    Thank you so much for all your kind comments.

    Those who are intrested in engaging me to paint for you , unfortunatly I will not be painting for a while as I'm suffering from chronic backache.

    Plus while I was doing this as a feeelancer , I have come across very nice people who are willing to experiment BUT I have also come across numurous home owners who are very difficult to work with.

    1 ) Can't make up their minds :dunno:

    2 ) Don't know what they want :unsure:

    3 ) Changes at the last min :furious:

    4 ) Not home when appt already comfirmed :jawdrop: And many more problems.

    As I'm doing this alone , it's kinda difficult to please these homeowners , :bangwall:

    plus I have a full time job. :( So it's quite stressful

    I hope I can continue my painting in the future tho....

  2. 1 ) Just wait till you start your reno , there'll be loads of human traffic.

    Plus going to be very dusty . And contractors don't can one.

    2 ) Another way is to talk to them , tell them not to waste water on plants . SAVE $$$ :D

  3. I think these type of neighbours think , They stay longer there so they have every right to do whatever they want. Old timer already lah . They don't give a S#@* about new neighbours.

    When I went to view a corner unit , it was just as bad. The plants started from the door of the seller's place , right to the end of the corridor. Seller said some belong to him , but most are their neighbour.

    If the potted plants arn't bad enuf , the neighbours even hang laundry. So it's 1 side plants & 1 side laundry !

    Wahlan , how to walk ? :jawdrop:

    I really liked that house , but with neghbour like that , I'll give it a miss ! Potiential problem ! :(


  4. Hi all have been cheated by my housing agent pls advise on what i should do. This is my letter to propnex but till now no reply from them my first Appt is 2 Jan 09 PLS advise

    I would like to seek redress with your company regarding one of ur agent.

    Namely Mike Ang or something HP number 96

    I sold my current flat at .....by using his services.

    We agreed that the 2% charges will be implemented once my falt is sold.

    We were ask to sign forms by him by which he explains that it is the procedure before he can proceed. Fair enough, me and my wife we sign on the blank copy given in which he says he will fill it up once we got the selling price of my current flat.

    We also agreed that if he can completes my buying as well. I will pay him a seperate 1 % commision.

    To our horror after i requested for the OTP which he fails to give to me and all the other forms i had signed, he EMAIL me with a discrepancies in the details. He now says that he is actually charging 2.5% for helping me to sell my house as he had difficulty in finding buyer. This is totally unreasonable behaviour on the part of your company staff.

    I am only going to pay him the agreed 2% commission and nothing more.

    I am writing to your company first to have this sort out and i am expecting a favourable reply from the company. Failing which, further steps would be taken to seek redress. I can be contacted anytime at

    I too have encounted problems with a Propnex agents. I will never deal or recomend any of my friends to engage them. Most are very unprofessional and are out to cheat us ! :furious:

  5. I seriously need to seek advice from the forumers here. I am aware that I would have to hand over the keys during the 2nd HDB appt. But due to some reasons, I would have to extend my stay by 1 more month. If the buyer does not want to accept my offer of a month's compensation, what are the legal implications and what is the financial penalty I would have to fork out? Pls advise. Thks. :(

    Hi there ,

    I recently sold my flat and made arangments with the buyer for an extension of 2 mths instead of 1 mth.

    Before the OTP was signed , we discussed the COV , which the buyer wish to neg .

    So we compromised , I reduce the COV to 2K lesser and we get 1 more mth extension , just in case my new home is not done renovating.

    All of us are aggreable and happy with the neg...So we're now just waiting for our 1st appt. :D

    Agree price and then do valuation report.

    I did during August. Heng the valuation came out only 4K below our agree price

    if valuation report to high u have to let go ur $1k but u can keep the valuation report if not sell back to the owner lor.

    Ya , That's why my agent took our money back the very next day and return to us , when the seller's agent wanted us to pay for the valuation. :furious: .

    Coz the day before he said the val result will be out soon, then he change story ! :curse:

    You are lucky the valuation was below the agreed price. Wish I could have your luck ;)

You're so lucky,was there on day one but didnt managed to get 2 agent Cat-D gift offered..so went to other place buy as was offered lower then $2499 with the same sitex freebies i got quoted on day one. my set cost about 1.5k after offset the gifts. :unsure: Btw, does the set you getting have iDTV? was told by someone from GC, there is one without iDTV being the A650A1R,lower in value so sitex can give more freebie if using that model, or maybe the guy was misleading me as never went back to sitex to verify liao... also noticed your HTS differ from the ones sumsung giving with wireless module? :unsure:

    Haiz,all of the good deals are from the stage promotions limit to 5 sets or less. impossible to camp there 12hrs everyday sia. must be really really lucky to be there at the right time and chiong like siao or get insider news ba cos i noticed whenever those stages is about to annouce good deals, lotsa salemans using hp in the background liao. so in actual think about 1 or 2 set can make it to a lucky unknowing guy ba. :D

    It was my 2nd trip to Sitex, it was by chance we walked passed Samsung and just listen to the offers.

