  1. Nope, my tenants have been paying me their rents on time within 3 days. My house has 5 ppl now. I'm ok with it haha. Afterall it's less crowded than my parent's house with total 6 of us. It helps that my tenants and us have different off-days and different working hours. My tenants also don't understand Mandarin, my hubby and I talk to each other in Mandarin. My parents, myself and brother used to stay in those govt rental unit with no bedroom when we were young for a few years. Just put mattresses on the floor at night lor.

  5. I used to rent a room as a tenant for a few years. The most memorable landlady was the one who asked me not to shower everyday!
  6. Yes I agree with that statement! All the ugly habits (including my ugly habits haha) are only slowly revealed after some time of living together. During 1st meet up, tenants and owners will show only the best side to each other, this is human nature.

  8. 1st time, I'll remind them nicely. 2nd time, I'll warn them. 3rd time, I'll give 1 month notice and ask them to move out. Otherwise I feel I'm working as Mrs Ah Long chasing for $$$.
  9. Leave the door and gate unlocked is considered something serious to me. It may lead to a break in. I think you should find a time to talk to your tenants about these things that bother you. My 3 tenants switch on their aircons in the day and night, and sometimes 24hours although they agreed to my initial condition of only using the aircons at night before they moved in lol. Luckily my PUB bill is still less than $300, so I just let them be. 2 of my tenants are lazy to throw their own rubbish at the chute, so my kitchen bin is filled with their lunchboxes + panty liners etc everyday and I have to throw their rubbish everyday for them. I'm still alright about this. They used to scatter their sugar all over my kitchen table and forgot to turn off the tap water often but these problems had stopped after I reminded them nicely.

  11. Ahlamah I also interpreted the 50% rule like the rest of u. Luckily TS called up HDB to clarify. HDB obviously wants to give more biz to the banks and wash their hands off some owners who can't pay instalments on time.
  12. Why did u choose this aircon brand? I always want to post this question to my previous owner heehee. I never heard of this aircon brand until I moved into my current house with this aircon. None of the people around me got this brand. My PUB bills are $180-$200 for these 3 months. My gas is $0, as I don't cook. 1st bedroom - On aircon for 14 hours daily 2nd bedroom - On aircon for 14 to 24 hours daily My tenants on their aircons in day time too although they agreed to my initial condition of only using the aircons at night before they moved in lol. My parents' most recent PUB bill is $230. 2 bedrooms on aircons for 6 hours daily. My friend's most recent PUB bill is $280. Only 1 bedroom on aircon for 9 hours daily. Only 2 adults + 1 toddler in house. Besides aircon, I think you need to analyse your other applicances' electric usages. SP Services has increased the tariff rate for electricity again this quarter.

  14. HDB requires payslips for the last 3 months. They don't accept appointment letter. You should try to call up HDB to check with them about your case of just join a new company.
  15. No, option fee + income documents already have to be produced at your 1st appointment, Selection of flat. If HDB decides that you are not financially capable to pay for the flat, HDB will deny you from the BTO. At 2nd appointment, you will sign lease and pay 5% of the flat price + stamp fee.

  18. These BTO units will only be available in the resale market 9 years later. 4 years building, 5 years MOP. PRs can only purchase from resale market. It's also tough for people of 3 generations to squeeze into 1 small HDB. E.g in 3rm HDB, grandparents or kids sleep in living room?

  21. My one is natural latex mattress from Napure, Germany brand. I have asthma history, so we got the 100% natural latex one, which has allergen resistance. My hubby and I don't really bother about the brand, we just picked the one that we felt the most comfortable. Con: our mattress is super heavy. It took at 3-4 movers to shift our mattress for the past 2 house movings. All the movers would curse & grumble about its weight to us LOL. My hubby is very heavy one, some spring mattresses slanted sideway to his direction very badly until they felt very uncomfortable when we slept on them.
  22. My current mattress is full natural latex. It doesn't lag leh although we have been sleeping on it for 3 years.
