You have to look at the agreement that you had signed; when is the date that you had agreed to pay? Also, is this 2% interest agreed by your in that agreement? All you are binded by is the agreement that you had signed; they can claim anything after that, but as long as you had not agreed to it, they cannot do anything. Such "interest" are usually scaring tactics only. So no sweat lah... -

With Bravo giving up its three enbloc sites, I think it had certainly caused anxiety amongst those investors and especially speculators. Those who bought uncompleted projects would be the most worried. People who does not have holding power suddenly found themselves stuck in a corner; cannot sell and also cannot rent. Buyers and tenants alike are holding back with a 'look-see' attitude. Speaking of rental, the situation become obvious as we start to see hotels and serviced residences filling up, because those expats who are already here will park themselves there for a few months first. The very first place to dip is city/prime districts, ie dist 1 to 8, 9, 10, 11; just look at the new projects in the area, all seemingly going to TOP at the same period! Good stuff coming the way of those who had waited - about time to take out the chequebooks and visit auctions liao...

Welcome welcome! I guess you had read this thread quite thoroughly already? Remember we have our THUM (Tanglin Halt Usual Meetup), although trying to change the date to suit everyone, I think for now its still on Sat 3pm. Location is at the coffeeshop behind the rubbish dump at the open carpark opp our flats. Come join us! My MBR got morning sun, but I am not complaining because its not hot at all and served as a good morning call. Dun need to on lights so save electricity, haha! Afternoon sun will be abit tricky, maybe sakae sushi can fill you up better. For your sense of direction, the school's running track opp our flat is North, the big open carpark at Tanglin Halt is South, so naturally the under construction primary school is East and the church is West lor. As for the guy who jumped from blk 90, he's actually staying at Ghim Moh. Yeah think our "skyscraper" flats attracted him to come here and do "it" - may peace be with him. Football club, look for TYM. Tupperware club, look for jule. For me, very easy; anywhere in this forum you see a forummer with long-long lorsor postings arguing this and that one, it must be me lor...haha! -

Definitely true. I also cannot believe it myself, but every morning at zhun-zhun 7:30am, I can hear the assembly music of Clementi Town Sec Sch, followed by national anthem. It sounds like they are singing right outside my windows! And if the teacher or principal gives a short speech, I can tell you exactly what s/he said! But I am quite used to it lah; previously I was at Blk 33 Tanglin Halt, near the church, indian temple and railway. At 6am, can hear the train chooing away, then followed by the bells ringing from the indian temple at 6:30am. But as HOME2BE said, some gain, some loss. Convenience and quietness never come together; to me got people and buzz means improved 'ren qi', good fengshui leh!! -

Loh, 38, decided to sink US$90,000 (S$124,000) into getting an Executive Master of Business Administration (EMBA) degree, he applied to the best business schools in the world. A National University of Singapore (NUS) computer science graduate with 14 years' work experience, he thought a degree from the University of Chicago Graduate School of Business (GSB) would give him a leg up in the corporate world. He was contemplating a move from a multi-national high-tech company to management consulting. 'I wanted a platform for a mid-career switch but could not afford to take two years off to do a full-time programme in the United States,' said the father of three. Given the chunky investment, he expected his post-master's remuneration package to reflect his higher educational achievement. So it was a reality check when a management consulting firm offered him a relatively junior position last year - at a 25 per cent pay cut. 'It came as a shock initially,' he said. 'I felt short-changed but hopefully future growth will make up for the upfront hit.' Unlike fresh graduates or those with a couple of years' work experience seeking to master generic business concepts through a full-time MBA course, mid-career professionals like Mr Loh look to build on their experience through the executive programme, known as EMBA. Typically, EMBA candidates range in age from the mid-30s to late 40s, with at least 10 years' working experience. Because they have mortgages to pay and other commitments, they are loath to disrupt their careers for full-time two-year courses. The EMBA programmes are structured such that students come together for an intense week-long session, then return to their day jobs for the rest of the month, over 11/2 years - a hefty toll on those who work and study simultaneously. In Singapore, there are at least five EMBA programmes that rank highly in annual global rankings conducted by US business news media. Chicago GSB and Insead feature regularly in the top 10 and offer full degrees here. Rutgers, the state university of New Jersey, rolled out its programme in January. Meanwhile, the University of California Los Angeles offers a joint accreditation with NUS; the University at Buffalo in New York offers a joint degree with Singapore Management University. More executives have been going back to school in recent years with Spring Singapore launching a $20 million Management Development Programme at NUS and Nanyang Technological University last year. Mid-career professionals seem willing to shell out big bucks to attend brand-name schools, which have raised fees and expanded. About half are sponsored by their companies, but many invest their own savings. At the Chicago GSB here, the fees have almost doubled to US$102,000 this year from US$65,000 in 2000, when it started with its first intake of 90 students. Its EMBA programme is ranked the seventh best in the world by the Financial Times. It is building a new campus at Tanglin Village with 18 study rooms, a student lounge as well as 29 offices and meeting rooms. Its current premises at the historic House of Tan Yeok Nee on Penang Road have become too small. Insead, ranked ninth by the Financial Times this year, is the only other business school among the top-ranked with a satellite campus here. Its fees have also gone up, from US$131,000 in 2004 to about US$138,500 for this year's intake. Two years ago, Insead centralised its global EMBA programme with enrolment out of its Fontainebleau campus in France. Just this year, its Asian campus here started offering a joint EMBA with Beijing's Tsinghua University. What makes the EMBA so coveted is the anticipated increase in salary after graduation. Chicago graduates polled by the FT reported an 87 per cent increment; Insead graduates reported a 65 per cent rise. Alas, the hefty increments do not seem to apply to EMBA holders in Singapore. Said Mr Charles Moore, managing director of executive search firm Heidrick and Struggles: 'I think there is an over-expectation by EMBAs. They expect high salaries upon graduation but that's not how it works in this market. 'Employers here tend to take a more pragmatic approach. They do value top-class EMBAs but only as a factor that is helpful in choosing the right candidate.' Other headhunters tell the same story. Mr Gerard Chai, managing director of Korn Ferry, explained that it is natural for employers to choose the cheaper candidate since white-collar workers here mostly have good first degrees, given Singapore's emphasis on education. 'Local employers tend to be much more cost-conscious. A company will hire the candidate that returns the best value for money,' he says. Ms Ria Sugita, Chicago GSB's marketing director, said: 'It's true, EMBA graduates may have to accept a relatively junior position. But given their work experience, most rise faster up the ranks and get promoted quicker.' Nevertheless, to cater to those who might not recognise the value of an EMBA degree but still want to improve their business skills, the top schools here are branching out into shorter, more affordable courses. Chicago is planning to offer five-day courses in leadership, negotiation, pricing strategy and the like. Insead already offers a two-week course called the Asian International Executive Programme. �For Mr Loh however, such courses are not the same as a complete degree. Hi turborama, thanks for your comments! Well for the environment, I think its quite ok compared to some other mature estates that I had stayed in before. But this is really subjective so its really up to you to consider personally... funfun08, for the ID it depends on what kind of services you require. What I was really saying is for the ID to see if this a good layout for them to make it into an interesting home. But if you want them to work on it, drawing designs and such, of course there will be charges, which ranges from different IDs. For recommendations, well that's another personal matter. To me a good ID is someone who can communicate with me, that means everyone's opinion of "good ID" is different. You really have to read thru the forum and see all the recommendations and complaints, then visit a few yourself to find out if they suit you. Trust me, it will be fun! -