    Was equipped with my calculator already :P . I was just happy to recieve the $400 voucher & Fridge actually. :dribble:

    The Samsung LCD is a Full HD 100Hz iDTV. We were lucky to be there at the right place at the right time I guess.

    The HTS is not the wireless module one. Don't really care about HTS actually, It's my hubby that wants it , for the games room. He would have prefered the wireless one of coz.

    But it's still a good bargain overall. I'm happy with my purchase :sport-smiley-018:

    Had dinner at Bali Thai at Changi Expo and head down to Sintex on Thur to check out the bargains.

    Collected as much brochures on Laptops and LCD tv.

    Was walking around and chance upon an hourly special on Sharp LCD.

    32" LC32A33M was brought for $749 + $100 voucher

    Went back home at 8pm, and began our price and product comparsion with brochures we've collected.

    Day 2

    Head down to Changi Expo at 5pm , ready to face the HUGE crowd.

    Went to Samsung 1st , just nice, they were about to announce the " Special Promo "

  9. Part 2 :

    On our last meeting , the agent promised my agent that he'll inform my agent as soon as the val is done.

    We waited for a week , no calls from him. My agent has been calling and leaving msgs , but no reply. Even calling from coffee shops. :dunno:

    In the meantime , my agent is still bringing us to view other units.

    1 week later still no news from that agent and we were getting pissed.

    My agent said , if this is the case , he'll go and speak to the seller himself and find out what is the problem.

    Even thou its unethical , the agent does'nt bother to answer my agent's calls anyway.

    After approaching the seller , which was a lady, she said she doesn't know anything and leaves all decision to her husband,who was never around.

    She said other buyers are intrested in the unit too, and we're not the 1st to approach her. And that the other agents also told her they cldn't get the seller agent to answer or return their many calls. Which we thought was vey weird.

    I mean , if they found a buyer alreday , just say so , why play this cat & mouse game ?

    My agent advised me , that since the agent is so difficult and unethical , we shd not pursue the unit.

    Too many obstacle , very suey !!

    So decided to leave it at that. This agent is very &*#@ up man ! :furious:

    Want to help seller sell house , but won't reture calls. Wasted so many pple's time.

    Will definitely write to his company and complain about his unethical ways. :curse:


  10. means u pay 1k before see the valuation report?like thathor...if u wait them to make a val report and the seller drag drag in the end more than 2 weeks already ur 1k will gone or not hor?

    because usually otp only valid for 2weeks if not wrong and if no news from u means u dont want that house anymore and ur 1k means belong to seller already rite? :dunno::dunno:

    just afradi the seller and agent cheat u

    The $1K is actually the seller's commission + OTP ( to prove we're sincere ), which means I just pay the remainding on the 2nd appt.

    Anyways , now we already know the truth , my agent has taken back the cheque and given it back to me.

    Now just wait for val report and if val report good price , then we buy.

    you can ask the agent to prepare the OTP and exercise it without the valuation report.

    as what poseidon stated, valuation report is for the buyer to get his loan.

    when i was looking for my flat, i came across a similiar case - seller owing HDB, and according to the agent, seller must have HDB approval to sell. Did you check with your agent on this?

    My agent did tell me this , but he also did say the HDB might question the agents involved. Like why sell way below valuation when val report not out ? What if the val is higher ? Seller already lose alot of $$ , agent making it worse. HDB might think we are dealing " under the table : and best not to take risk as it will inplicate all agents involved.

    My HDB loan is already approved , my agent has done the math for us , and told us what we can afford.

    Just this agent & seller argh.... :furious:

    heh I think clockwork knows that she has to pay for the valuation wor. She did mention...

    the only thing here is that the agent said the flat was going for BELOW valuation.. but if haven't do valuation how they know it is below le?! that was one of the thing that struck me ba. it's like delivering half the truth only.

    I think the agent follow the 2nd quarter val. Flats around the area was sold at around that said price.

