Today, I receive the invoice from propnex... To me, the invoice is so "fake", I will call to verify again with propnex.. Anyone here receive propnex invoice before?? It's a simple print out by using A4 paper and without proper letter head.. Besides the layout, all our details are type by using type writer... Anyway, I will call to the company to clarify... -

Just some update... I get my keys on Wed (27/1/2010)... Until now i haven't receive any invoice from the property agent company.... and i am still waiting..... -
Although there are still some honest agent out there... But I think is difficult to find one!!! 8 out of 10 are just trying to conn our hard earn money.... Really hope government will do something about it....

Seek help from CASE and make complain to the company... As the comm == service fees... Nego with agent for lower comm....

I agree with smallboy... Before you decide to give up, check the current price of the Unit there... I sure the price increase quite a bit already... If you giv up, think the seller will be happy as they can sell it at higher price... Besides, you may log complain to CASE and see if they can do anything with it...

I think you sell yourself better.... Agent will always look for independent buyer to earn another 1% more.... The independent buyer might not offering the high price, but the agent will tell you... It's the highest price already...

CASE said they will represent us to write in to the company to nego the comm.... IF we log a complain... I will wait n see what's her next step... then only go for CASE... at least have the invoice on hand then only can prove she request the comm from us... As now, she dun wan to pick my my calls or reply my sms... just wait lo... -

Will wait and receive the invoice before we proceed.... On the day sign OTP, I cannot remember how she mention about the comm as well... Before or after the OTP, I also cannot remember already..... Haiz... later will call CASE for advice... as well as wait for the invoice.... If you ask me to pay 4k for her service or towards lawyer for attend court, I will choose the 2nd 1... at least ppl spend money to qualified him/herself for the service... But of course, it's 50%-50% to win the case... -

Didn't agree also equal to verbal agreement?? Also, how they prove for the verbal agreement??? I am not dispute the comm, but nego it to a reasonable charges..... Agent insist of 1%... haiz... let her work out with her legal dept and see how's the things go... I remember there is a case of couple kena sued by the same company, end up settle outside the court which quoted as win-win case... Or anyone here can get me a lawyer contact for me to seek for legal advice... -

Yes, understand... I am waiting for the invoice... Wondering is there any agreement i signed for the 1% commission as well.... However, I will not complain that agent attitude/service is bad... as we meet her for 4 times only, cannot judge... Since i didn't commit 1% comm on the 1st day, why i should pay for it for only paper works that she done... -

Problem is.... We didn't talk much on this on the 1st day... Now the transaction done... and no agreement signed... I agree to pay her service fees, but that 1% that much... 4k for 4 meet up... and each meet up less than 1 hr... Even expensive that a lawyer.... -

Even she slip in and let me sign the Comm agreement, we, as buyer will also receive a letter from P**x Company. Correct?? I dun receive anything from them. We really cannot re-call we have signed any Comm agreement. IF YES, stated clearly that we have to pay... THen boh bian... Besides, just know from a friend who is a ppt agent, submission of OTP is Seller agent job!! So, basically she do nothing for us.. Actually, we just want to nego the comm to lesser only, as we feel 1% is too much... But she insist of 1% we also boh bian, either legal or 1%.... If without the agreement, we are in the win situation as we don't even agree to it verbally. Besides, she meet us for not more than 4 times within the transaction and she wan to get 4k as comm... TOO MUCH.... I FACE MY BOSS 20 DAYS PER MONTH, my salary is even much lesser than that!!!! As for the publicity, if she really take legal action without the comm agreement, think it will come out automatically.. as recently there is survey result, saying that 80% of the sellers/buyers does not satisfied the service of the property agent... Definitely, this topic will be HOT again.... Even she have the agreement and sue me... I die die have to pay the 4k only, right??... is there other things else?? Go to court, the company will loose reputation .. Hee... if 4k to make publicity awareness of this issue, i dun mind... hahaha.. -

I find out that seller agent always target those who never bring agent along.. Meaning they want to earn 3% interest for the transaction. They even will convince seller to sell at "reasonable" price, even someone else offer higher.... THEY ARE NOT PROFESSIONAL AT ALL!!! Why the law in Singapore to go against them!! Why government don't want to chap this!!! -

YES!!! I feel really unfair for agent to get both seller n buyer Comm in same transaction.. Just like there are only one lawyer who represent the both side, one man show in a debate competition... WHO ELSE FACING the same problem??? Can we just complain to anyone??!!! I just pay 2k for lawyer to for all the legal documents, and need to pay 4k for the DO NOTHING AGENT... -

The day ended... The completion is smooth, I have my keys now.. for the comm part............ I tried to nego with her for the 1%, but she don't give in... And said me accuse her for the Bank Agent issue, so regret to text this as I have no prove for that unless the bank agent with me... Sigh... Anyway, she will hand over to her legal department for the case as she insist for the 1%... Besides, she did mention we have signed the commission agreement, which is triplicate. (agent, company and buyer) However, we don't have any of the agreement. I do request her to send me the agreement if she have, but she just ignore that part and want it to be hand over to legal department of her company.. I'm now blur... What should i do now? Make it to public and create the government awareness of conflict interest of agent being representative of seller as well as buyer?? Just pay her the 1% to end and shut her off??? Please HELP to advice!!! -
