  2. It's natural that sellers want to sell as high as possible, buyers want to buy as low as possible. Who will hiam too much $$ haha?
  3. My agent refused to waive off gst. She said her companies insisted their agents claim gst from clients. I think it's an excuse lol. But I still agreed to pay her 1%+gst lah in the end.
  4. Newer flats built by HDB have waterproofing done to the top-floor units. I don't know if your unit has waterproofing done?

A motivated, serious seller will be willing to lower the price so that he can close the deal asap. You are lucky to meet one such serious seller. I have seen sellers who are not serious to sell the house, just want to test the market and try their lucks to see if there's anyone offering super high cov. I like high ceiling. It makes the house look bigger!
  6. Agents are unsure about this scenario. Some told me 'can', some told me ' cannot'. I don't blame them, as HDB has too many rules to figure out hehe! I am also blur myself. Therefore I posted the HDB's reply here so that other people in similar situation as me know the constraints. Thanks for your well wishes. Hope property market don't crash in 3 years time when I sell my resales unit off LOL.

  8. Hdb officer said we can do that if we do not take up any grant or hdb loan. Phew...
  9. Besides renting a place outside, u may consider negotiating with your buyer (give him 1 month rental $$) to let u stay in the house 1 month more. That will give u 1 more month to search for a house. Some people around me do this. It's less hassle if you just need a few extra months.

  11. Hi, My hubby and I are renting a small room now. Yes we are currently homeless We managed to obtain BTO flat and paid 5% deposit for it in Jan this year. Are we allowed to buy a resales flat while waiting for bto flat to be completed in 4 years? In Jan, a HDB officer said we could buy a resale flat but we had to sell it away within 6months of getting bto flat's keys. Now we have found a suitable resales flat unit. Some agents said it was allowed. Some agents and a forum said that we would be forced to give up our BTO flat and deposit. We are very confused now! Have anyone bought a resales flat while waiting for your bto flat? We will go down to hdb to enquire but we are worried that different HDB officers will give us different answers tomorrow sigh. We don't want to waste our 5K option fees if resales app gets rejected.

  13. Same views here. I grew up in an environment in which my mum had to worry about the utility bills every month, whether we have power and water supplies cut off etc. Even young kids have eyes to see what their parents go through. When my siblings and I were as young as 7 year olds, we already knew how to feel sad, seeing our mum scrimp so much on her needs and worry everyday about $$. I wouldn't want my kids to go through what I went through.
  14. Wulu areas like woodlands etc is also no hope. Those units we viewed these weeks (2nd floor to 4th floor) are also asking for 30K-50K cov when we viewed them