    The latest resale transaction in Nov was the same as what he quoted us. Somemore the flat very cialat. maintinence wise , way below average !!

    I check the HDB site.

    My flat was sold at a good price coz of good maintainence and location. Phew ~~ :D

    I got to sell my 3 rm flat at a price of a 4 rm.Weeeee ~~~ :sport-smiley-004:

    You got check all the staircase landings in the block?

    Now ah... you must make sure le... when the seller move make sure the agent see that the seller change his address. Wait he use old address go and borrow money!!

    Yeh man , didn't thought of that !!

    But so far staircase landing , lift and walls , no freshly painted walls !! Sigh !!

  12. I saw this flat which me & hubby really liked. Although it was in REALLY bad , cialat condition , but we still wanted it.

    After meeting with the agent and seller , the agent said that the seller is selling at below valuation , coz it's a negative sale. And they have to move out at a specific date or HDB will reposses their house.

    Seller can't even afford to pay the agent commision and the COV agent is asking is just to cover his commission fees. We were aggreable to that.

    The agent wants us to pay $1000 1st , :deal: to show that we are sincere buyers , again we were agreable.

    OTP was already signed and when my agent went over to have the sellers sign the OTP , the agent said he wants us to do the valuation report !! :curse:

    Normally after we sign OTP and both parties agreed to the sale then we pay them valuation fees , but this agent wants us to pay 1st !!

    My agent was like WHAT !! How can you ask us to pay 1st ? What if the valuation is way above our budget ? He already gave us a quote of $3xxx,xxx , and gave his word he stick to that price . We thought he alreday submited the valuation request but apprently he didn't. Was waiting for buyer to pay. :curse:

    My agent wanted to see prove , to see if he was lying.

    So true enough , he did show papers to indicate that the sellers MUST move out in 3 weeks time and they own HDB $60,000. But sellers are broke , no $$ to pay valuation and the agent refuse to fork out $$ !!

    Like that how to sell flat !! Idiot !!

    Wahlan !! What if I pay for them the valuation , and it's way above our budget ?

    My agent told him, regardless of who don't want to pay , still MUST have valuation report , if not how to sell !

    WHAT AN IDIOT !

    So now my agent have to chase him to do valuation report and we have to wait for the result which is in around 2 weeks time !! I'm so angry , I finally found the flat that I wanted and have this kinda stupin agent and seller.

    We're just keeping our fingers crossed , and in the meantime , my agents are still looking for other flats for us. But It won't be the same , coz we REALLy wanted that flat.

    Hope the valuation is lower then expected , whawha hahahahha

    My son will began Pri 1 next year ( AM session ) and there's no one to care for him after school.

    He was in Full-day child care before ( 7am - 7 pm )

    Me and hubby can only get back home at around 6 - 6.15 pm

    So I basically need someone to care for him from around 2pm - 6pm.

    Most agencies are so expensive , can cost up to $1000 for part time nannies !! :jawdrop:

    The child care centre which my son go to is already full :(

    Did search for students , but they are normally free only during holidays...

    And most charge $10 - $12 per hour :jawdrop:

    Mum- in - law just passed away , and my mum is working... my older sister is hopeless !!

    Do any of you have the same problem ? Is there another cheaper alternative ??

    I was trying to drill tiles on my toilet with mixed success. I chipped the place with a hammer so that drill does not slip all around. I used the hammer mode of my BD drill. I used the masonry drill bits. I used a BD510 drill.

    The problem I am facing is, in some cases the drilling is smooth but in some cases it does not move after the initial mark. The drill bits becoming red hot and get spoiled. I spoiled 3 bits to drill around 6 holes. I have miles to go, I mean many holes to drill to fix up my IKEA LACK shelves.

    Can you please advice what went wrong? I tried with metal bits but even worse.

    There are two common drill bits recommended for drilling into tile.

    Carbide-tipped masonry drill bits are probably the most widely known for drilling into tile. They are designed for drilling into rock-hard surfaces, and with patience and care can be used effectively for drilling through tile without causing the tile to break.

    Diamond-tipped drill bits are even more durable and are recommended by many for drilling through hard tile surfaces. Diamond-tipped drill bits are best for drilling very hard types of tile; they may be more expensive, but they will not burn out as easily as masonry bits

    Here's a few "tricks of the trade" you can employ !!

    One way to get a drill bit started into tile is to make an X over the tile in the spot to be drilled using masking tape. Be sure to measure again after applying the masking tape so the drilled hole is not misplaced, then start your drill bit into the tape. The tape gives the bit surface traction.

