We are keeping the staircase, only changing the railing. Im already quite worried on HDB delaying their approval. My biggest worry is the main entrance, I hope they approved our new position of the door.

I also want to know why. If you do a google search, someone actually redesign their staircase for their EM. My favourite fishbone staircase.

Yes! May as well align it with the storeroom since I'm changing the main door size. The old door is too small for our heavy figure, it was only 90cm wide and it didn't match with the wide main gate.

I was playing with Floor Planner for awhile and this is the layout. The program is quite simple to use! Upload your floorplan, draw out the rooms and add all the furnishings that you like. A 4.25m long kitchen and 2.75m island cum dinning. Have to start looking for a slightly higher dinning chairs to fit the island and also cracking my head planning the kitchen config!

Thank you! I think there are few blocks scattered around the island, north, east & west. Yes, the sellers are very young when they bought the place 10 years ago. Every woman wants a big bathroom and WIW, right? No bathtub, hate the cleaning and scrubbing I'm following Soichiro's blog too! I will show pics later, cos the sales have not been completed yet so not so nice lah. The current state of the house is quite good since we are the 3rd owner and the last reno was done 10yrs ago. In fact they restored back the balcony (1st owner extend the living room to balcony) and build a roof above it, we like!

Hmmm... you mean you went viewing for this unit too? I would think it should be 5-rm rate, I didn't even know that's a different rate for each housing type. So I went to check... No grant for Executive and HUDC??? Shouldn't there be grant for all HDB type! Anyway, mine is 5Rm, so I shall Don't take too long to action ok! Look forward to your reno too!

Is the the formula accurate with your counter height? They show us the Dwell Magazine, great photos in the mag and I saw your huge collection of LEGO... hee hee They are full of praises for your house, I can tell they are very proud of what they have done for your house. I have already given them lots of challenging tasks, so shall see what they can come out with. I will be calling HDB to check whether if we can install another compressor, but my SO is quite firm, no aircon in the living rm We are fine-tuning our design, lighting, kitchen cabinet, wardrobe... still alot to be done! Renov got to delay further

It's in the east as well, opposite the reservoir. We didn't even know such 5Rm Mansionette existed until we view this unit. Indeed it is really rare, if you do a filter search in property guru, it only list 2 units available currently. So I suggest you start poking around now rather than you wait till next mth. Hi dotty, welcome welcome! I was following your blog too and saw your wooden tiles. I showed the photos to my SO for consideration, but in the end we still prefer soft flooring. I'm also looking at the blanco sink that you have purchase, or any one big sink. Currently our kitchen install a combo 1 medium, 1 small sinks, it's a mistake! Washing bigger pans/pots has it's restriction, the small one becomes our rubbish chute. So we decided, we go for 1 big sink for the new place! Yes, I have two little princesses, about the same age as yours - 5 & 2 this yr!

One of the eyesore from the unit we got is the STAIRCASE!! Why can't HDB build nice staircase... these are some ideas we found in the net. Fishbone spiral staircase. We just fall in love with fishbone! A clever storage step idea. A japanese floating stair. Practical storage cum stair. Simply loved the pulled out storage. However, my SO wanted the space beneath it open!

Hi potatoes, welcome to my t-blog. I think 4weeks is too short as well, given them 8 weeks to complete. Renov the whole house except BR2 & balcony. We are keeping our huge bathroom, this was one of the reason why we got the unit. Stay tune!

The only item we have purchase Philips Smart LED TV My SO decided on this brand purely for aesthetic reason. It has a very nice sleek look! We got one 40" for the MBR and 46" for the living. I might regret not getting the 55", reading from most EM T-blog, i think 46" is abit small for the living room.

The 1st research we did... flooring! We have more or less decided on Allure resilient vinyl flooring for the whole lower floor. This is the closest to parquet and meet our requirement. We love parquet, we have parquet flooring in our current house, however, with 2 kids in the house, maintenance will be very "siong". We like the soft flooring compared to tiles, also because of the kids. They play, they fall and they knock themselves quite frequently. They spill food and drinks too, so it must be water resistant. With the above requirements, we have narrow down to resilient flooring. The only problem is there have limited selection. In fact, we did not research on other vinyl flooring, I might just head down to Formica and look at their vinyl floor and do a comparison.

