  1. i have similar experience.. 2 weeks ago we ordered & paid for some lights at the shop, on the spot arranged for delivery & installation (to install last week). A few days after we made the purchase, staff called up to inform that 2 of the lights (brown) were out of stock, also informed us that the same model black ones are still available. On the same evening, we went down to the shop to confirm the black ones. After we left (we were already on the way home), they called us again to say that the black ones were out of stock. it was qte a shock to us since on that afternoon they said they still had stock, and when we confirmed it in the shop earlier, they did not tell us that the lights are out of stock too. We were willing to wait for the stocks to arrive (abt 1month later). However, when we asked about the delivery & installation, we were again shocked to find that we have to pay the installation of $35 for the first lamp & $7 for subsequent one. We would have thought that the installations charges would be tagged to our initial installation, since it wasn't our fault that the lamps had to be delivered at a later date.. In the end, we went down the next day for the 3rd time to choose another model and had them delivered at the same time as the other lights. Yesterday, one of the ceiling lamps stopped working (?problem with fluorescent bulb). Called up lightings.com, they were not willing to come down and rectify cos it will incur charges on their end. Told us to check on our own, if the problem is w the bulb, we need to remove the bulb and bring it to their shop for an exchange (warranty 90days). I suppose this is reasonable to an extent if the problem is with the bulb, but I just can't help thinking that our experience is quite different from what others have. And not to mention that ours is a new house and we don't have a ladder at home i have to mention that the staff are actually quite nice (not the rude type), but the main grouse is with the inflexibility of their procedures.. then again, that's probably how they keep prices competitve

Am intending to do sth lidat for my MBR toilet (if my contractor is agreeable!).. could i find out if the quirky wall design covers only 1 wall, or does it cover all 4 walls? do u think it's possible to take a pic of the whole wall to capture the entire design?   3. hi folks, For HDB final inspection before the 2nd appointment, is it necessary for buyer's agent to be present? It's our first time buying a flat, we have gone thru our 1st appointment and are v unhappy with our agent.. so intend to fire/terminate him before our 2nd appt, and do everything ourselves, including e inspection part.. not sure if there's anything specific that the agent need to do during this period (between 1st appt n 2nd appt), other than fixing appt for us to go for inspection.. read the forum about some paperwork to be done on 2nd appt - can we liaise with seller agent directly? what exactly are the paperwork to be done? appreciate all your advice, many thanks!
  4. this is v funny but v apt of singapore sale(s)! it's true we were probably in e heat of things.. now think again we actually haf lotsa time to slowly shop ard instead of rushing in to buying thanks folks!

Hi all, Our 1st appt is scheduled late next month (July) and we were thinking of paying a visit to the flat, currently tenanted, to take measurements to buy sofa, TV console, dining table etc. However, the owner refused entry to the flat (citing reasons like not wanting to disturb the tenants & very busy cos need to deal with HDB before 1st appt & there's no reason for us to go to the flat since we alr haf e floorplan), until after 1st appt. Is it reasonable to just buy our furniture solely based on the floorplan?   10. blueocean: hmm we've gotten HLE letter.. wah we didnt check up on the HDB seller part though - is it supposed to be done by the seller's agent n conveyed to our agent..? bepgof: we dun haf a flat on our own yet.. tot of renting until flat prices come down, but renting oso qte chor.. at the most we'll either postpone wedding or stay w in-laws first..
  11. hi all thx for your replies! blueocean: u r qte right abt your theory, it was a v quick decision on our part n we r now thinking if we had made e right decision.. eiffel76: nope, our flat is the blk 190+ series.. doesnt face TPE although all rooms face the road (i think).. living room faces multistorey carpark (erm we c it below us though) n another unit (relatively far away fr us). merydith: well it was the location (both level & amenities) that we like v much.. unit is qte regular shaped (no odd-shaped kitchen etc).. at first tot there would b resale value if in the future we were to sell it.. but looking at the future supply of flats, we r thinking if we shud wait out slightly longer n hope tt at least cov prices will drop... forgotten: hehe yep we were v attracted by the amenities around it n it was a major pull factor to us deciding to pay e $1K... n i wish i noe how e resale prices would b like for e nx half year!! gotcha: i'm hoping tts e case, so tt we can get a flat at lower prices & not kill ourselves w loan..! bepgof: hmm do ur tables mean tt property prices bubble will soon burst..? wolflet: tt's wat we r worried abt too... tt we r now buying at the peak only to find tt mayb half yr down the rd prices will drop in anticipation of the flat supply outburst.. we r going to have a another closer look at the unit this sat before we decide whether to exercise the otp (haf another week to ponder abt it).. wish us luck!

Hi folks, Me n my hubby recently forked out $1K to purchase the option for following flat: Where: Seng Kang, 3min walk from rivervale mall & abt 15min walk from Seng Kang MRT station Type: 5I (110sqm) Valuation: $400K COV: $36K Floor: Top floor corner For a <10yr old flat, this unit is rather lok kok (ill-maintained).. need to really renovate the kitchen n 2 bathrooms.. not much major built-in carpentry except for the kitchen cabinets & a wardrobe in MBR.. we like the location & high floor, but is $36K too much to pay for a lok lok flat when other Seng Kang flats seem so new..? n cos of the high cov, we've got not much left for reno (definitely need a loan fr bank) Appreciate all your advice! many many thx..!
