First Inspection By Hdb?
curryqueen replied to curryqueen's topic in Housing Rules, Policies and Procedures
1st appt in mid-May. So by the time everything finished (if there are no issues), I should get my keys by July. -
Hiya, I understand that for HDB first inspection, they check to make sure that there is no unauthorised reno and that the unit is structurally sound. But the HDB letter also advised the buyer to get a 'qualified person' to do that. I wanted to check if: Is it necessary to have a 'qualified person' at the first inspection? Does the technical officer really come and spend half a day to check the unit? Or is it usually shorter than that? Can the technical officer tell us which walls can hack, whether water/sewage pipes must change? Would really appreciate your advise on this. First inspection is this Friday! Quite excited... But this means must take leave

How Long Have You Been Looking For A Flat?
curryqueen replied to synapse's topic in Housing Rules, Policies and Procedures
Abt 5 mths... but I specifically knew which area I wanted. It wasn't easy as the estate is small and supply was limited. Flats that were available had ridiculous CoVs that buyers happily coughed up. -
I exercised the option. COV paid was slightly less than 7% of valuation. Seller refused to budge from the price. Agent was prepared to return me the $1000 as he already had 2 other buyers on waitlist (who are also aware that of the history of the flat and dun mind). Expect to get my keys sometime in Jul-Aug.

The new valuation came. It's only $5K more...<sigh> Better than nothing. Went to check with the unit's neighbour last night and confirmed that the unit kena painted. The poor neighbour also kena, but he told me no activities for 3-4 mths already. Apparently, got police sit downstairs at the block late at night to keep an eye on things (he has seen them around when he went to work at midnight). Thanks everyone for the advice. I now need to decide whether to proceed with the option or not.
-
Hi, Whether you were aware that the unit you purchased was one that has been "decorated" by loanshark runners or not at the time of purchase, would be grateful if you could share how much CoV (if any) you paid for your unit, what type (3rm, 4rm, 5rm) and when your purchased it. This would affect my negotiations with the seller's agent. Thanks very much.
