Hi Always Happy, During our time the exhibition showed the flat's internal layout to be like upon entry you see hall and the rooms will be all in one side but unfortunately that layout design was only for the point blk. the slab blk's internal layout is not like that. HDB always will put a disclaimer that the layout/design may change without prior notice.

Hi Dirkenberg, The lifts will be on the ground floor but for those who drive and park or shop can go to 6th floor and transfer to your flat. I'm not very sure but i guess it will be written off.. the compensation amount is just to put a 'value' to your current flat which actually has no value since it will be demolished. HDB will never pay you any balance for such example. My case is similar like my future flat is cheaper and the current flat's price is higher but i haven't fully paid up yet. Ultimately it depends on how much you have paid via CPF for this current flat which will be transferred to your future flat. I hope i'm correct lah.... in the meantime just focus on how you intend to 'shape' your future flat.

Hi Dirkenberg, I think by the time we get our flats would be probably after June 2011. This is the slowest ever construction for enbloc i think. The fastest was Strathmore Ave. Shopping centre will most likely be around June 2011 as well i think. I was wondering where the letterbox for Blk 441B will be. Do you know where? Imagine this in future: - it was raining and you took MRT back home and from the link at 2nd floor you come into the shopping centre but i think there is no lift directly from the shopping centre to your flat. Take the lift from commercial and come to 6th floor and look for residential lift to reach yr flat. I'm guessing this based on my observation fm carpark. I am also paying my loan for this flat. Based on the compensation amt given and your outstanding loan - assuming your compensation is $230K and yr purchase price for this current flat is $200K andyou are still servicing your balance loan amount of $10K - the compensation will be used to discharge your loan amt of $10K. Whatever you have paid so far will be used to pay for the new SERS flat. Since it is not fully paid HDB will not give you advance of $10K to do reno. It is only for those whose flat is fully paid.

Hi Dirkenberg, Last sat someone threw their sofa and one of it was placed on the staircase blocking the entry/exit!!! Well actually blk 436 has been badly littered the past few years either by residents shifting or foreigners shifting in/out. Only blk 438 has been quite'clean'". Initially i thought we only have 3 mths to shift after getting the keys to the new flat but i last week's ST article mentioned that we have 4 mths!! That should give us enough time to source/renovate/shift (hopefully). BTW do you think the other floors of the Mall will be ready by March 2011?

Hi Always Happy, Well i noticed that since the last Enbloc at Commonwealth the flat prices are very expensive or as good as prices of resale flats at mature area. Hopefully the compensation is high also. Can't wait to see the 3D mock up model of the new flats. Those in my area who have chosen the flats facing the MRT track towards Jurong East will have their views blocked by the future flats!!! I thought the government would not be doing any Enbloc since it is very costly and involves alot of work for them and not to mention inconvenience for 'mature' residents who will retire or intend to retire soon.

Hi Always Happy, Glad that finally your wish has come true. Hmm from the map in HDB's website where the replacement site map shows my current blks... looks like not all the area i.e. blk 436, 437, 438 and the temp bus interchange will be used to build the new flats. Your replacement site is very good unlike the Clementi Avenue 1.

I can't think of any other site to be enbloced at Clementi. Initially i thought the Clementi ave 4 would be an EC site but DBSS came out. So i'm not sure if our blks will be a future site for EC or private condo. I would be nice to have EC here. I also just can't figure out what will be built/done to blk 445 and the town council when it is demolished.

Hi Clement08. Ausbee, JDS, Looks like from this forum i'm the only one who havent got the keys. Well that's because my flat is still under construction!!! Well i prefer not to get the keys too early as i wana move in only when most of them hv moved in (otherwise too noisy, dusty etc).... The Clementi Mall is quite a decent size i guess - if you were to compare West Mall's basement, think ours is bigger. At least i think the NTUC has a bigger walkway than the one at Central. 1st day i was there and wow so many ppl were there.. overheard quite a few ppl saying "Condo rite".. hahha. Hmm not sure if McDonalds will be 24 hrs.. i can forsee students hanging out there.. the Subway is really a sorry small space!!! at least the outlet at Cityvibe is so much bigger. I wonder if they will let go the Cityvibe outlet in future. I also read that Empress cinema will be demolised to make way for a 10 cinema hall and Entertainment centre by 2012.... Guess we will hv almost everything within walking distance... Good luck on yr reno

Hi Ausbee, Unit 07 has many windows unlike unit 03. Initially i thought many windows the advantange is the good view and ventilation but also poses a problem to put things as the rooms are small. I could see from the staircase near unit 07 - can see Marina Bay Sands and other important buildings! Wow you are sooo lucky. Even from the 40th floor the noise is not loud except for motorbikes!! Well hope your reno goes smoothly. Last week as i was juz gg down the lift one contractor asked me if i wana do showflat and can give cheaper than usual.. i juz smiled and took his card.

