Congrats! So exciting! i can't login to check myHDB page! can't connect to the SingPass website! Perhaps now the SingPass server overloaded, haha... will keep on clicking until it connects! **** connected liaox... no change to the status... still is "HDB will invite you to collect keys to your replacement flat in due course."

almost end of july... still no update from HDB... the barriers along jln membina, from blk 25A all the way across to blk 26, all taken down already...

i totally agree with zirhk3355! SERS is like a powerful magnet to property agents and private buyers! once SERS is announced, there is something like a one-month window period for affected flat owners to sell their flats... during this month, the letter boxes will be flooded with pamphlets from agents and buyers... some even go door to door to ask if anyone wants to sell... -

hi, there is a $30K discount on the new flat offered to you under SERS, but if i'm not wrong, a $30K discount is actually a standard discount offered to all first-time applicants buying from HDB direct (or $40K if the flat is near parents)... so, actually, SERS has no additional discount, other than the standard discount... this is quite true, that private buyers will offer u higher than HDB... but the premium that private buyers give u is due to the CERTAINTY of getting a new flat in the new estate and the PRIORITY of choosing one... i think these are the very precious benefits of SERS... if u sell ur flat, u'll have to queue up with the rest of the applicants buying direct from HDB... of cos, if u buying a resale flat, then there is no issue of queuing up... u will shift to the new estate designated by HDB... usually, it will take 3-5 years for HDB to build up the new estate, depending on the estate size... no, u cannot buy back the new flats HDB is building on the same spot of ur current flat. ur only privilege is the CERTAINTY of getting a new flat in the new estate and the PRIORITY of selecting the flat... if u sell away ur flat, u'll also be selling away ur privilege... u cannot separate the privilege from the flat... -

hi, an ID told me new HDB flats got concealed water piping, so just need to connect a short piping from the citigas water heater to the piping inlet point, then there won't be a lot of exposed hot water piping... he also said HDB even give mixer taps for bathrooms liaox.. izzit true?? (PS. i haven't collect keys yet) thanks for helping! -

even if on all together, inverter will still run on partial load once the pre-set temperature is reached... i.e. inverter will run on full load only for the first hour or so to cool the room to the pre-set temperature, and after that it will run on partial load to maintain the temperature... non-inverter works quite differently.. it runs full load for the first hour or so to cool the room to the pre-set temperature , then it will shut down and let the room temperature rise to abt 2 deg celcius above the pre-set temperature, and then it re-start and runs full load until the pre-set temperature is reached, then shut down again... the cycle continues... so, non-inverter switches between full load and shut-down... generally, over an entire night (8-10 hrs), an inverter will consume less electricity than a non-inverter, regardless of how many indoor units are switched on... the critical question is whether the electricity cost savings in using an inverter is sufficient to offset the higher price of the inverter... if u use aircon almost everyday, an inverter is worthwhile because u can save a lot on electricity bill, but if u use only once or twice a week, then u save only a little on electricity bill, and so an inverter is not worthwhile... for example, an inverter costs $1000 more than a non-inverter... u use the aircon everynight, so u can save $20 every month on electricity by using the inverter, u can recoup the $1000 over a period of $1000/$20 = 50 months = 4 yrs 2 months... an aircon can typically last u about 5 to 7 years, so, it is worthwhile to buy the inverter... however, if u hardly use the aircon, u save only $5 every month by using an inverter, then it will take $1000/$5 = 200 months = 16 years 8 months... u can't recoup the money within the life span of the inverter aircon, so it is not worthwhile to buy inverter... it is cheaper to buy non-inverter... -

If switching on all units together, it is better to get inverter because inverter can run on partial load, consuming a fraction of the electricity that a non-inverter consumes... non-inverter is either running on full load or not running at all, hence power is cut in and cut out intermittently... over an entire night (8-10 hrs) , the cost of running partial load should be cheaper than cost of intermittently running on full load... -
hi xlan! no worry, SERS pple will get their HLE application form only when their units are almost ready... that's what the HDB pple told me... also, after HLE application, the next step is key collection liaox... at key collection time, HDB will wipe out all our CPF OA money, process our HLE and HPS... dun have one appt to pay downpayment and another to make the balance payment... how abt calling the HDB officer in charge of ur SERS application to ask for update??

i think the window glass is the normal glass, not the tempered glass kind... so it can shatter if heavily struck... so HDB put the vertical grills on the bottom part to prevent large objects (and children) from ramming into the glass... let's check with HDB when we collect keys whether the window glass is tempered or not...

fellow membinarians!! another section of the barriers had been dismantled! this section is in front of Blk 25A, just besides Zhangde Pri Sch. the pavement leading to Blk 25A can now be seen. although it is a breeze to just walk into the construction site, trespassing is not allowed.

ya, my current neighbour also quite a nuisance... so many pots of plants along the common corridor... aggressive and unfriendly also can't wait to move to membina escape from them! what i heard is this neighbour is getting a 3-room flat but dun know which block... pity his new neighbours...

ya, the construction site still quite messy leh... still building the pavilions and sheltered walkways... some flats dun have window frames yet... dun know why they tore down the metal barriers...

hmm, think the drop is as good as a shower kerb, so most probably dun need to construct another kerb... one ID initially quoted me the cost of constructing shower kerb... i pointed out to him the drop and he said in that case, dun need the kerb already... no tempered glass screen for sure... yesterday nite i went to visit the construction... now can see the frontage of the carpark and the shops liaox... there are only some flimsy ropes and wooden poles left as barriers, so anyone could easily walk into the construction site to see but then there's a handwritten A4 paper notice there that says something like "viewing of flats is not allowed. people caught will be handed over to police." haha

oops, sorrie, missed out this posting... laminate flooring is similar to parquet flooring, but laminate uses compressed wood and parquet uses real wood... so laminate flooring is cheaper and more scratch-resistant... quite a lot of info on laminate flooring here http://www.renotalk.com/forum/index.php?sh...&hl=supreme supreme is quite a standard brand for most IDs... unless u specifically ask for kronotex or pergo or asia decor or other imported brands... some general comments on the different brands: supreme is local brand, and uses malaysian wood, and has been in biz for many many years... quite good reputation and after-sales services... kronotex is a german brand, so gotta pay a premium for it... pergo is the even more ex... asia decor similar to supreme, but is china brand...

the coffeeshop of one of the eb-bloc flats is moving to the new coffeeshop at membina... that zhi cha stall is quite good... have been patronizing this stall for many many years...

2 or 3 weeks ago, i called the HDB and the officer told me some flats almost completed... but HDB still need to do safety checks and QC... earliest release of flats is late July or early august...

that's great news! thanks for updating us! i was there last sunday afternoon and the barricades still there... think they were dismantled on monday...
