Serangoon North Renovation By Defong Interior Design

getzski: Good idea, but looking at the current kitchen layout, the way they position their stove is for their fengshui advantage, not for my luck. So it will be better to hack away and redo a new one NeoBy: Good to hack away. One's house cannot be too dark. Need to be as bright and airy as much as possible. Valerie: Hahaha... good guess, I think it's obvious too. My hubby wants to start the blog, end up I maintain the blog for him. The black skirting is real ceramic tiles in black. We found a few spare pieces in the storeroom, including the living tiles. The living tiles were made in Italy. Didn't expect the ex owner to use branded tiles for their living hall. The "Made in Italy" was printed at the back of the tiles. No wonder the tiles were not the same as my parents'. I thought this area resale flats should be using old pattern tiles. We like the house because it is good condition (only my hubby don't feel that way), but we agree to hack off and re-lay the tiles because we won't know one day the tiles will start popping up, since the ex owners stayed for 10 over years. If you have a budget in mind, maybe you can look for DeFong to quote you, and see how it goes, but remember to confirm your ideas and things you want to do, before you sign the contract with them. I am just too fickle-minded. -
Very beautiful design. Can you PM me 11 November contact?
-
Ya, but anyway completed wiring already. Looks like your ID coordinate work very fast. For that sum of money, you can sleep well at night without worries
-
Sure. Before I sign, I let you know.
-
You can neogtiate with your ID to help coordinate the outsourced electrical work. Mine was a small fee, so I agree to pay my contractor, and I find my own electrician.
-
Good info. I will check on chartis later too.

NeoBy: The ex owner, with 3 adult children, staying in this house, they maintain the house very well. I think overall condition is move in condition, except the designs are outdated. -

I have forgotten to show the kitchen View from kitchen to living Our contractor asked for additional money for hacking concrete kitchen bottom. The kitchen bottom is made of concrete and ceramic tiles. Common toilet. Currently, ex owner using 15ltr Ariston storage heater. The hot/cold water pipings are linked to kitchen tap. Now I wonder if we got too big (30ltr) storage heater. We are not going to lay hot water pipes to kitchen sinks/basins, except our 2 showers. And also, I checked, the common toilet window are perfectly fine, in good condition. Tomorrow I shall check the MBR toilet window. -

NeoBy: Painting is fun. You should continue to paint when you move in new home. Decorate your house with nice paintings. getzski: We will be doing new doors and frames. Our contractor said if they dismantle the doors, most likely will damage the wood frame (ex owner changed the metal frame to wooden frame), so we need to do new frames. You can be right. Maybe the plaster material for walls and frames are different. Door frame plaster could be tougher material than wall, to support the doors and the number of times opening and closing doors. Wall plaster is brittle and powdery when dry. To think about it, maybe the ex owner overlay the tiles. The floor tiles look quite modern, not like my parents' house. One thing also very funny, my parents are staying a few blocks away from us. their ceiling height is higher than mine, and can install ceiling fan. Maybe the floor height was increased. May: We are still amaturers. Don't dare to think of selling. After we move in and start painting, if we can draw one decent one drawing, we give one to you. -

thedottyness: Yes, a lot of cornices. So contractor wants me pay addition for tearing the cornices. Hoo8899: We plan to spend less than $30k to hack and lay tile floorings, walls, relocate MBR door to place it near bedroom 2 & 3, redo toilets, new doors and frames, carpentry for kitchen cabinet and MBR built in wardrobe. No false ceiling because our home ceiling don't know why so low. We can't even put a ceiling fan because my hubby can almost reach the ceiling when raised his hand. Windows remain, and electrical rewiring. May: Sorry, I mean we both love to draw and paint oil painting canvas, not use oil painting for the room walls. Haha. NeoBy: Arcylic paint dries faster than oil painting. Oil painting allows us to have more time to draw and walk away, and oil painting gives more textures than arcylic. Arcylic painting has its own good. It looks more real and precise. -

Getzski: I asked the same question to my contractor. He said door frame sides need to plaster to smooth the level with the walls. Then I asked him since we are going to plaster the walls, why cannot smooth together? He said it's different worksmanship or something along the way. I don't know what he means -

Now showing different room angle perspective. Take a look at the number of built-in wardrobes we need to dismantle our own to save $180 dismantle/disposal fee for each wardrobe. Too bad old houses don't have aircon ledge. I think there will be an ugly board pasting on the wall. MBR toilet -

Initially we thought all the walls are smooth wall, so don't need to plaster the walls. End up all bedrooms and kitchen ceiling have small rock surfaces. This cost us another $1k+ to plaster the whole house. To note: I am not sure why plaster wall and plaster new door frame is separate quote. Shouldn't it be the same? Since plaster wall, why the price not inclusive for plaster new door frames? -

Kevin charged me a few hundreds for tearing the cornices. He said this is too much to tear for FOC, which we initially agreed to tear FOC, except false ceilings he is charging us. Everywhere got cornices. In the kitchen In the MBR In the study room In 3rd bedroom False ceiling at the corridor to kitchen (in between bedroom 2 and 3 also has false ceiling) -

From another angle of living room perspective We are nor changing the windows because the conditions are good and even if we want to change windows, I still prefer this color, so we decided not to change the window and save some costs. Old model UFO false ceiling. It will also be tear down. Don't know collect how much dusts or lizard **** already Old switches also need to dismantle. Will do rewiring whole house by my electrician, not from Defong -

DAY ONE Today is 动土日. We just completed the ceremony. While I am sitting here uploading photos, my hubby is busy dismanting the built-in wardrobes. I shall upload our house condition. Viewing from our front door perspective Old gate has to tear down, but wood door remains. This door was done by HDB, it is a fire rated door. If need to change, it has to be the same grade as what HDB has given. Heard this kind of fire rated door can easily cost more than $600. Will revanish the fire rated door Coming in from front door We placed the offerings at the centre of the living as per instructed. Something new that we learned. For new houses, you need to roll pineapples from front gate before you step in the house. Then you need to roll 8 oranges inside the house. Foe resale flat, you have two choices. Either you do the ceremony after renovation complete, or you do before you hack and follow up another ceremony after reno completes. If you buy pineapple, you need to have huat kueh too. 5 oranges, red candles, joss sticks, joss papers are required. If you are not sure how much to buy for joss sticks and papers, ask the people selling these items. They will pick the correct items and amount for you. I am not sure if the items require are the same for reno completion, but will check later. Burn the joss papers in the house, not outside the house. We have asked for the date and time to start the ceremony - that is today at 9:30AM Then follow by "hacking". We bought a new hammer 意识意识 qiao jiu ho -
