  2. 30L ~ 24 jugs ~ 96 mugs. If your guests really can down more than 192 mugs (96 x 2) within three hours, then you should consider getting more beer as freebies. Dun be too bothered by the "stars" lah - all these are superficial stuff that people label on the hoteliers. Till-date there is not one credible accreditation body who's "stars ranking" is recognised by everyone - different magazines/reviewers/associations rank the hotels differently based on the special service, freebies, advertising dollar they received from the respective hotel. Its all in the entertainment business, you get the picture... Find a comfortable venue with good ambience, service and food; that's all you need to care about.
  3. How many cartons can you buy? If less than 10 cartons (of 12 bottles each), then dun spend the trouble comparing prices; the wine industry is very price-competitive and usually not much difference. You should be looking for dealers with a good range of wines and stable stock with delivery services.
  4. Wah merchant court is a tough one, or at least it WAS tough during my time in 2004 (hehe, machiam I very old liao...). They give value-for-money then, but very stiff on further bargaining. Free-flow beer is almost impossible during my time, and they also do not want to commit on an extra night's stay, say can give only if there is vacancy at last min. One thing I believe would be necessary is the complimentary carpark; I heard from my company driver that the per-entry parking in the evening is $7!
  5. You have to provide more info leh; which hotel? Weekday/weekend?? Most of the items you listed are standard items that everyone will get; dun let them coax you into thinking that you are getting alot of goodies. Also, asking for more freebies depend on your preferences also; eg I got alot of drinking buddies so free-flow beer is a must for my wedding, but if your guests are all kuai-kuai one, no point to ask for that. Next, if your jie-meis are all working and not going to stay overnight, then might as well see if can change their room for another night for your bridal suite. And you sure you need a wedding cake, because that's usually not a necessity. Unless you got some special "rituals" you want to do with it..? Also during my wedding I wanted to relax with my wife, so we asked for complimentary spa package with aromatherapy. etc etc... So you see alot are based on personal preference so you got to sort out with your spouse on what you need/want.
  6. Another problem to level the false ceiling with the beam is that the connecting parts will wear out and possibly crack under pressure or vibration. I had a feature wall that is levelled with the concrete wall, no matter how I mend it, there will always be a faint crack line. Luckily this is at the back of the feature wall; imagine two crack lines (one on each side of the beam) on your ceiling.

This is on the condition that they do not own or have an interest in any private property (residential or otherwise including overseas properties) or become ineligible for a concessionary interest rate housing loan." So does that mean if your income goes above $8K, then you 'become' ineligible?? ------------- But the good news is, I tried this questionaire on my eligible interest rates for replacement flat: http://www.hdb.gov.sg/bp17/bp17002p.nsf/QEIR?OpenForm Once I clicked on the 'Yes' for Qn 3: "Have any of the applicants or essential occupiers taken a housing loan (from HDB) at concessionary interest rate for the existing SERS flat?" The system auto-prompt that I will be eligible for HDB loan. Hence, my assumption here is that if you are eligible for HDB loan for your SERS flat, then you will automatically be eligible for HDB loan for your replacement flat. ------------- So which is which?? Sorry I dun have the clear answer for you but hope I had shed some light. Nevertheless, do get HDB to give you a written confirmation so as to be sure.   9. Hi, you have to go visit contractors and/or IDs to get their quotations, and more importantly, you got to have a feel of the contact person and see if you are comfortable with him/her. Often, the problem is not with the works or workers, but that owners cannot communicate with the contact person. Once you narrowed down a few, then you could update here in the forum and see if anyone had used them before and give their comments.

  12. Yup, usually people uses false ceiling instead considering to plaster the ceiling, because also need to hide wirings and trunkings, might as well...

Most of the time the beam is quite low...
  14. Hacking can be completed within a day or two, and the tiles can be laid within a day or two also. Carpentry works also can be installed within two to three days. But wait, before you jump to joy, I think the problem is more of a scheduling by your contractor (because u r not the only job they have) rather than the duration of the works itself. You got to check with the contractors if its possible for them to concentrate on your flat only during these 10 days...
  15. Are you talking about 10 working days starting from now, including permits, search for contractors, getting quotations, etc, or that you could spare 10 working days for works alone?? If starting now, then I think its really impossible.
  16. Try checking with HDB to see if the flat is still under warranty; the interior cabling is done by HDB. If one had activated the points immediately for new flats, any faults will be rectified by HDB because under warranty. Then after activation, any faults will be rectified by SCV, because they have pasted their sticker on the point. Thus, this is the problem for those who do not activate their points immediately after getting the new flats, or for owners like you who got refurbished flats and not sure if still under warranty or not. Nobody will be responsible for any faults and the owners will have to pay for the repairs.

I must bring to everyone's attention that because of lack of participation, funds collected was less than cost of food, but our kind organisers had forked out money to top up the difference. A round of applause, pls!! As for next meetup, well does not have to be someone's birthday or any special occasions; we can just meet up anytime mah, we all are neighbours, remember?! Hmmz, how about organising weekly kopi sessions, where its always ongoing, SAME DATE/TIME, SAME PLACE and everyone who's available can just drop by. This week cannot make it, next week then! No need to plan, take leave or whatever...new neighbours wil always know where to find us! I suggest it to be either saturday or sunday, from noon time onwards. Any suggestions, ideas, locations, etc pls voice up!
  19. HDB resale transactions are not up to date; as you know prices will fluctuate, esp in this buoyant season. Not forgetting also the possibility of false declaration of transacted prices, although govt is clamping down, they cannot catch everyone and every case of false declaration does affect the average price in one way or another. BTW, past transactions also play a part in valuation; so I doubt your valuation will vary alot. I believe, compared to the other transactions you saw, the reason for your (presumably) higher price is because of the owner asking for higher COV, not the valuation price. Next, even if you have a lower valuation, what are you going to do with it? You had already signed the OTP; will the seller agree to lower the asking price?
  20. I had the same problem with M1 - gave me the same crap. But sadly, we all must realised that coverage enhancements go hand-in-hand with business; ie if they come to install more receivers and antennas, it must be for a significant number of subscribers (who would otherwise switch telcos if no good coverage). So if only a few subscribers are affected (or they THINK there are only a few affected), they would lose money to install the equipment. In short, in order to have them come enhance the coverage, more of us need to register our displeasure to let them know its a major problem, and we WILL switch if we really have to... How did you know its sept?? I was following this annoucement by IDA that its going to be 2nd quarter of 2008, but now already passed mid-feb'08 and doesn't seemed like going to happen as scheduled.   21. Another scenerio is that the agent would not consider your offer if you are not paying him commission; he will push other buyers' offers to the seller instead because they agreed to pay comm. Sometimes, the other buyer's offer can even be lower than yours! But the agent won't care, because he still earn more. Also, I never believe in one agent representing both the seller and buyer. Strictly speaking, an agent owns fiduciary duties to anyone whom pays for his/her services; so since the agent is collecting money from both seller and buyer, who's side is s/he on?? If a buyer really cannot get away from paying comm to the seller's agent, then I would suggest to call up another agent to come in. This way, the agent collects money from the buyer solely and so s/he is fully acting in your interests. And since the property is already selected, the buyer's agent does not need to do any work in finding a suitable property, go for viewings, etc, the buyer's comm definitely can be negotiated. So if really must pay, at least pay someone who you can be sure to take care of you.
