i also wanted to do island kitchen but after space planning with my contractor, its quite tight if there should be island kitchen.

think you should get a project manager,just like what i did, mine is mainly carpentry works, but i have help in co-ordinating electrical, painting, aircon works. really leave it to them. of cos , getting a good quotation is impt.

my requirements almost similar as you, but no false ceiling, did within 10K+. urs should be achievable..
