  4. after you confirm the contract, the ID will need about 2-3weeks to come up with the 3D drawings. 1 more week for editions and revisions. 1 more week for finalizer quote based on 3D drawings. Work should be able to start the following week. So minimum is 1mth before start of reno.
  5. Why not someone just post the contact, company and details of the glass? Easier then every post is asking for contact contact contact, this is inefficient and sucks up bandwidth..

  8. Hi Clare, Don't assume that using an ID, he'll take care of everything for you. You will still have to go down from once every few days to check on the progress of the work. Especially in important areas like tiling where the tiles laid are uneven. Most IDs would just accept any standard of work done by their contract which is likely not to be accepted by you. There have been horror stories of IDs just doing slipshot work because the money has mostly been paid. For contractors, don't assume their pricing is cheaper unless you go even more direct and engage various project specific contractors to handle diff parts of the house (for eg tiler, carpenter, painter etc) If you engage just 1 general contractor to manage everything, he mostly will subcontract the various projects to other job-specific contractors and just make additional on the top.   9. some say that with 800x800, harder chance for the tile to be laid flat... Dunno how true it this. I think it boils down to skill more than the size of the tile actually.
  10. After i hear all these stories.. i'm more wary of them. But i'm still willing to listen. I think one way to tackle such problems is to insist on paying only after each job is done. It's not easy to get such favorable payment terms but at least try to nego for pay half of each portion before job is done, pay remaining half of each portion after that portion is done.

  12. What's the usual psf cost for labour/cement/everything else excluding the cost of the tile? Is it about $3-4psf as read above in one of the threads?

  14. this is good.. should make it sticky with members updating prices but with more details like materials used, origin of materials etc. All these details can sometimes change the final price/ft run in a substantial way
