  3. Prices in mature estate can be rather crazy. I noted that 60k cov and above for bedok units seem mroe of a norm than otherwise. That said, in the current market, I still find the prices of Sembawang units better investment choices (relatively ). Of course, investment is only one of the many factors when buying a hdb.
  4. if it will make you feel better, I sold my unit at 30kcov. Should be very close to the one that you bought since your location specs are identical to my unit. yours is the semi circle balcony design right? Anyway, it is not very fair comparing just cov as the price. When I was selling my unit, there was one that is identical to mine (same floor, same floorplan, same facing, but adjacent block) that has a higher valuation. It is not even done up as well, and from my understanding the condition is horrible.they wanted the same cov as me, and guess what? They are still "selling" their flat. And then there is another simlar sized unit but better renovated and better location, 2 blocks away, their valuation is 48k more than mine. If they want only 20kcov, will it be a good buy? The OP at 17kcov is quite a good buy imo. But then again, there are many factors not listed yet, so we never know.

  6. Hi all I will be moving to bedok north soon. I know there are lots of good hawker food in bedok, but I have yet to come across a good zhi ca (the coffeshop type) store. Are there any good recommendations? Thanks in advance

  9. I am currently planning the lighting for my new house, and was heavily influenced by the claims of energy savings (never mind set-up cost for now) of LEDs. The original intent is to use LED lighting in the entire house and do away with fluorescent altogether. Since then I have been doing a lot of research into this and what I thought it was not very feasible. Initial Impression: LED is energy efficient as compared to all other forms of artficial lighting. My current understanding: As a point source of light, LEDS is indeed without equal. I am comparing it with incandescent bulbs or halides type of lighting commonly used in downlights. So, if we are talking about illuminating a specific area only, such as a study table, LED is indeed the choice where energy savings are concerned. My conflict comes when we want to illuminate an entire room. A he T5 fluorescent currently gives about 100lumens/watt. Thos LEDs that I saw in lighting shops that I visited are 80lumens/watt or below, most being in the 60+ range. Hence current conclusion is that one should still go for flurescent if he wants to save energy. Am I interpreting the situation correctly, or am I missing something?