    Scratching an X into the tile at the point of drilling works in a similar fashion, providing enough of a place for the bit to grip without skittering around the tile. Be careful not to scratch into an area that will be visible and leave unsightly marks on your tile.

    A reusable way to keep the drill bit in place and keep from having to continuously apply tape is to notch out a small area from a block of wood. Hold the "keeper" in place over the drill hole with your free hand.

    Boring through. Once the bit is started, the rest is a matter of patiently boring through the tile with the drill until you break through. Hard tiles can take some time drilling.

    Start drilling slowly, on low speed. Gradually increase the speed as appropriate, but understand that drilling tile is not a question of speed, but rather persistence. Apply constant firm pressure, but not too hard or you will break through the tile rather than drilling into it.

    The tip of the drill bit should be kept lubricated to avoid overheating the bit and burning it out by wearing it down or breaking. Water is the safest way to lubricate and cool the drill bit as you go. Devise a hose system delivering a constant trickle of water over the bit, or spray as you go with water. An extra set of hands is useful; if you are on your own, pause periodically to spray the drill bit (tip area only). Of course, use common sense and never spray water into or directly on the motorized portion of the drill.

    Getting boring, lubrication, speed, and pressure right takes some practice. For best results, start slow and prepare to take your time, gently increasing speed and pressure as needed.

    For each new bamboo, do you use a new paper or do you "reused" it over and over again? And what kind of paper to use - ordinary A4 paper?

    I thought of doing a Chandelier for my room but still waiting for my "boss" approval.

    I use a new stencil for every new bamboo. Recycle paper of coz. Take from office :P

    I just use normal A4 paper.

    I cut 4 pieces of paper at the same time , the great thing about bamboo stencil , it doesn't have to be so perfect.

    What I do is , I cut the stencil the day before :D

    I watch TV and cut at the same time. :D

    So I have all the pieces of stencil ready when I'm ready to paint.

    The whole painting process took me only barely 1 hr to complete :paint:

    and do you tape them in place while stencilling?

    Hi hi...

    The paper will not get soggy provided you don't use too much paint.

    That's why its inportant to remove any excess paint.

    And yes , I tape the corners of the stencil :):):)

    Hi Applefreak,

    Silhouettes are easy , esp cats . But i depends on the movement & position of the cats. It's the same thng , use A4 paper , for biger projects I sometimes use vanguard sheet, it's thicker.

    After cutting , stick a small double sided tape ramdomly behind the paper and stick to wall.

    This will prevent the cutouts from tearing or paint from smudging.

    Then use foam roller to paint. use as lil paint as possible. That's it. Surf the net to find cat silhouettes.

    I'm back with a new wall. This time it's my MBR. I didn't have alot of time , so I decided to paint these bamboo shoots. So really easy and fast.

    What you need :

    Just A4 paper , recycled ones are better :D

    Scissors

    Paint

    Small foam roller

    Patience

    When adding paint to roller , ensure that excess paint to removed. You want to use as less paint as possible so that the paint won't smudge or drip :paint:

    Simply fold paper & cut long rectangles.

    Any width will do,coz bamboos comes in different sizes and thickness anyways :)

    What I did was cut 4 pcs of paper at the same time

    Start from the top and work your way down

    Complete the bamboo shoots 1st , then proceed with the leaves.

    For the leaves , it doesn't have to be perfect.

    Ramdomly place the leave stencil in any position and your done :notti:

  19. Anyone been to Phuket or Bangkok ( I am sure tons have)

    Anyone tried free and easy? How hard is it to get to phuket from bangkok? I love beaches with nightlife as well as shopping, cheap cheap shopping.

    Basically , from what I rememeber , Thai Airways International is the only airline operating domestic flights from Phuket to Bangkok with 1 flight a day. Duration is ard 1hr 30 mins :D

    I've been there a couple if times. Both Phuket & Bangkok.

    Shopping wise , Bangkok is cheaper compared to Phuket.

    When staying in Bangkok , I personally prefer Pratunam area. It's basically like the central location on Bangkok. Everywhere I go , It cost ard 100 baht for a taxi ride :sport-smiley-018:

    I have spoken to a gym m'ber who is a childcare teacher and she has advise me to go to MCYS to make a complain. She said I don't need other parents back up and can straight away go to MCYS.

    As of this morning , I have called MCYS to make a formal complain regarding the issues , and was assured that I will remain annoymous. I will be awaiting the officer in charge call today or tomorrow.

    Hope everything will be resolved.