Finally decided to start my own T-blog. I guess with T-blog, it will help speed up my reno progress in some decision making. We are having a really tight schedule. We need to move out from our current place in 1 mth time and our new house reno have not started yet. I have given my IDs 6weeks or the most 8 weeks, but now we are left with 4 weeks. Got to find alternative accommodation soon We are also quite slow in our research. This forum has given me alot of info but I'm too overwhelmed by it as well. So I hope reader can help me in the progress as well. It will also be a place for me to pen down my thought and a reference point thru' out the renov. Well, here we go.... It took us months in searching our ideal place, and this unit was quite a fast one. We decided on the 1st viewing, or rather my little princess decided. She has been nagging us thru' out the day, asking us when we are can move in!! Since both my SO and I love that place too, we decided to get it. It is not an EM, but a 5A Maisonette, so smaller balcony and without the 4th bedroom. This is their current floorplan, with open kitchen, bedroom cum study and a combined huge bathroom.

Yeah, I heard from them about your precise kitchen height, heee heee.. it makes sense, I will go measure my current kitchen height and make it slightly higher. I found myself bending a little when washing the dishes. Grohe having 50% Promotion, shall see what I can grab. No maid's room, if only ours is an EM! She will be sharing a space with the children. But I guess she will have the whole room by herself since the children love to squeeze with us. No aircon?? Reason: The previous owner didn't have it, and they lived without it for 10yrs. Its very windy when we are there, but not too sure in the future when those condos are up. Maybe we can run a 2nd compressor for both living and children's room, got to seek HDB approval. Conclusion is WE HATE TRUCKING, especially exposed trucking, so wiser to just install it for "emergency hot days". No need roller shutter, the previous owner build a roof over it already. The 1st draft of the layout is out already, now is the selection of contractors... all of them quoted way above our budget, one of them I feel is ridiculously inflated. So either we modified our design or I get another contractor recommended by my friend for his quotation. Shall see when we next make our IDs.

Already planned to go Internal affair tomorrow to have a look. Our house is located near to a reservoir in the east... Heeeheeee... Quite obvious where right! The noise from the expressway is quite alright, we are not on the high floor and there's a small park and canal that separate us, so it's not that bad. I guess the tall trees help to reduce the noise too.. No air con on living room and children's room, so window will be wide wide open. Still deciding whether to install it or not. Yes downstairs toilet will be for guest and helper... We are keeping the big bathroom, this was one of the reason we got this unit. Her blog already provided me with a rough concept of how I'm going to plan my kitchen drawer. Thanks to Wordsworth! Will not be an entire room WIW but it will be WICW! Walk In Corrider Wardrobe. Used to have a half a room wardrobe but I now with growing family member, cannot afford that kind of space. So just being practical and still keeping the open wardrobe concept... A WICW!

Good suggestion on the food storage next to oven. Your blog recommendation gives a very good detailed drawing, very informative. Currently, my utensils, appliances, and kitchenware are all over the place in the kitchen, some at the top cabinet, some under the sink!! very messy! Need to have proper planning for my new kitchen. Same goes for my walk-in wardrobe.

adidaem, Thank you very much for the head up. Have to kick both myself and SO to start our purchases now. We will check out the Toto brand too! Still not very familiar with uploading pic, will upload my floorplan once I figure it out. Our MBR facing corridor is less noisy compared to the other side which face the expressway. Although it is still a good distance but can still hear the fast car moving. The previous owner had already turn the wash area into toilet so pipes are all done up. It is really very small so I guess we will be using the upstair one more often. Btw, the previous owner hacked both toilets upstair to form a big bathroom. T-blog.... "akang datang", hope to start one when the reno starts.

Where's the sales! Where's the sales!? Have started bits of shopping but don't dare to buy yet. Must wait till the final design concept and color scheme before making purchase. I guess I can wait for GSS then i will 'chiong & grab'! My SO gave instruction to the IDs to design out of ordinary, so our layout will be really different. Both of us prefer dark colors so minimalist will be out. By the way, can share a little bit more on your kitchen cabinet configuration?
