Thank you. Our fridge was shortlisted based on dimensions as BTO kitchen is really small. So we chose one which won't protrude too much yet still fulfil our capacity. I bought 3 fans (non remote) from Tampoi JB. Msia model of KDK fans don't have remote at our time of purchase. Since MBR fan is used daily we bought the remote model in Singapore.

The prices are very competitive as the mode of payment is by Cash or Nets. Credit card is not accepted. The savings is passed on to buyers. Please note the shop will not be offering the lowest price for every item when you compare to other similar retailers but we like the frank and honest opinions and friendly service. They even advise us not to buy TV until we are moving into our new house since prices for TV are highly fluctuating. We will be making another trip towards end of March to purchase our TVs.

Our dong tu date is set around mid March and our FSM advised us that once dong tu, we must do our best to get our renovator to do work consistently. This is the challenge. We didn't engage ID, we work with a contractor and thus he can't ensure that work can be done daily since our project is rather small. We engaged this contractor to build our bottom kitchen cabinets,a shoe cabinet,a living room divider shelving cabinet,MBR full height cabinet,install and supply shower screen,install lights,build cement base for kitchen cabinets,build a cement structure for sink,install a quartz table topinstall the bathroom accessories,install window grills.do a box up of aircon piping along the walkway and MBR That's about all. We understand from him that the cabinets require the longest waiting time of at least 2 weeks but we can work around it by deciding the design and start work right now so that we can install the cabinets by the second week of renovation. As of now, we have paid 20% deposit, 25% of "start materials" fees to our contractor before any physical work is done. This practice is atypical and seems like a risky situation for us but we trust that he does a good job. Once there are any updates, I will post up the pictures here. The contractor we are working with is Nam Hin Bee Kee Contractor

Added: The purpose of creating this post is to contribute back to the renotalk community as we have been learning massively from the generous sharing of the users in this forum. It is also to document some pictures on the progress of our renovation for future reference. We hope to be able to help fellow readers, sharing the positive encounters we have with contractors, companies and individuals. Our house as the title says all is a Simple & Functional 4 Room BTO. We spend most of our waking hours on work and hence we require a easy to maintain & practical home. Our choices are based on genuine expertise recommendation, user experience, our parents & friends suggestions. We are not particular on big brand names as you can see from our pictures. Perhaps Song Cho is one of the more costly investment which we shall see how it pays off. If you have any questions, feel free to post them and we will do our best to help. ********************************************************************************************************** Finally dong tu today. Aircon was done by Starcool Air Condition Engineering, commonly knows as Ah Boon/ Aron. Checked their raw materials, everything is in good order. Good working attitude, pipping efficiently done in 2-3 hours.

Hi Alan, May I know how must it will cost for aluminium window grills for living room, 3 bedrooms? New BTO at Blk 636, Senja Road. Just the mid-section. No grills required for top panels. Thank you.

You must have your own vehicle as they don't deliver to Singapore. Each person can bring in S$150 worth of items (GST tax free) Experienced shops will prepare the necessary invoice for you to submit to SG custom. Example: If you bought RM2000 worth of items today and you brought it back to SG today with a total of 4 person in the car. RM2000 = S$770 (based on S$1 = RM2.6) 4 persons = S$150*4 = S$600 So you need to pay 7% GST for (S$770 - S$600) But don't worry as the shops will do the necessary to minimize the GST charges.

I went to Heritage Geylang Lor 44 today, intending to get my kitchen sink, tap and bathroom accessories. The lady who attended to us is called Irene Chong. Very helpful. We are very light kitchen user (cook once or twice a week) so a branded sink like Blanco might not be necessary. We decided on top mount, double bowl and stainless steel. We were recommended to get a Crizto sink. (Bought for $240) http://www.crizto.com/stainless-steel-sink/kitchen- sink/stainless-steel-sink/cks-1011s-sv Bought a stainless steel 304 kitchen tap called KOLM, Taiwan brand. (Bought for $120) Two simple toilet mirrors, two glass shelves (malt stainless steel), two towel racks (malt stainless steel), one full length mirror with Aluminimum frame. Techno gas two burners. Model: Mini 2. $350 All prices are before GST. Irene has been very professional in providing us different options based on our requirement. I like her frankness to telling me the pros and cons of each type of material. I'm not someone who makes decision fast so I hopped over to Universal Union which is a few shops away. Checked the prices of a few identical items. Heritage seems to provide better pricing and service. Tip: if you want to save more, be prepared to pay (100% if you trust the company) your purchase in cash instead of Nets or Credit Cards since merchant incurs fees for card payment. Otherwise 30% deposit by Netts or Credit Card, cash is required for purchase. Balance is paid by cash upon delivery. Sharing my personal experience. Mrs Chua

I just received my BTO keys. There are so much stubborn stains on the floor. (can't be cleaned off using floor cleaner) I opted for HDB flooring. To me, it's unacceptable. Should I ask the BTO contractor to do at least a round of cleaning? As I do not know if some stains are permanent or temporary.

I don't think Ivy has a list of good FSM or rather I think it's very subjective as some FMS can be defined good for you but not so for others. I got the list of bad FSM as well only.

If you have time to supervise, enjoy coordination work and have great communication with contractors, single contractors will be the way to go. Perhaps the cost is slightly lower. Otherwise you can find a main con to take care of the above work mentioned. I'm considering both options too. Yet to make up my mind.