Oops, so you can only choose 5-rm then dun think about 4-rm liao. Well, I was also very messed up during my selection; although I had the choice of every unit (I was a SERS owner), but still very confusing because at that time, the site was still a school! I can only imagine how the place would look like from artist's impressions and the floorplans. Hehe...hopefully this makes you feel better now... Anyway, just choose logically: What is more impt to you, the scenery or the layout? Do you spend more time in the rooms (lovey-dovey, hehe), or more time relaxing in the living room looking outside the window?...etc, ask yourself this kind of direct questions. Things to do: If you got time, then maybe can go find some IDs to look at the layout of 350, see whether they can do some magic and make it a unique lovenest for you. Or, for Blk 90, go up to the floors that you are considering to see the view, is it really badly blocked or maybe its still acceptable for you? Ok, must reserve other suggestions now...when you come THUM then I tell you!! -

Are you eligible for 4-rm? Frankly I saw some of our neighbours' 4-rm units and they are quite good layout lor. Maybe can consider that, if you are eligible. There are no more 356 units avail? What about Blk 90 (dun think its 356, but the one with similiar layout)? Even though face the playground, if high floor then should be quite ok. Do join us for THUM sometimes, maybe if got time we can bring you on a tour to our flats...hehe... -
IEA is right; they only have the rights to investigate their own members. They are not a govt body. But though HSR or its agents are not registered with IEA, they surely must be registered with IRAS for housing agency licence, so that is an avenue you can seek. Standard commission agreements state that you are to pay commission as they provide a service by representing you. In this case, you are ALREADY represented by Propnex agent, so how could you have TWO agents to represent you? Who will act in your best interest? So pls, dun say things like "If the seller's agent HSR do the way properly and do not give me trouble, I will of course give the seller's agent HSR the commission willingly." They do not deserve the commission at all! Giving them commission is like dripping blood in a cave of vampire bats; the rest will all come out for more!! NO! !! So what to do now? My simple advice: Just go thru the 2nd appt and dun pay the commission lor. Drag the case, make it big, let them go to Small Claim Tribunal to claim against you. Let's see what argument can they put up. There is no legal costs, the most is you end up having to pay the commission lor, so no harm trying. But DUN GIVE UP WITHOUT TRYING!

Congrats! I think No.58 should be very high chance leh! I am staying at Blk 89 unit 356; I dun know anyone who choose the unit 350 yet. Blk 90 is also not too popular, because some units' living room windows are facing the playground, so not much of a view... -

Sure!! But speaking of this, may I go back to the topic to ask everyone as to when the THUM should be held? Cuz recently THUM like no business leh...still remember the previous time when it first started we actually have like 10+ people... -
So you signed whose commission agreement? Propnex or HSR? Or both? I am quite confused when you say you got an agent, yet the seller's agent ask you to sign an agreement. Your agent should be protecting you on this. The point is that if you already have an agent representing you (ie the Propnex fella) and you are paying him/her commission, there is no way the seller's agent (ie the HSR fella) can collect any more commission from you, unless you are saying that you actually signed two commission agreements.
