According to Architect, the following submission is required and the estimated costs (excluding GST) involved for re-construction is as follows: URA Submission - S$3000 BCA Submission - S$1500 (depending on size) PUB Water Connection - S$1000+ PUB Electricity (Shifting the meter out) - S$5000+ (3 Phase) M&E Submission - Not Required ************************************************************** Impt Notes: 1. Soil Treatment, Contractor Insurance, Fire Warranty, M&E Work (Licensed Electrician) will be carried out under the scope of Main Contractor 2. Architect - Mr. Tay of Lim-Hai Associates (a semi-retired nice uncle!) ID - Dess of three-d conceptwerke (my all-time favorite designer!) Hooray!! Hooray!! Hooray!!

Hi all, Finally, after 30 days of "nuaying", am willing to be back into action again This time round, serious enough to read through all t-blogs again & to jot down all impt pointers for our renovation project. Tks to jumbopanther for the headsup - a relief to know that I am still staying on track 1. ID Search - Done 2. Architect Search - Done 3. Structural PE Search - Pending for architectural drawings to progress 4. Land Surveyor Search - Architect to recommend 5. Builder Search - Architect to call for tender Need help here: 1. As we are doing re-construction, do I need to contact PUB to cut off the supplies / read meter etc? 2. As termites spotted during architect visit earlier this month, do we do the soil / pest control treatment before tearing down the building or after? What else do I need to take note? Tks in advance!

Hi all, Have just received a lump sum quote from the architect - S$12K. Scope includes: - prepare & submit plans to URA, BCA, other technical departments etc & obtain all clearances - periodic inspection of work till completion - co-ordinate with other consultants to ensure compliance of relevant regulations - application of TOP / Certificate of Statutory Completion - call for tender (Main Contractor) Is quote reasonable? Pls advise. Tks in advance!

Wow! U guys are really experts - I am definitely not gd, hubby tackles that portion. Hee! Hee! I will settle interior We will still keep it single storey, thus we doubt that the cost would hit a million. Heard from a property valuer that there are properties in that area with lease top-up recently, which is gd news for us but we will not be doing it now. Lease top-up is calculated based on the market price, so we will probably wait.

Met with Architect & ID on site yesterday At least we are moving forward - HAPPY! We will first be required to bring in the land surveyor to do topography on site - one day required (guess we will be doing it after key collection) Architect has advised us to go for reconstruction as: 1. More cost efficient 2. Termites spotted on site 3. we need to elevate the ground near entrance We will most likely for the next 4 months to tackle on designs + submission / approval + sourcing for builders HOORAY!!!
