  1. Mine also same case, owner is oversea and assigned her sister as POA. Different with you is I have a property agent and all payments (Option fee $1K, OTP $4K and 2nd appt proceeding) all goes to the POA and she signed all docs. The owner came back 2 days before the 2nd appt and she only "look thru" the process when we inspect the unit, she didn't go to the HDB office during 2nd appt. I was very worried during the almost 6 months of waiting and fortunately no problem and things went smoothly...
  2. New or resale HDB income ceiling raise to SGD$10K... estimation of 700 to 2000 new eligible buyers switch from private to HDB per year. Dont think the price will go down any sooner.
  3. I have a few PR friends and they are actually having hard times in terms of finding a suitable unit also, when more of these policies came out they almost gone hopeless. I think the govt shld not cut off or reduce the PR things but instead shld increase the citizen's grants/benefits/rebates, PAP so rich wat why can't they do it? *ahem ahem* *cough cough* I meant Singapore so rich wat sure can give more rite? Just some thoughts only 没有人会做赔本生意吧
  4. This 1% really makes no diff for the property market but some how create a positive image for current stituation, kind of cheapo advertisement before next GE. For some of you may think PR enjoying the best of both world which i think is quite unfair for them also. They dun have grants from govt, they dun have tax rebates, they dun have Singapore shares etc etc..... yet they also face the same high property price and the cost of living here. There are many reasons why they dun give up their original citizenship mainly bcos their immediately family is still back homeland, for that they have a choice and keeping it. They paid a price (leaving their family and bear the long distance separation, works that some Singaporean dun want to etc.) for migrating here whether perm/temp and similiarly Singaporean can also choose to migrate to a place that best suit living in future. There is no right or wrong but there is a choice. Or let just say if you have a choice to keep the best of both world, would you give up and take one only? I guess all of us will keep the best interest of ourselves right? Some may like to define this as a "selfish act"?

Altho is just 1% of the market but the need of a roof above head is still there mah, funny tho Singaporean cannot buy HDB under "sibling scheme" but can buy as single above 35yrs old. case by case gua.... anyway is just directly closing the door for SPR under "sibling scheme" since they dun have the option to buy as single above 35yrs old.

  9. 1. Those who are thinking of upgrading/downgrading will most probably forgo the idea and wait for MOP. 2. Those who own private and HDB will be more unwillingly to sell off either, rental yield is still high enough to sustain the loan installment. Left those who are going bankrupt, own loanshark, divorce case to sell their unit in the resale market, supply maybe lesser and the demand is still there. Think of these 3 cases above selling their unit, I would avoid at all cost. 32K units of BTO upcoming future 2 years time? Maybe the cooling will come after that but still we'll have to see what will be the demands at that time. Cutting off those speculators from buying resale HDB units is only a small portion of the demand pool from the open market, don't think that it'll cool down drastically (actually I think it'll not go down at all) but only limit the level of increase of property price. Owner vs buyer, I think the owner is still on the positive side. Side track a bit, ppl complain about property price are roaring and can't afford it (wait till they became an owner then how?). Blame here blame there but never look at oneself why cannot afford? If I can't afford to buy a house I would only blame myself for not capable of earning enough. Complain about HDB carpark not enough then raise the parking fee, KNN does the demand vs supply resolved? The numbers of cars is still remain the same la then park where? Sibeh smart those ppl in HDB We all complain about road congestion traffic jam la, yeah govt got solution and up the ERP gantries and lesser COE. This policy song boh? With all sorts of policies come out govt sure win wan and still it doesn't rectify the real problem. sign.......
  10. We have all sorts of new policies implemented but till now I don't see any which really focus/address to the real problem, the supply of a roof over our head. What HDB had came out is only slapping off those speculators/investors but not meeting the huge demand of ppl who needs a home. The sentiments will most probably bring down the COV for a while but when the real open market resale "demand vs supply" comes back to the kick..... I think we'll be back to square one
  11. 11th Top floor at Yishun 24yrs old resale unit, facing afternoon Sun and sibeh windy. These recent days hot sun made the room temperature at 29.6deg the hottest ever recorded. Other than that if rain during day time, night is cool lowest recorded is 25deg no aircon. I would very much prefer no pipes and noise from above and higher ceiling etc. Weather hot buy aircon lo still can deal with it a bit.
  12. Transfer the oversea property to family member lo, i think is less than RM7K for legal fee and stamp duty. But Msia land office will take super long time for the transfer, usually 1 to 2 years to do the job. That will..... emmm still violate the 6 months rules
  13. 50K COV is super high, forgo the 1K and the bank a few Ks. As long as you have not exercise the OTP the seller cannot ask for more compensation. Felt sorry for you.
  14. I just brought a DIY security camera kit along with a wireless network 250MB HDD storage device, everything is ok setup all plug n play. Problem is i find the wireless camera is not enough to cover most of my living room footage even I've place the camera at the top most corner. Anyone can help or recommend a wide angle wireless camera? I've check the manual on the camera wireless operation frequency is 2414MHz - 2468MHz.