Hi All, I went to recce the place on thur, fri and discovered quite a lot. i like the way the blk number is displayed on the ground floor... like a boutique hotel. the views fm the 40th floor are great!!! it was raining on thur when i went and the wind was super cold. yday i went again and walk around the 4th floor which is near the glass lift of the shopping. I also went to the carpark and sneaked up to 8th floor of Blk 441B. from the carpark at Blk 441A - really interesting.. the carpark lots are as huge as the ones now at our blk. there was a commotion when i reached the 7th floor flat renovation - the contractor shouted and i saw alot of ppl running out.. obviously he scolded ppl to get out !! the place will be making a big buzz soon with ppl moving in.... in today's paper it was reported abt the SERS flat at Bendemeer... so lucky to get the flats so much earlier than Clementi although it was announced after our estate. Queenstown even more earlier than us which was also annonced much much later than Bendemeeer. Not sure if you folks are aware about this - check this out. www.theclementimall.com

Well my blk is still under construction. so will get my keys only next year. U guys must be very excited and how's the preparation - reno, quotes, ideas, furniture etc... pls share and i would love to meet up to get a look into your flat if you dun mind.

Hi Clement08, I haven't been passing by our new development and went by yesterday and saw they've installed 3 sculptures in silver at the water feature part. Seems quite nice. On Sunday i went to reccee this enbloc development at Kallang MRT for those Sims Drive folks - their units are nicely spaced apart and they too have this gap between the main gate and the door. Theirs was announced after Clementi and yet they've gotten their keys. Yday i saw that they were still breaking down someting at the new bus interchange!!! Gods know what they're doing!

Hi Clement08, The SERS residents may be still renovating and the HDB always builds extra flats for the public so maybe the keys are not released yet. Queenstown SERS flats only 3 affected but HDB have built at least 8 blks there. So perhaps in the next few months it will be almost full. The fat Indian guard at our construction site - gave a namecard of ID to my mum today. Said ID is good and blah blah.. did u also receive it? LOWE Design. Guess he gets some commission. On wednesday when the cleaner washed the blks, i think he must be a new cleaner becoz he splashed the water into the house as well. Ok let me know once you have collected yr keys and we shall meet.

Hi Clement08, Last sunday i went to recce those SERS flat at Dawson Place. That area is still not fully occupied. It is only about 20% occupied. I went to see the view from the top floor of some of the blks.... hmm very beautiful.... but not for long coz they will be building the new HDB flats designed by WOHA just in front. One interesting thing i noticed is that there is a gap between the main door and gate unlike our current flat and most flats there is no gap rite but those flats there have a nice gap (dunno for wat). As for our area the progress - i can't see much except that my blk they've completed 40th floor and now building the roof with water tanks. Do you have any updates to share?

Hi Clement08, What i heard may not be true abt Ave 1 (you know rumours always float around) hahah. Anyway for Ave 1 the flat selection they were not offered our flats.. It was only opened to the public during 'Balance of Sale of flat' in Oct 2009. Can you share with me why you think i'll get my keys in Mar '11? I'm already excited but if you hv inside news.. pls pm me. I cant wait to see your flat also. Is your current flat fully paid? Mine is not so i will not get the $30K. Actually you will only be given $10K first and when you return the keys to yr current flat, HDB will give you the balance $20K. Yeah now we need to keep the min sum before HDB grants the loan!

Hi Always Happy, If i'm not wrong, during our time the compensation was based on market value of price as at 1995 and some ex gratia based on the current reno & floor level. Only some yrs ago they've changed to current market value at time of announcement of SERS.

Hi Clement08, Wow I also didn't think about the 4D thing... so some lucky people have won! The pillar - they made a hole and now it looks more like a door. Not sure what is the purpose. My ceiling in the kitchen and toilets have cracked like 4 yrs ago and some have fallen and the metal is exposed but think it is still structurally safe. Ave 1 keys - may be earlier than the announced date - perhaps like early 2012 ( i guess). My blk is now building 40th floor. Do you intend to overlay the toilet tiles? I remember the tiles they displayed in HDB Hub was plain white - no colourful mosaic like some estates. Of course it will cost more to do that.

Hi Clement08, Hmm so the lady owner is really lucky to hv a flat with lots of space in the ceiling. I saw the cupboard outside the flat... juz wonderin if it is approved by HDB. If flat condition is unacceptable by HDB, yr key collection maybe delayed abit. Well no HDB flat is perfect anyway so that's why residents must still check for signs of poor workmanship and report to HDB within certain no. of days after getting keys. Well the only improvement i've noticed perhaps is the pathway to the underground parking along the main road at MRT is complete. Blk number sign was up last 2 weeks ago. I saw yesterday at the entrance of the new bus interchange they were breaking a pillar to make a hole. Duno for what!! The clementi avenue 1's progress is remarkably fast. Heard most of the existing flat owners flat's ceiling is leaking so that's why the new flat is being built for them so fast and rumour has it that current blks may not be demolished - perhaps keep for renting out for the short term to ease the crunch.

Hi Clement08, I went to recce that day and saw the lady owner cleaning the hall windows.. i didn't look in as she seemed to be cautious of who is passing by. Wow - $40K is alot for a 3 room flat. I wonder if she made use of the ceiling space to store things.. but i don't recall that. Yeah i saw the bus interchange - the plants are beautiful otherwise it will look like a concrete jungle. Some of the trees are palm trees and it gives a resort feel!

Hi Clement08, Wow you are so lucky to get invited! i haven't been there becoz i was not feeling well the past few days. Yeah í remember they've built a room in the hall. Do you find their workmanship good? Do they have a big family? if yes then that's why they need an extra room. I think they've also downsized their kitchen to make space for the room. The new mall - the lights are still switched on in the morning and blinking.... actually in the evening, if you are in a car, the lights from Cityvibe and the new mall is soooo distracting!! Almost like ***!.. well since we don't drive it's ok. hahah
